From what I have heard , there are lot of quality issues in uppermost floor apartments….overall the internals quality is pretty bad but if you are booking then don’t book in upper floor , book one floor lower….or better still look elsewhere….too many problems in this project.
We have learnt that possession of flats in B2 is delayed . We were given to understand flats will given for possission on time . It is moved from Aug 2018 to Dec 2018. We are not even informed about this . Just learned from one of my friend .

Considering Bangalore being driven by ‘End User’ consumption, the prices in Bangalore is quite stable. It does not see any steep appreciation. However, looking the plan and specially location, you can expect to have appreciation quite well. This project wd be the nearest one in SEZ vicinity. So would certainly see appreciation.
About discount, there is not much of discount that we have heard of from SNN. They r pretty forward and stick to their pricing. They tend to offer Rs. 100/- in general. But you can certainly ask the marketing guy to give other benefit (if not much of discount). Like floor rise discount for 2 floors/1 floor. Upto you how you deal for discount.

By no stretch of imagination is Bangalore being driven by end user consumption. I know many people from different cities of India as well as outside India “investing” in real estate to make a quick buck. In today’s market scenario the builders are struggling to sell, so you can easily negotiate till Rs 1000/- per sqft on the offered price. Dont fall for marketing gimmicks.

Very true Rajesh. Bangalore is no longer an end-user market. It’s disgusting to see all those media reports out there justifying current high prices by pointing out that in Bangalore demand is MOSTLY end-user driven. No longer true.
Bangalore RE prices were going up, and more and more people joined the party looking at the returns. But currently, there are more number of people who buy property as an investment than those who buy for self use. The result is evident: There is a glut of unsold properties in the market, with “investors” scrambling for the exit route.
Builders are now trying to lure affluent customers from tier-2 and tire-3 cities. To these customers, Builders present Bangalore as the “future” city or IT “super-hub” of India. They show them how their investment can grow exponentially over a short period of time, just as it happened so far. As a result, these customers are now mobilizing money into the Bangalore RE market, ignorant about what lies ahead. And in most cases, they are not the end users; at-best a vacation home when they visit the city.They are just looking for a pie of Bangalore’s growth story. Obviously, it’s easy to fool these customers as they fall pray to the marketing blitzkrieg they face on their arrival.
Thats true but not Obvious. You may have known ‘Certain Ppl’ investing in entire Bangalore; which is good. And definitely negotiate with builder. However, I wad straight forward for Greenbay Project when I talked about discounts. As I know over 100 ppl who hv flats in Greenbay Project but have not got so much discounts. Again advising, please try your luck and do advise here/to the google community if you manage to get said Discount of Rs. 1000/- or so. Someone coming next to purchase can certainly benefit.

Hi SK, you are wrong in terms of end-user driven market. It used to be like that, but not anymore. Now it is all driven by builders, landowners and investors.
Rajesh, indeed I partially agree with you. Builders have always been controlling and driving factors in real estate. We have been waiting for the said ‘bubble burst’ for like straight 6 years or so. But the prices hv never gone down. Because of builders and Politicians ( They hv very high stake in real states across India).
Again investors are everywhere. Without them the industry simply can’t run. However, if we literally compare with other cities we find Bangalore has much of weightage of end users than the investors.
Reason is pretty obvious, as stated by many media fellows, because of very high ratio of migrants from other states who work in IT/Banking sector. And these fellows are reason behind being end user. I am one of them.
Consider, for example, Pune to compare with. That city again has high migrants but that place is majorly driven by investors because of the sentiments that city holds. Vibrant in culture a projection to retire there.
The condition varies however I believe BLR is way ahead (in comparison with other cities) as being end user driven. Other part of my main comment was specific to Greenbay.
SK seems to be from the SNN marketing. It is so obvious with his 100/ discount point getting repeated like broken record. Otherwise how he knows that 100 is maximum discount. One of my friend recently booked in Nitesh capecode and got almost 1000 per sq feet discount.
Prices have become way too unaffordable whereas salaries of people didn’t go up proportionally. Sofware engineer in 2000 used to get 2.5-3 L, now in 2015-16, it is 3.2-3.5 L. 2BHK Apartment used to cost 15 L in those days and now 60-70L. As somebody has pointed out, Bangalore has got 4 years of unsold inventory. This so called CREDAI is a bogus body which is interested only in the welfare of their shady builders, for them buyers come last. Even they don’t have common set of guidelines, which they can enforce on their builders. It is a high time that real estate bill is passed and this mafia industry gets regulated. VAT/Service tax will go off as well once GST is passed. Price correction of 20-30% is expected. One should wait and watch, rather than buying at hugely inflated prices.

4300/- is quite high and it is not worth. But Mahaveer Group is launching new project Might be below 4000/- and it is worth to buy there. They have very good amenities. they also launched a property on Hosa Main Road with a very good rate Mahaveer Ranches they provide ultra luxury amenities and bang on main road where you will good very good appreciation in future.

The prices started from Rs. 3850. You are a bit late to the party but the party isn’t over. There is phase – 2 which consist of 9 blocks which have not opened yet and will open for a higher price and also there is some space left for future expansion. My advice is if you don’t find anything better then go for it and its not too late.

Much is being said about the open space land relinquishment to the BDA in some other forums. Just want to tell this to everyone , that this is a BDA norm . Please don’t let negativity cloud your thoughts just because of this. Please check with your friends who live in other premier apartments like Ajmera Infinity in Electronic City Phase1. There hasn’t been any mention of this clause in the agreements those ppl signed. The very fact, that SNN has put this in the agreement, shows the honesty of the builder..

May be SNN is little ahead and also their Greenbay is surely better than of Alchemy. But Esteem too good Builder. There could be atleast of 8 lakhs more than Alchemy in cost wise. So the choice is yours. Also Maintenance cost will be more in SNN

Pros:
1. Price is still low compared to locations like Marathahalli, Sarajapur, etc.
2. Good Builder and Construction. Saying this on the basis of SNN Raj Serenity project.
3. Location close to one end of the Electronic City Elevated flyover, 1.2 KM. I believe there is no point is staying at location in-between the elevated flyover. The traffic underneath the flyover is always bad during office hours.
4. Counting on Metro phase-2 that covers Silk Board to Bommasandra path.
5. Near-by Malls : Neo Mall (still under contruction), Ajmera Annex (announced but construction not started), D-Mart (Already open). Not many shopping destination in Electronic city now. But the future looks good.
6. Projects in Electronic City Phase-1 like Shriram Signia, Ajmera Avenue selling for Rs. 5000/sqft already.
Cons:
1. No Kaveri Water.
2. On one side of the city. Very far from Airport. Peripheral Ring Road might solve this problem.
3. One single access road to the project and the project will have 1000+ flats. Not sure if there will be congestion.

It is definitely a good project. The builder is good . However there would be delays of atleast 6-8 months in possession, which is again the norm for event A category builders.
The only thing that turned me off is the very amenities which they have promised. Maintaining 4 swimming pools and all other things would really cost good money.
The same people who are booking today will refuse to pay maintenance once they see it is going to be high. I stay in an apartment where they open the swimming pool only for 3-4 months. Check the cost of the filter used in swimming pool. People who stay on 1st floor or 2nd floor dont even want to pay for lift.

Rs 6500- Rs 7000 should be a reasonable project, looking at the project.
It is better to go for a 2 BHK since end user will prefer it more when comes to living in.

Hey Ankit … SNN have plans to complete project by 3 years from Launch Date. Aug-2017 is the completion date; as confirmed by marketing team.
Also, since they are aggressively pushing to become tier 1 Builder; these little factors are going to play much of weight-age. So I am positive about that date. In fact, it may be a bit sooner than conveyed. Reasons, they would open Phase-II 1 year from now and the progress of Phase-I would again play major role.

My friends have had booked apts. in SNN Raj Serenity phase II (Begur Road) therefore, initially I was also interested for this project. So went ahead to Raj Serenity. I had a chance to see ‘Ready to move in’ flats there. The observations at the site was quite impressive. However, for me, the location was not THAT appealing.
Therefore, decided to go ahead with GreenBay with trust that the Greenbay project would also be of same standard as of Raj Serenity. If anyone is really trying to know about SNN and how the Greenbay project may look like (quality, space and standard wise); please have a visit to Raj Serenity. My 2 cents though.

You are very correct, To push the demand for Ph II they will have to deliver Ph I at the earliest. If the builder is trying to be a Tire 1 builder which i was unaware of then SK you are well on target. SK have u booked 2 BHK or 3 BHK. Congrats. It looks quiet promising.

Also, if you know someone who is existing customer of SNN (any project) and you put his details as referrals; the referee would get 30K. Which I think, you both can divide.
