Got to know from Amber Management team that owners will get a Panchayat khata not an A khata as told by Sales team.

My understanding is as below.
Hadosiddapura is one of the 114 villages which was recently got added to BBMP limits and currently BDA is the authority which is developing this area (Hence plan sanction, CC, OC will be issued by BDA) later these areas will be transferred to BBMP for tax collection and other maintenance. Hence even gram panchayat khata should not be an issue if BDA provides NOC to it. Might be matter of some time till area/procedures develop.
Builder providing OC hence its gonna be A khata property. E-Khata is just electronic format of it (jargon).
Any way check with your lawyer & I will also find out from my end. (Join in commonfloor group “” so we can share with others)

It should not be a concern. Is there any deviation? Are they building any extra floors or pent houses which is not there in the initial plan? If they have CC and no deviation from the plan sanctioned, then it should not be a matter of concern.

Got that confirmation from Concorde office.
The sales guy is telling A khata.
Should it be a cause of concern.

This should not be a concern to my knowledge. The construction quality of Concorde may not be the best, but not bad at the same time. Overall if you really check with mid-range builders, Concorde is Cat-A among the mid-range builders.
And regarding other aspects, it’s pre-approved by SBI. Concorde gave me the SBI approval copies, which I verified with SBI Koramangala RACPC-II and they told this is a legally clear project and verified by SBI’s legal team. There should not be any concern unless Concorde become greedy and build extra floors or develop some penthouses at the top floor.

The legal issues are clear and also below points.
Concorde is CREDAI member and as per their code of conduct they cannot have unauthorised constructions (extra floors, penthouses, etc..)
The sale/construction agreement has a clause of OC to be provided by builder (Concorde) so you can challenge them if things are not as per BDA norms.

Legal aspects are clear. Check for below items which were pending when I booked.
Commencement certificate (CC) – might be ready now
relinquishment deed with BDA.
This is preapproved by SBI so less to worry.
All, I booked the flat last year September during their pre-launch period and at that time total bookings were just a few. Hence I was lucky to choose corner, east facing 2nd floor 3-bhk premium one. At that time concorde was offering the base cost at 3900 (after lots of negotiation, usually concorde guys hardly give any discount) and considering that I guess the returns is not bad. I had a good experience so far and here’s my views on this project:
1. All cost of the flat covered in (3900 base rate when I booked + prime location charges as per concorde’s policies) plus the car parking charge (that’s it) and no additional charges (e.g. clubhouse, this that etc. etc.).
2. The front road was mud road that time which is pretty good now (Last I went was in April this year).
3. Since I’m out of India now, I don’t know what has been changed now, but last time I went there in the month of April and I could see plenty of apartments coming in that area with road widening etc etc.
4. As per their promised dates, I don’t see any delay so far and I’m hoping they will finish by Jan’2016 as they promised (You never know though).
5. The UDS is best in the best – I’ve seen at least 40-50 apartments in this area.
6. The open space in the apartment is pretty good in a medium size apartment of 100-200.
7. I took loan from SBI which got approved in no time (just in 3 days). The concorde guys have very good tie up with SBI and hence I’m having zero difficulties in disbursing the loan.
8. It’s a BDA approved project and concorde is claiming to be a zero deviation project. Hence no legal issues in future.

I have booked 3BHK there, At the prima facie the base cost (Rs.4550/sqft) looks high but thats not fact, coz its inclusive of VAT (~4%), BESCOM/BWSSB charges are as actuals (Other apartments might take ~200/sqft) hence when you compare end to end cost (inclusive stamp duty & registration) to others it will be good investment/self use. To highlight the UDS is ~50% which is the highest till date I have seen (~100 projects of all class). 3rd floor flats comes with attractive balcony/sitout so check out for them.
IT tech park (Almost basement complete is just 600mts away) is coming up so values will grow sharply, Bus connectivity is there to Hadosiddapura (as of now limited), expect to grow in value due to ease of connectivity (Behind this BMTC depot is there which is definate +point in long run, Carmelar station is ~1.5 KM with proposed metro phase3)

I booked it a month back..you can try negotiating 2 or 3 percent..they were not negotiating too much..not even 4 or 5 % ..but keeping in mind the location ..I think it will rise up further..

It is a good flat. There is a software park coming near by and hence there could be good appreciation. The approach roads are good. The entire area has no houses built on revenue sites and hence looks decent. The area is likely to develop with lot of amenities. Should be a good buy
