The latest price is 4.6k per sqft. It has been almost 10 years and the appreciation is literally not even 100% appreciation. Builders are always over value and sales are blood suckers as they need to sell.
It is a best time to invest in century sports village, I’m sure that in coming years it will double the investment so it’s worth waiting. the location is nice. plot has nice design.
The final release of the plot is still stuck because of pending amenities. The builder hasn’t invested any money developing any amenities in the last 2-3 years. Whatever is there on the ground is just being maintained to attract new customers.
I have reached out to RERA court asking compensation. My money is stuck since last year. Others should also do that, no pint in waiting indefinitely.
The release letter is already come last month. If you share your WhatsApp number, I could share it with you.
It is really unfortunate that I had to ask for the release letter and you asking for my phone number. Shouldn’t the builder’s CRM team provide these docs proactively? You know my plot number and hence you have my contact details, don’t just blindly try to support the wrongdoing of your company. If you can’t help your customer atlease don’t blame him.
In the comments you have not mentioned the plot number and with your first name I will be unable to recognize your plot number. There were few clients who messaged me later reading the comments, whom I have shared the release letter.

I believe you have already cancelled the plot some time back with the builder and is due for full refund. The release letter is also come for all the plots and the amenities work is started almost 3 months back.

Hi Raghu, the project is 60-65% completed. The major civic amenities which is pending are the overhead water tank, STP plant and the installation of the transformers. The leveling of the layout of 67 acres is complete along with the electricity cabling,water connection,storm water drains, rain water harvesting, demarcation of 30-40% of the plots and road work 80% .
Definitely the area is going to appreciate and will be a very planned area in the near future along with the commercialization, as most of the properties will be occupied in approx 2-3yrs from now.

For me toll road, rail track nearby is deal breaker. Rail noise is noticeable and i dont want to pay toll for everyday faster commute . Payment structure is also crazy.

@Rakesh: I dont know why u have soft corner for century sports. Please check the payment structure posted in above thread by century.
If i m going to pay premium amount for the plot i want all the approval from day 1 or flexibility to pay the amount after approval of all paper work.
And same way i ll not negotiate my life with train noise. Today 3/4 train is going. After 10 yrs 100 trains will go.
It depends up on personal choice. I would not mind paying another 100/200 rupees per sqft but i need secure investment and peace in life.
only 3 or 4 local trains goes from the railway track in a day,..train noise can be avoided…track set back from the plot and the property is huge…please check sanction plan it is mentioned with the distance in mtr…the reason for giving amenities, parks, amphitheatre, sports facility near the track is to avoid the noise of train and place the plot far far away from the rail line.

Any developer charges premium rates for premium plots.. even if we go for BDA plots, charges for east facing/ corner will be more

You can not be so positive that you pay 13 lacs of rupee and they do NOT give you sale agreement.Eden is at completion stage.No comparison.sales guys are diffrt at two places
If you really have booked then :
1. What agreement did you make at this stage ? Did they offer you sale agreement ?
2. Did they say if BIAPPA does not give you a plot , probably you need to run after them even if that shrewed marketing fellow eats up the money for century and himself ?
3. What are the agreements you would be amking further with them now on , after you have the booked the plot. What timelines they gave you ?
4. Did they change pricing for you daily ?

I am exploring options to invest in Devanahalli projects mainly Century, Hebron and Nitesh projects. Hebron 7km inside … Both Century and Nitesh are approx 5km apart on NH.. but pretty much same distance to ITIR .. why is there so much price difference,..,is it worth paying 3000 to Century when Nitesh is going @2200-2300.
what do you suggets .. Nitesh @2300 or Century @3000?.. I guess @2700 century is a decent buy..3000 is high.. this is my personal opinion.. any expert advice..
when you are buying out side the city, buy the project near to main road/high way.. these projects will appreciate and have re-sale..
For inside projects, you can put the ad in magic bricks, Common floor and wait for the buyers for couple of years till it becomes next Koramangala or Indiranagar

This project was launched at 3500 per sft and their marketing folks started jumping up and down saying 80 plots already sold and a few more agents started this group discount option and mentioned that they can get a plot for 3100 if booked in groups of 5 or more.. after all this drama the price is at 2999…these guys compare with sobha saying they are selling @3800..
and expected to pay 30% before legal approvals and agreement. tomorrow some other builder launches a project and says 3500 per sft as century is selling at 3000.. what nonsense.. prices just rise even before ITIR area is identified..
Real estate or stock market works on future prediction not on historic data. Investors encash the opportunity and remaining people watch how the price increases..

Don’t go by the hype of ITIR. Govt. was sleeping on it for years while builders were selling plots / apartments at hyped up prices showing the future prospects of this area because of upcoming ITIR.

We know the story. 2012 is long gone and now we are at the end of 2014. They have not yet acquired the complete land, let alone completing anything. It’s only after Infosys pulled out of the project , that govt. come out of the slumber and now busy doing the damage control.

The exact reason for the project being scrapped is not the one that is mentioned above by Mr. Verma.
But you could definitely look at options which are actually very good.
You have many such options on the same stretch.

In the meantime, you must understand that the overall business sentiment is low around the world. So companies are postponing their plans to make fresh investments.
But u must note that, quite a few developments in the neighbourhood have already taken off. Like i was told that the large VTU university will be completed shortly.
Also the land acquisition for the IT Investment region (ITIR) is happening but as expected Land Acquisition as everyone knows is not an easy process.
A farmer whose ancestors and he who have lived off that land for many many years, wont give up that easy.
ITIR will be spread across 10,500 acres. But it wont happen overnight for reasons mentioned above.
