iDiscuss – Nitesh Napa Valley

I visited Nitesh Napa Valley yesterday. The project location seems to be decent, just take a left as soon as the 13 km flyover to airport gets over and take service road for next 3.5 kms. Do not miss this service road since the next u turn will be only after 8-10 kms. It is 700 mts off the main road, on a 20 feet wide road.

They are selling 133 villas in 25 Acres, thats more than 5 villas per acre (whereas industry standard is 3 villas per acre)!

There are 3 types-

·         Villa A Type: 4 BHK duplex with a SBA of 5342 sqft

·         Villa B Type: 4 BHK duplex with a SBA of 4025 sqft

·         Villa C Type: 3 BHK duplex with a SBA of 2712 sqft

There is no model villa, yet they say they have sold all 22 small size villas.

The current price is 13,500/- square feet and the specifications and clubhouse sizes are not very inviting. There is one big concern that they are not giving the land to us, and only the UDS. This is against the whole concept of buying a villa. If I am preferring a villa over an apartment, one of the key reasons is that I have a land registered on my name. However, this is not the case with Napa Valley, which is disappointing. Can somebody please tel me if the land is clear of legal issues.

I’d like to take opinion from community members on whether this will be a good investment? I personally believe that Sobha and Embassy Bulavard are priced much better in terms of their offerings.

Sobha is approx 8000-9000 per sft but it is further 30 minutes drive from Napa Valley and the amenities and features are not very exciting. The clubhose has only a lap pool (4 feet depth) and not a proper swimming pool. The villa designs are also bit outdated and there are a lot of walls in the villa. This gives me a feeling of an individual house, more than a contemporary villa.

Embassy’s Boulevard is just a 4-5 minute drive from Napa Valley and available at 14000-15000 per sft. The location is good since the township is on main road, and 12 kms from Hebbal as well as Airport. Their villa designs are the best I have come across in Bangalore so far. The villas are so contemporary that minimum walls have been used and lot of open spaces, double height ceiling, etc. They are giving a private 4.5 feet deep pool for every villa. They have 3 model villas and all are breathtaking. The project is designed by Andy Fisher of Singapore and concierge services is by quintessential, London. The best part is that there are only some 175 villas in 50 acres. That works out to only 3 villas per acre! However, there is one drawback. The minimum villa starts from Rs 7 Cr (since the villa sizes are big), which is just double of my budget (If I had money, I would really consider this project).

Please share your views on which will be a good investment to make in 3-4 Cr range.
