Project is decent. I visited there 2-3 times there. Biggest gain “Ready to Move” as under construction ones are highly risky and no timeline at all for delivery. Obtained OC already. So no GST (GST is not applicable for completed projects with OC).
You can directly talk to the residents there for details of info.
Documentation good.

Please be careful with the builder. Previous projects of the builder is not complete yet. The pearl project commenced in march 2013 and supposed to be completed by sep 2015 but the project is still not complete and you can visit yourself to confirm this. Builder uses every loopholes of the agreement in his favor and you will be left with loosing all your hard earned money. The quality delivered will not be as promised.

We are booking our apartment tomorrow. Didn’t check with lawyers however, asked couple of real estate experts who stated that everything is OK for this builder except there have been delay in projects. If we can wait till Dec 17 or Jan 18, then it could be a good investment. So, we thought of going ahead.
New owners please beware this builder is running a scam. Both their previous projects lack quality and never met the deadlines. The expected completion date for Mjr pearl was 2015 and its 2017 now and its still a year away from completion. Owners of both other projects are suffering, they are finding it difficult to live and also rent it out. Request you all to visit the other projects or best speak to owners of those projects.

Hi, we have already booked in January. Please do have a complete look in all walls and ceiling. We booked one flat wherein there were cracks in bathroom ceiling therefore had to change our flat. Overall, it is a good project for the people who do not want to spend more for the same flat with other builders. We should not compare it with prestige however, it is not a bad deal to crack if you have an experience of choosing the right apartment for you after going through everything in detail.

Hi I am planning to book 1 BHK in mjr clique. I have few questions:-
1) How is the builder’s reputation. It seems the project was launched in 2014 and the builder has committed possession by may 2017(Including grace period). So far 6-7 slabs has been built in Hercules.
2) Penalty of Rs.8 per sq. ft. has been promised in case of delay in possession. Will it be mentioned in the agreement and in case of delay, as a buyer, what can we do?
3) What about the quality of construction in other projects?

The builder has poor reputation in the market. Only 2 projects so far and that too with lots and lots of complains and issues. Look for other projects in the same area even if 3-5% extra.

The builder has promised a compensation of Rs 8 per sqft if its delayed more than 3 months
You must be a newbie in real estate to believe builders words. Even tier 1 builders do not give that much of compensation for delays. Some of their projects are delayed for years. If they start giving that much of compensation they will go bankrupt. Recently, to my knowledge, even prestige declined to give compensation for their project prestige tranquility which is going to be delayed by more than a year. Read the agreement, there will be lots of ifs and buts.

In the process of legal verification now.
They are refusing to share copy of construction plan approval sheet for verification. They say it is against their norms to share the copy !!!
Also it seems there is no BWSSB NOCs in place now.

Last time I check the price was 3440 psf for Hercules (in april). Not sure if it might have increased. There are 3 different sizes for 3 BHK depending on you choice the price might vary from 62-81 lakhs.
Call the builders directly to check the current price and they will have some discounts as it still a pre-launch.

Bank approval is under process now for Hydra and Hercules both. Hercules is in pre-lunch and Hydra is lunched. There are many banks like Axis, ICICI, HDFC, SBI, LICHFL, IDBI with whom the approval is under process.
Couple of days back I have checked with Harish regarding the SBI approval and as per him it is in the final stage and mostly they will receive those in 10 days.
Most trusted is SBI but you can choose HDFC/LICHFL as well.
I have not started any home loan work yet.

Are you planning for Hydra or Hercules? For Hydra all approvals are in place (including bank loans), for Hercules it is still pending.
Many buyers have already done the verification through a lawyer. Apart from a few clauses in the agreement all documents look clean. A few have approached the banks for home loan.

This project is going to be delayed for more than a year…expect it in Jan 2018 as they as saying by Nov 2017. Add 3 months in buffer 🙁 . they don’t give any proper reason for this and are not responding properly.

I have been to the site. There is a high tension line with 5 towers within the complex – goes by the eastern and northern sides. There is going to be a gap of 30-60 feet between the high tension line and the building, the distance varies from block to block. Not sure what is the impact of this and the future issues that can arise from this. Also whether resale will be an issue? Experts here can suggest.
The project is split in two parts and there is a 30 feet road that separates the two parts. I think this road will have to be widened as this is a high rise.
The electrical line going through clique is, 66KV. As per the electrical lines rules, building or any part of the building required minimum 2.3 meters of distance.(refer : http://electricalnotes.wordpress.com/2012/08/09/electrical-safety-clearance-part-2/)
Right now, it has almost 9.14m distance from high tension line.. so,I think it not going to be a problem. High tension wire is majorly going through hydra..so it it better to choose flat from Hercules. There is 40ft road between hydra and Hercules blocks is not a private road..That may be a little concern as both blocks will be literally separated with that public road.. any more questions call me @ 9738539390

Good beginning interns of price quoted inclusive of everything except govt taxes.. instead of just Base price.. Such precedence is good to get total price per sqft.. I think.we need such standard practice.. currently if you there is huge gap between base price and total price making difficult to compare projects..
