We had originally booked two flats at Godrej United in Nov 2014 and have since then struggled with the unprofessional, unethical, disinterested and almost rude behaviour of the Godrej Properties staff from time to time. First of all, the staff continuously keeps changing and every time a new person is assigned to address our issue with no continuity of what was discussed earlier.
We are currently fighting on multiple fronts with Godrej, but unfortunately are stuck with the agreement. Listing the issues we are facing below, let us know if anyone else is also facing similar issues:
1. The agreement that we signed was tampered with by use of whitener, rewriting of amounts and rampant changing of clauses. This was done with no communication or explanation to us. They are clearly trying to defraud the customer here.
2. There are multiple freebies/discounts being offered currently. We were told at the time of booking that any subsequent benefits would be passed on to us. Including the freebies/discounts, the rate has actually gone down from the time we had booked. And now they are refusing to pass on the benefits.
3. No clarity on GST. They have absolutely no idea on how the exact GST needs to be calculated. I have multiple cost sheets showing different calculations of GST in each. They are arbitrarily applying GST without giving proper explanation and are not providing clarity on how much of the GST input tax credit will be passed back to the customer. Despite several follow-ups, there is still no clarity on what the total cost of the apartment would be in terms of how GST is calculated. Every time we talk to them, they mention a different rate/calculation.
4. We first booked the apartment in 2014, and waited for 2 years without any progress. However, we upgraded our flat in 2016 after receiving multiple assurances from Godrej. We were assured that the project would be delivered by June/July 2019 (we also have emails from Godrej United stating that). However, now it seems to be further delayed to May 2020.
If you are a prospective buyer or have not completed the agreement, i would strongly discourage you from buying this property or any other property from Godrej for that matter after my experience.

I had checked out the Godrej united project last week. The location and project look excellent, the only thing that I am concerned is the lack of outdoor sports facilities like tennis court, basketball court, cricket nets etc.

I was interested in this project but after carefully considering all the facts I came to the conclusion of not buying it … I have listed my perspective, decision is yours
– very costly(5899/ sqft) considering the facilities they are providing (had it been sobha I could have digested the fact)
– no outdoor games facilities, tennis court, basketball, cricket pitch etc., no indoor badminton court
– now see what are they providing as indoor games (really ridiculous) — chess, cards, carom, table tennis and squash court (which most of us don’t play 🙂 )
– they are claiming low density apartments and 80% open space and all, but I think they are intentionally under utilizing the space to save the cost, other builders are also providing 80% open space but after giving all the amenities. In Godrej United, builder is wasting lot of space in unnecessary landscaping, in the brochure they have mentioned something like natural rock preservation for landscaping apart from that area behind panaroma tower is complete waste. So basically we get less space for utilization
– Weird designs: floor plans for individual units are not great, e.g. if you look at typical 2.5 bhk kitchen and dining are not connected, weirdly adjusted 0.5 room as study room that too exactly in front of main door, if you look at some 3 bhk you will get one bedroom on left/right side as soon as you enter the home
– 2.5 bhk is priced at 1.2 crore including registration, just imagine you if you want to resale after 2-3 years, now who will pay more than 1.2 crores to buy a 2.5 bhk? someone would buy 3 bhk rather than buying 2.5 bhk
– I know garudacharpalya metro station is opposite, but is it really a selling point??? just imagine the traffic situation after that – more taxis-ola, uber, two wheelers, buses in addition to the already existing IT traffic, phoenix and VR mall traffic , not sure about parking facility at metro station if its there then it will be worse….
– surrounding area is not that great, doesn’t look like a posh locality
– no basic facilities in nearby area like milk shops, grossary shops, medical, family restaurants etc. (I guess there is something inside brigade metro-police)
– didn’t see general physician / dental clinics in nearby area (I may be wrong here)
– Godrej staff sales/ CRM is completely unprofessional, unqualified and disinterested (beware of sales staff after you book the unit through them they don’t even pick up your call or respond to your email, they are just interested in their commission)
What will you suggest between Godrej United and Vaswani Exquisite?

Godrej united has been horrible with me. I booked a flat. Given the delay I cancelled in July 26th 2016. I kept calling them several times and they’d promptly cut the calls. Here is a summary of events:
(All Godrej united employee names left only to their first letter of first names for privacy)
1) July 26 2016 – Varun writes a mail to Ms. K cancelling the unit.
2) Aug 3rd 2016 – Ms. D picks up call and confirms they received the email and will send out ack email.
Ms. D promises that the refund be there in 2 months.
3) Nov 24th 2016 – Nov 4 mailing Ms. D asking about status of refund – No response. Nov 24th mailed united.cc asking when I will get my money back.
4) Ms. D mails Nov 25 2016 and asks for TDS declaration form.
Varun responds in 45 minutes that the TDS declaration is wrong and the actual amount sent was 15553.
Subsequent calls to Godrej on Nov 28th 2016 regarding status of payment does not work. Godrej people continue to cut my calls, while a call from a new number unknown to Godrej works. My father was able to reach them to ask status of refund. Asked to check email.
Mails Dec 7, 8, 9 regarding status.
Ms. S responds Dec 11 asking for more time so they can respond. Seeks patience and support.
Mails Dec 13, 15 asking for update.
Ms. S responds back saying they have started process – will take more time and requests patience.
Varun responds asking how much more patience should I need to have – it is already 4 months.
Ms. S apologizes and requests more time.
Dec 18th 2016 – Varun requests update.
5) Dec 21st 2016 – Ms.P sends email with TDS – with the SAME MISTAKE that Ms. D did.
Varun responds pointing out this is repeat of the same mistake.
6) Dec 22nd 2016 11:55 PST – GU finally sends the right TDS.
7) Dec 23rd 2016 12:11 AM – Returns the TDS signed in 15 minutes.
8) Dec 23rd 2016 3 AM – Ms. P responds that they will have delay because they got the check amount wrong previously. They will have to reissue another check with the right amount.
9) GU goes silent. Varun talks to Ms. P and Mr. Pr on Feb 28th 2017 as there has been no update. Mr. Pr responds on Mar 1st 2017 that the document need to be franked (at which point the onus was on my side).
From July 2016 to Mar 2016, the kept making so many mistakes in refund and I kept following them. At the end of all of this, they finally “decide” that they can only pay till Oct 2016, because thats when they calculated. Mr. A, their site head tells me that there are procedural issues, so simply says I can’t. I know there is fault on our side, but I can’t.
I can’t but tell you how agonizing my experience with GU has been. I’ve been short changed more than Rs. 80000 because of mistakes on Godrej’s side.
Even their agreement says that they will pay till the date of refund. If you are Godrej customer care, worrying about managing your “image” on social media, please don’t bother asking me to call you. Get to Mr. A and pay me the remaining money – the money that is rightfully mine and which was fault of his staff and which your agreement clearly points out is mine. If you want proof of these emails, ask Mr. A. I have provided him PDFs over PDFs of every communication I had with Godrej United.
At least, can Godrej honor its agreement?

Pathetic Builder and unprofessional customer service. Godrej United was pre launched in Feb-2014 and will officially complete in around 8 hrs. As launch was in Nov 2016. Agreement has 3 years construction period and 18 months of grace period. Their customer service is so ignorant that they don’t respond to calls and mails for weeks and sometime months. They are not returning the money upto 4 months(last known). Upon cancellation also they are not informing when will thry return the money. I would recommend everyone to not book with Godrej . As they are worst than C grade builder.

I was about to book the flat in 2015 but thank’s to your arrogance sales people, even I didn’t book the flat. After reading above comments I believe I made the right choice.
I recently happened to meet an ex employee of Godrej and was shock to know that Godrej is landed in a serious legal battle with the land owners with regard to this Project (this also the main reason for him to quit and join another company which is developing a township in Tanisandra..
He also mentioned to me that Godrej is only a marketing company and have notthing to do with its construction and quality.
This project was launched in JAN/FEB 2014 for a price of 4000/- Sft and saw a good response, but unfortunately they have no control over the project and the land owners are enjoying the customers monies and not worried about the delay….
My sympathies with all those who have invested their hard earned money in this project……

Big cheating. They soft launched in March 2014. Holding 12.5% (~15lakhs+) money for 3 years without launching the project. Now they say they got all approval, lot of issues. Agreement clause says 36 months + 18 months. All cheating clauses. people frustrated and cancelled. paying with refund, not refunding for more than 6 months. Big cheating. BEWARE!!!

When I was about to book in April 2014 they told possession of first phase will be given by end 2017. I knew they wont so decided not to go ahead. Then they kept on increasing the rates. Undoubtedly like any other builder Godrej is also a white collared glorified thief.
Anybody who is booking here please note to just cross the road in your car or two wheeler and reach KR Puram Railway station, you will have to travel 2 kms. Considering the proposed metro work of second phase better to be away from this project.

Pre-launched in 2014. Pocession ph-1 2019. With 6 month grace period and clause of force’ major(meaning damn with delay panelty). Pocession in~ sep 2020.
Guys check with anybody who have got pocession of large projects in last few years. It should easily take 42 months from launch to get pocession. Godrej is clearly misleading clients and setting wrong expectations.

I am a current customer of Godrej E-City, Bangalore project and going thru the pain of dealing with Godrej team. Below are my few experience:
1. Pathetic Customer service
2. No proactive sharing of information – only mail you will get is for payment
3. Though the actual project is delayed but Godrej never paid any penalty saying the project is on time. Till today there is no permanent BESCOM connection, and amenities but still Godrej claims project is completed on time
4. No one responds to your concerns even the top management. I have dropped couple of mails to Pirojsha Godrej, but no acknowledgement from his office. I think its Godrej’s DNA not to bother about customer
5. Any project where Godrej is just lending their name as development partner, please avoid such projects. In such project Godrej is only bothered their Development fee

Be careful, Neighbour of this property ( Habitat Aster) lodged a complaint and file a case in police and BBMP because they were caught using explosions at their site to remove big rocks which is not at all allowed in city..May be this will delay it to complete or totally Ban on this site..

This is the most over-hyped project in east Bangalore. They have been working on this site since 2014, and they are far from over.
To top it off, the contractor on this site was found using explosives to break the stone bed on the ground. Unconfirmed reports suggest that the neighborhood apartment filed a police complaint to stop them from using explosives but obviously when the builder is Godrej once can be assured that all important parties (polce, BBMP, corporators) have been taken care off.
What surprised me during a casual visit was that they sub contracted two different vendors for fabrication/construction and excavation work. The guy in charge of construction said that he was aware of the excavation vendor using gelatin sticks for explosions, and that he had advised his team to hold on off concrete work when the explosions took place. Of course, whatever damage happens in adjoining buildings (Habitat Aster shares one side of this property), is noone’s business.
When I casually brought this up to during discussion with the local sales head one Mr. Mukherjee, he sounded very rude and arrogant. Later while going out I noticed him manhandle 2-3 gentlemen who had come to complain about the explosives.
I am not going back again and I would advise everyone else follow suit. A project where explosives are still being used simultaneously along with concrete fabrication, I will not be surprised if their towers turn up to have considerably low structural strength due to improper curing.

This project is becoming a big scam where Godrej is sitting on buyers money for two years now without any approvals and firm dates. They are not even responding to the calls from the customers.

I booked one 3bhk flat in this project and cancelled the same 2 months back. Godrej properties is not refunding the money and continuously delaying it. They don’t respond to my calls and emails and when they pick it up they say they will revert back in some time which they don’t do anyways.
It has been pathetic experience with this builder and their customer care team which just keeps saying to talk to another person to delay it and harass us. Pathetic people and this builder is definitely not tier 1 builder in my opinion.
Sorry to hear about your loss, but if you complain or show your frustration in this group, all investors, agents, sales people will end the discussion by calling you FAKE.
You might’ve got your documents verified with a lawyer before you pay money, you might want to talk to lawyer again. Remember, any real estate agreement in bangalore, with any builder, is always one sided and is always in favour of builder.

Given the economic conditions and the state of Real Estate in Bangalore, its highly risky to commit in an under construction project. Few of us here at HarshaSagar have been shouting from the rooftop to avoid under construction projects, irrespective of category A or B or even Dreamz GK kind. Balance sheets of these builders have gone from bad to worst in last 2 years. New bookings are scarce and whatever little comes in, they route it to repay the debts, in bribing govt. officials and in putting up FULL PAGE ads. in TOI in the hope to lure in new INVESTORS (home buyers are long gone!!). How can they complete the project in this manner?
Moreover, State revenues from property registrations are badly hit. They are not revising guidance values and increasing property taxes to make up. But, will it be enough, given this STAGNANT RE market? Of course, they can do only as much to shoo away remaining buyers. Bribes in govt. offices are now demanded as extortion money putting project approvals on ransom.
It’s going to be 2 years since Godrej United has Pre-launched this project. Nothing on the ground. Initially they got few bookings at 5000-5500 range. Then they increased prices and now everything came to a grinding halt. I sincerely hope you get back your money sooner.

No need to show any empathy or professionalism here on public forum instead your actions are quite opposite. You have my contact details: how many Amit cancelled flat in your Godrej United project in last 3 months. The last email you sent me was to tell me that you will tell me a date by when you will give me another date of possible payment. That’s the response after hundreds of call/emails made to CEO, Directors, CustomerCare.
That’s how pathetic you are ‘will give a date to give another date’. You are one of the worst experience we have had.

I heard that you guys got the final approval. But the mail says that it will be build by a A Grade contractor. So do you mean that Godrej is not going to develop this land??
Godrej is not the developer of this property. Godrej is just the branding/marketing partner. They have no legal liability nor are they builders constructing anything.

Property prices are NOT coming down immediately. They will remain STAGNANT for a long long time. But you are right: As prices are going to be stagnant, there is no need to hurry. Take your time and buy only when you think is an opportune moment.
With US dollar at Rs 66.5—and poised to go further down—properties are available at a DISCOUNT for NRIs. They should grab this opportunity to buy more. Also, people working in export oriented jobs (Software MNCs, Pharma, BPO etc) can see a raise in their salaries. These factors will keep property prices buoyant for a long time.
Few of my friends from US bought an apartment in india..investing 1 cr..but at the end of the day they get a nominal rental of 15 to 20k only..instead of investing in RE they can invest in FD and earn more..
All the properties in bangalore will become ghost town..like what it is happening in china..
@ ram, in FD the principal amount will be same as the invested amount…example 50 lakhs invested will be same 50 lakhs only plus interest. Whereas the same 50 lakh invested will give rentals( though less comparatively), but the 50 lakh property will have appeciated from 50 lakhs to much more……i am not saying real estate is better or FD is better. But just that the calculation of FD interest with the rental income is wrong. Also, you should not see the real estate for short term as 3 or 5 years. But real estate should be long term investment of more than 5 years to see the appreciation. History has shown that if you had bought any property 10 years before in any city throughout India, the property price had grown much much higher. In some of key properties with good location and infrastructure growth, the property price have grown multifold. People can check in their own family history of the real estate prices if they have bought 10 years earlier or more…..
In Phase 1 & 2 the current rate is respectively 5950/- and 5800/- . The only difference between two phase is possession for phase 2 is 1 year later than phase 1 . Please let me know if there is any question.
I got the cost sheet and payment schedule.
Payment schedule is skewed there are 3 installments for excavation/foundation/ground floor. By the time they finish GF, they would have taken 40%, so they can slow down construction afterwards. Also last three installments (after terrace is done) are 5% each while all earlier ones are 7.5% each.
Pathetic payment schedule to mint not only high pricing but also cunning early payments schedule makes it even more expensive so more profit for them.

I am trying to call the number you have provided for the past 2 weeks and everytime I get connected to one of your executives the phone gets disconnected. This is not an issue with range because I tried calling using both a cellphone and a land line and it has happened several times over two weeks. Does anyone have a mobile number of any sales executive so that they can be reached directly?
I think the sales rep are acting as per company policy i.e being elusive and not providing any direct answer on approvals..better to walk into their office and bang…few doors! Hopefully, that would get some attention…

With no progress on the ground, Investors were getting impatient.
BDA approval should bring some solace to the investors. Builder MUST “increase” the price. Also, plan a full page ad. on TOI, preferably this weekend. Such regular DOSES are required to keep investors at peace. That’s the motivation to work hard every day for the EMIs they pay.

Also, the good news I could see in the plan is that this road is getting widened and that is not impacting the residential project as per their plan.
Now the sales guys are going to increase the Base Price.
I heard from another source that there are some issues with the Legal Heir document for a piece of land where Tower-A is planned. Not sure if this is true. How do we confirm this, any suggestions?
Yes I saw that too. They are evening calling customers and informing the same but the main approval will come in october as BBMP election are on the way. I think they will delay it to diwali launch as they have approval till 11th floor only still and can be a bottle neck.. The next building to it is ready but there are no buyers and also Trifecta is diagonally opposite to UNITED they have completed construction and giving possession in dec 2016. so there are going to be issues for property getting appreciated
But the BDA plan has approval till 17th floor. Could you let me know how you are saying it is only 11th floor?
If this is not main approval then what it is, the document title says BDA plan approval.
