Krishna is not a reliable builder. They promised the poccession by September 2015. Then they wanted 6 months more. Now they say they can only deliver in March 2017. They are arrogant and does not reply to any queries. I advice not to invest with KEPL projects.
Dont buy flat from this builder. I have purchased an apartment in Krishna Mystiq. Krisha Enterprises has delayed their Krishna Shelton project more than 2 years and still the possession is not given. And Krishna Mystiq possession is already delayed by 1 year and still no progress in work to complete for hand over by July 2016. The project was suppose to be delivered in september 2015 but still there is no hope. It might take another year or 2 so and there is no communication from builder. Please don’t invest your hard earned money in any of the project of this builder.

What do you mean by illegal flats?
Krishna enterprises Head is the right person to give the definition of illegal as they seem to be doing this for every project and quite in there own way.
For mystiq……. they are constructing guest rooms and flats above clubhouse and planning to lease it for corporates. This was never in the plan and not even shared to existing customers when booked. Really don’t know what’s the implications of this.
As a customer I am stuck hearing all these and worry if I get my house without any legal issues. I have put my hard earned money and savings from last several years.

The apartments that are being constructed are not ILLEGAL they are being constructed within the allotted / sanctioned FAR.
Before you comment, pls check the Approved plan and the FAR allotted. There is no deviation.
These apartments have far better view and closed to the club house.

KEPL is not very reliable company. They have told several things at the time of booking like tiles will be their own brand, paints can be chosen, mesh for mosquito etc, etc…The present status is none of these things are given and investors cannot ask any thing. The answer we get is not diplomatic. Very rude.
They were suppsed to finish by September 2015. But they are no where near. It will take another 6 months (possibly Oct 2016) to handover the first few flats. They are not saying anything on penalty clause.
They lost their credibility and I advice people NOT to invest with KEPL.
I have booked a property on the new tower at Krishna Mystiq. I have been told the day I booked that the approvals would be received in 1 month.The approvals have not come for nearly 1 year from the time I booked the flat and finally I got really tired and asked for refund of the money. The team all throughout the year has been telling me that I would get interest till the day they will issue cheque in case of cancellation. Despite having an email conversation where they confirmed to give me the interest till the date they issue cheque they have backed off. Now finally when I ask for my money, they say that they will only give till the date I have sent a request for cancellation. Even more, its more than 3 1/2 months, they have not even processed my request. They have NOT giving me money nor are they answering my calls. Guys, please be careful with such a builder.

they are not giving grils in windows,
they are not ready to do any modification if you suggest.
3rd floor toilet would hung in 2nd toilet and they would make a false selling above your head. if tomorrow it starts leaking then your are gone….

I Visited them today to check out the Mock up of 2 & 3 bhk and honestly didnt find it that spacious. If you observe closely all the furniture & other home products appear to be shrunk in size compared to the actual stuff. I strongly feel this is done to make the place look spacious where as in reality once you move in you will realize the rooms are way too small.
Any how , will be visiting again next saturday as my experience with their sales team was nothing short of cheap & unprofessional.

Yes. 2 BHK may not look spacious but plan is perfect. Builder is not wasted even a feet. If you compare the carpet area with our builders its 5 – 6 % more in Mystiq. Moreover quality is very good as per my observation.

I think the design of the flat layout is to be considered. Balcony is given to that which is not a master bedroom. while folks living wiith kids, the balcony is of no use. for people with no kids, there is a balacony for guests but not the hosts/residents.
also, not clear on the open space allocated for utility area. with so much less open space allocated to the unit, it would have to be considered.
Every apartment has a different configuration. In respect to the open area, it is 45% and the project being G+4 floors its decent open space.
People who look for more open areas have to opt for high rise buildings.

I have not verified the title and other stuffs as of now, though they have provided the CD with all the documents for verification. I have checked with couple of flat owners who had done verification already that they have got green signal from their respective lawyers and moreover construction is started and basement is done for one tower.
With respect to rate i guess they are very particular about their rates, they give slight discount on the current rate but you can try to negotiate.
The current rate till mid of Jan was as below-

Go ahead I have booked a few weeks back after looking at various options , the project is nice and the builder seems to be decent . It seems perfect in this budget range. Chances of price appreciation is high looking at the area and chances of future growth . Do note every project purchased during pre launch or launch has its own risks compared to an already completed project . But returns on these projects are high …

The location looks good enough. The rate is competitive because I feel the builder knows very well about the location advantage. But I am not so sure on the builder’s reputation. They say that all 3BHK of the pool side are sold out. It’s not being much time that the project is being launched; have they really sold it out? Can somebody throw some insight if they have got some real information?
pool side sold out ? In this market state ? Even big builders are struggling to sell today, if you believe it then I am the president of USA. It is mystical expression with every builder.
Is 2BHK for 49 lakhs priced high at this stage of project compared to other ready to move in flats near by. Hosa junction is crowded and road leading towards the project is not broad enough for this rate and there is also a wine shop close to the project.Can somebody advise is this a good investment for 49 lakhs considering the future development is towards north bangalore.

i too visited this location….well everything look fine to me except the rate….at this price even less you may get most of the other projects in nearby location that is ready to occupy in a span of one year or less than a year….in my opinion for some one who has done only few project shouldn’t have rates that high during pre-launch…

Hi Kumar. The pre-launch price here was 43 for 2 BHK and 53 for 3 BHK. Now its 49 for 2 BHK and 59 for 3BHK 🙁

I too have considered this project. But booked in fiesta homes (considering the connectivity due to elevated road) + metro is near + many offices nearby (good for renting also, in case required).
The current base price is 3550. But negotiation works.
I too would like to hear from people about this project. I like it because is so close to the main road. Other projects[prestige, neotown, godrej E city, SNN etc] are 4-6 km from main road.

The builder has almost completed Krishna Northwoods villas near Sobha City on Thanisandra road. Villas are quite decent and priced above 2 crores with good landscaping. The other projects are small. No reviews on the builder on internet. Cant say about quality .

1) There are no complaints against the builder online.
Negatives
1) There is a local bar opposite to the entrance which is a concern.
2) Price currently 49 lakhs is very high.
3) The hosa road junction is too crowded so it will take more time to cross the signal
4) You can’t have access to elevated expressway.
5) Builders has complete around 3 to 4 projects in bangalore. They themselves want to compare with prestige and sobha.
6) Carpet area of 825/- sft is very smaller
I prefer to take the house in Neotown or phase 2 instead of taking here.
