I visited Nitesh Napa Valley yesterday. The project location seems to be decent, just take a left as soon as the 13 km flyover to airport gets over and take service road for next 3.5 kms. Do not miss this service road since the next u turn will be only after 8-10 kms. It is 700 mts off the main road, on a 20 feet wide road.
They are selling 133 villas in 25 Acres, thats more than 5 villas per acre (whereas industry standard is 3 villas per acre)!
There are 3 types-
· Villa A Type: 4 BHK duplex with a SBA of 5342 sqft
· Villa B Type: 4 BHK duplex with a SBA of 4025 sqft
· Villa C Type: 3 BHK duplex with a SBA of 2712 sqft
There is no model villa, yet they say they have sold all 22 small size villas.
The current price is 13,500/- square feet and the specifications and clubhouse sizes are not very inviting. There is one big concern that they are not giving the land to us, and only the UDS. This is against the whole concept of buying a villa. If I am preferring a villa over an apartment, one of the key reasons is that I have a land registered on my name. However, this is not the case with Napa Valley, which is disappointing. Can somebody please tel me if the land is clear of legal issues.
I’d like to take opinion from community members on whether this will be a good investment? I personally believe that Sobha and Embassy Bulavard are priced much better in terms of their offerings.
Sobha is approx 8000-9000 per sft but it is further 30 minutes drive from Napa Valley and the amenities and features are not very exciting. The clubhose has only a lap pool (4 feet depth) and not a proper swimming pool. The villa designs are also bit outdated and there are a lot of walls in the villa. This gives me a feeling of an individual house, more than a contemporary villa.
Embassy’s Boulevard is just a 4-5 minute drive from Napa Valley and available at 14000-15000 per sft. The location is good since the township is on main road, and 12 kms from Hebbal as well as Airport. Their villa designs are the best I have come across in Bangalore so far. The villas are so contemporary that minimum walls have been used and lot of open spaces, double height ceiling, etc. They are giving a private 4.5 feet deep pool for every villa. They have 3 model villas and all are breathtaking. The project is designed by Andy Fisher of Singapore and concierge services is by quintessential, London. The best part is that there are only some 175 villas in 50 acres. That works out to only 3 villas per acre! However, there is one drawback. The minimum villa starts from Rs 7 Cr (since the villa sizes are big), which is just double of my budget (If I had money, I would really consider this project).
Please share your views on which will be a good investment to make in 3-4 Cr range.

We went to Nitesh Napa valley, we quite liked its location .We decided to book a villa and wanted some modifications,and the sales general manager agreed and asked us to make payment,as there were customers waiting to making booking for the villa we choose.As our requirents and modifications were agreed,we made the payment.
After 1 month,the sale person got back to us saying that the no modifications we asked for cannot be done.Before we booked the villa they pressurised us to make payment and customers waiting to book the same villa.They also made fake promises to us,just to boost there sales figures.
Now suddenly we were taken back by the U turn the e nitesh people did.As they were not able to fullfill there promise which they had made us,we asked. them to return our deposit.
Its been more than 1 year now that they have not returned our money bavk.The sales GM and his subordinates dont have the courtesy to reply bavk to our emails.Even the sales team GM and his subordinates refused to comedown and speak to me for 5 minutes,when I went to meet them after taking an apppintment months ahead.I travelled all the way from USA to meet them and the GM refused to see me.
Now I gather that Nitesh has done the same to many customers,and no one has received there money back yet.Nitesh Napa valley was first to be completed in 2014,it was ppstponed to dec 2016,postponed again to sept/Oct 2017.Now the latest news is the completion date is Dec 2019.
NITESH group is full of fraudesters,they are just siphoning the money from each and every project.
These people are fake,nobody should ever trust these people.
I requeats everyone who wants to invest in Nitesh Napa valley,please think 1000 times.Many people trusted Nitesh builders and have lost there money and peace of mind.So think before u trust them.

I had visited Nitesh Napa Valley site last weekend. They have a model villa ready which is breath taking . The architecture is just awesome and they also have a tennis court and landscaping ready. Do visit in case if you have not bought yet.
