I booked a flat in Rohan Iksha. Many guys are crying now. Ceiling height comes only 8 feet 7 inch after Tiling. In bathroom height will be 8 feet only . It is totally cheating. Many guys will cancel this booking now. Be careful . There is hidden secrets of ceiling height which people did not realize. Thanks
Not surprising. Had similar experience in Rohan Avriti. Their masonry and finish quality sucks. Take a 90 degree scale to check the corners and you may find that your room is not an exact rectangular / square in shape. Floor to ceiling height may vary at different corners within same room. Do a drill to check quality of plasters. It is so bad here (Avriti) that some of carpenters refused to take guarantee curtain rods. And to compensate all this, they provided few CCTV cameras

I visited Rohan Iksha last week and liked the property. It seems the road issue has been resolved but the floor to ceiling height is only 8’9 (as informed by the sales person on site). I see there are lot of post saying the dimensions provided in the model flat (floor plan) is not accurate. They are cutting down the balcony size and even the windows. There are few post saying even the club house (size cut down to 2000 sq ft) and other amenities mentioned in the brochure are also not being provided. I have already booked a flat at Rohan, the club house will be 7000 sqft in total on two floors. Whatever has been mentioned in the brochure is being provided , currently the owners have formed a group and we have requested for additional things like badminton court,piped gas etc . The flats are as per the model flat based on the comments from the owners in phase one. Seems there is a lot of inaccurate comments here. No project is perfect but this one is definitely good and something to short list and then consider among all options based on your need. Best to check with Rohan directly for clarifications if you are considering the project.

Rohan could not or I would say did not control the changes which is not giving very bad look to the society. Rohan and Renaissance are finding it difficult to sell their inventory and this is one of the reason (many more)

We visited the property last weekend through a channel partner. I am looking to buy a 3bhk flat in Rohan Iksha It is costing around 1cr (delivery scheduled for next year with no pre-emi scheme).
We really liked its location and the floor plan was also ok. However, I am confused whether to go with Rohan builders or look for property with some known A class builder. All the comments and review here has confused me further.
Could someone help me out if this worth buying? Do you suggest any other better options nearby? I am little flexible with location and budget as well.

It is recommended to visit other properties developed by the same builder before taking a decision. Most of the problems start surfacing once the society is handed over to the association. Common problems are:
x STP breakdown. Due to use of old technology or capacity not enough
x Dry borewell
x Paint peeling off . Cracks all over
x Seepage and list goes on
Speak to residents there and if possible maintenance staff. These properties should be at least 3 to 4 year old.

Would the builder take care of the short-comings reported n the previous projects RJ phse II like low ceiling. This is very bad and certainly kills the trust the buyer has with the builder.
in this project they are giving proper celling height. and if you concern about this you can go to site and see model flat.
and if you go now you will see the back gate of embessy tech village if you see what kind of development is going there.and how close it is to all it hub. In this price this location if you are getting such property that no other builder will offer
Model flat has height of 9′ and what you are providing is 8′ 9”, which is very less. All other builders in that area provides 9’4” after finishing.
9 ft is generally from floor to ceiling RCC. It also counts the space that goes off in plaster and tiling. Hence net net you will only 8’8″ to 8’9″. Anything more is your bonus.
If RCC for the floor you are interested is already done, best is to measure and then decide.
Sure.. I stay pretty nearby. There are many projects around. Prestige Ivy terraces is also one among them and there are flats for resale which comes close to 6000 / sq.feet ( everything expect registration). If you calculate Rohan I feel its little costly. And with floor rise charges !!! sitll more ! Anyone did the math ?
In the current market scenario, ready to move in will be less expensive than under construction in most of cases. VAT and Service tax play a major role which is applicable in case of under construction flats and not in case of ready to move in. In addition, you will will never be able to resale the apartment at price at which builder is selling. You may find appreciation on paper but in reality. Last few flats in Rohan Avriti were sold at discount of more that Rs. 1000 per square feet from the quoted price. Have seen similar case with Vaswani project in the vicinity.
Completely agree. There is a complete slump in real estate. 84000 ready to move in apartments are unsold in Bangalore which will take 4-5 years to clear off assuming new launches don’t happen. Investment in real estate doesn’t make any sense as there is no appreciation, infact prices are going down.
If someone really wants for self use, there are so many options from ready to move in at much lesser prices as compared to new launches and there will be distressed sales as well.
Did anyone vist the site and confirmed that they give the proper ceiling height as promised. i know the phase I has some floors completed.
I doubt if builders learn from their mistakes. Avriti, their another project in Mahadevpura was started after Jharoka and there are various misses:
? Floor to ceiling height is big issue. And differences are beyond few centimeters. Though they claim 9 feet. Actual is around 8’9”. In few flats as low as 8’7”. Few owners had to opt for other flats at later time due to this
? Within flat, floor to ceiling height varies
? Elevation is such that it blocks the view from balcony for good number of owners
? They messed up with the badminton court size. Can you believe. Though he agreed to provide additional court later
? Plaster quality is pathetic. Carpenters / vendors put disclaimers before starting work
? They had to redo most of the corners in flats as they were not at 90 degree. Walls are uneven and you can notice that with naked eyes
? Railing have already started rusting in common areas. Paint is coming out at many places
? Many owners reported seepage issues. Plumbing work was done in hurry without quality checks
? Walls are uneven and rooms are technically not rectangular in size. You can easily find difference of 2 to 4 inches if you measure the length / breadth at start and end of room
? More than a year from first possession, many owners are still following up for mosquito mesh
List can go long but in essence their overall quality is not worth the money you pay for.

Hi…I am in a similar dilemma…I have visited Iksha and also some other projects in the vicinity. The sales person at Iksha has confirmed possession in march 18. work was on when i visited..could count 5/6th floor…I have frankly liked the project…but still in dual minds. thye also said there is a interest subventino scheme where customer saves almost 7-8Lacs of interest till possession. meeting my banker to confirm.
Even i was told about this scheme but now i am not sure whether the interest paid by builder till possession is actually saved or we need to repay on possession.
Could you update once you confirm with the banker?

This is reflection of the market conditions. This project was launched 2 years. Look at the price at which it was launched and current ask price (again only book profit)
Would not say nearby but you can consider Sobha Dream Acres!
I Think you must have gone to visit the site. Entire road is Tar Road and all disputes were cleared, hence Govt. made a Tar Road. Construction is at full swing all days in a week. Good to Buy this property.

The major concern i am having is that:
– For 2bhk (which costs apprx 76 lacs), chargeable square feet = 1172 sq feet
– But the Built up area including Utility is only ‘976’ sq feet. This includes the thickness of the wall, so the carpet area is even less than 976 sq feet.
Not sure with this less carpet area whether 2bhk is going to look like a 1 bhk.
Anyone has any idea on this?

2 years down the line price has gone up by hardly 100 – 200 … That too only on paper… Investors might have to sell at loss after completion of project
We are staying here now for more than 8 months. Some civil work is still going on and so there is labour movement.
Like any other project which is not fully complete, there were teething troubles (operational issues) with lifts, DG Backup and water issue. However, situation has improved considerably overtime. There is dedicated maintenance team now and they are catching up. I am sure it will further stabilize in a month or so once construction work is over. Electricity outage is BESCOM issue and they can’t do much. Being in industrial area it is expected.
With few exceptions here and there construction quality / structure is excellent. Great architecture, ample sunlight and ventilation.
From my personal experience, I can tell Rohan is not a builder who would cut costs and they do listen to their customers. They took suggestions from owners and did what was practical as per them. Even this is endless list.
Planning to buy a 2BHK with terrace.What would be the restrictions for the terrace. we are planning to have a terrace garden. would that b okay given that the terrace is an cantilever extension. Can we put shade roofs ? Would like to know the restrictions from builder end.
Get confirmation from what is doable / not doable in writing from the Builder before you decide to book. There is no validity of verbal commitment and people change (just like IT industry :)).
I presume terrace garden should be find though I doubt cantilever extension. Having said this, nothing stops you from violating the agreement terms. I doubt if builder will be able to do anything or dare to take any action.
I had gone to Rohan Iksha project site today — well, I tried.
I could not get the project site because the road was blocked. I inquired with nearby shops are found out that the road has been blocked by land owner. Apparently, the land and the road is under dispute. Anyone knows the status of this road? How can a project be approved without a road? Or, is there a different road than the one which starts from Doddkkanelli road?

A miscreant had tried to create nuisance by blocking the road, claiming he has some dispute regarding some land along this road. Let me make it clear that this dispute has nothing to do with the Rohan Iksha land, nor has it anything to do with the old landowner from whom this land was purchased by us. Our project land has clear title and this has been checked not just by our lawyers, but by lawyers of all the leading bankers including SBI, HDFC, ICICI, Axis amongst others (who have already approved the Rohan Iksha project and already disbursed many loans) and also by lawyers of over a 100 people who have bought a home at Rohan Iksha after complete due diligence. You may please appreciate that the road in front of Rohan Iksha is already a tar road and in the best of condition, and there is no obstruction whatsoever on that part of the road.
Now, with respect to this road obstruction created by someone, police has already filed an FIR at the request of and based on documented evidence provided by BBMP regarding the ownership of this road. BBMP has also approached the courts regarding this matter and investigation is already initiated. Although, the dispute has nothing to do with Rohan Iksha land, such road obstruction affects our project, hence we have also moved the courts.
Lastly, regarding the work progress at our site – yes, this incident did hamper some material movement to site, but that was just for a day. Trucks have been plying on this road from the very next day. I have also visited the site in my car. And there is no slowdown in the construction progress, it is going ahead full swing.

I went to see Rohan Iksha today. When i turned to boganahalli road behind Embassy tech village its found that the road is fully covered with huge sand piles. Not even a 2 wheeler can go. I stopped there and checked with a person in nearby apartment. He told me the full story that the road is closed by landowner and now Rohan cant take there building materials inside. I went there and found the project work is almost stopped since there is no road to bring materials. I dont think its worth to purchase an apartment for such huge price and not even having an approach road. Landowner and Rohan are in big fight and it looks like even after completing the project , the life of a resident in rohan iksha will be peaceful. I am dropping my plan to buy in Iksha. This project is a complete mess

I don’t have any comments on the pricing of other projects, but will take this opportunity to mention a few highlights of the project – the efficient floor plans, large wall to wall windows with each apartment getting 360 degree views, the large green areas including amenities such as tennis courts/cicket pitch/swimming pools/club house, etc, the open areas and wind tunnels to allow great ventilation.

its the issue that Rohan had developed quite a few months back. People staying in near by apartment find it hard to even go in the same road. BBMP used police force to lay down road for one half. Next half is left unattended with stones. Now stones were laid down properly bcoz of the vehicular movement. These are blocked again by the land owners. Its creating such a nuisance and trouble to all people living there. Noone knows the real reason of this hungama. This has happened more than twice now.
@Rohan: If there needs a fight between Rohan and land owner, pls fight in the court or somewhere else and do not interrupt ppl staying there just because its a road and noone can do anything to it..
I bought an appartment with rohan builders bangalore in their prestigous project Vasantha. It is turning out to be a nightmare as living there is becoming a problem that is magnifying as each day passes, the project which was supposed to be completed in 2007 is still not complete and every three four months some work will be started by the builder that will leave the complex unorganized and filthy.
There is a lot of problem with the quality of work done by the builder and if it rains the main entrances to the different blocks gets logged with water the entire ground floor is not levelled properly and you can see uneven slopes and difference in different floor levels. the landscaping that was promised to be one of the best in bangalore is now worse than the BDA/BBMP parks.
the builder has cut corners in every utility provided in the complex and the equipments/materials used have started giving a lot of problems if you consider that they are just 1 year old.
To top it all the project has not got the Occupancy Certificate from the statuory authorities and I am living under constant fear of losing my hard earned investment.
There is no association for the complex so the maintenance staff which is being done by the builder are the king and they reluctantly do all maintenance jobs leaving residents no place to go.
The list of problems in the complex and misdeads of the builder is endless, one should be extremely cautious while relying on this builder and grab a first hand experience through Vasantha.

– The project has been completed and handed over in 2008 with all amenities including club house. Please do not mistake the maintenance works by any agency as the project not being completed by the builder.
– The landscaping and other gardens are fully done and still well maintained and operational by the society. The water clogging issues you mentioned had been rectified long back as soon as it was brought to our notice.
– Its been almost 8 years since the project has been complete and people have been living there. I am not sure which equipments you are referring to, but, any equipment will require periodic maintenance especially when they are 8 years old.
– Someone must have misguided you. Please be rest assured of your hard earned investment. The project has the Occupancy Certificate.
– Again, please be informed that the association was formed in 2007-2008. We had taken responsibility of property maintenance for 5 years. It was handed over to the association post that.

Rohan Jharoka II Ownership Report – Core issues
Hi All,
How are you feeling in RJ2 ? Owning a home is a good feeling for anyone (on EMI though)!!! . Also, We all are trying to make the community better n better, kudos to all .
As discussed in numerous internal meetings (RJ2 owners) , in meetings with ROhan Builders officials and in the closed google group
there are some core issues which are haunting me and most of us.
Here I am trying to bring these issues into the notice of wider group and public . Please let me know What do you think about it
1. Land discrepancy : Missing area of around 25000 sq.ft. ( As per the sale deed , the total project area is 25000 sql ft. less than the area mentioned in initial sale agreement of the apartment )
as result of which , UDS for me and others has come down by ~ 7 sq. mtr. As per builder, sale deed is the only document they recognize.
2. Ceiling height : As anticipated , its less than the bye-laws and minimum height mentioned in National building code . As per builder they are maintaining some standards but its not meeting the national building code .
I have 8 feet 6 inches ceiling height in my apartment and all other have the same with 1-2 inches difference. As per the email reply from builder during construction phase, they claimed 8feet 10 / 11 inches .

3. Car parking :: As per Officials at Rohan Builders , You count faces of car park , not slots. In 1 face , if you can park 2 or 3 cars , this will be counted as 1 car park.
I am also a bit confused her !
As per OC , there should be 293 car parks in RJ2 , but there 381 car park slots are available, and I think builder will sell all 381 slots whereas OC allows only 293 .
Builder can’t sell car parking as a separate item, that is another angle.
4. Maintenance start period :: Without any intimation , Builder has started the 1 year maintenance period from OCT-14 .
After some discussion with the builder, they agree to reduce the expenses incurred by construction work. But no conclusion yet.
Its my home and I am trying to enjoy and live peacefully but somewhere inside, I am not convinced and feeling short changed BIG TIME.
All this should be compensated by the builder, and if we are right then we should not let it go so easily. I will not.
I am sure we all have the same feeling.
Though we thank the builder for doing some extra work like fencing and railing around the complex .
But on the core issues, You all know , the email business with builder is not working, they are just buying time. Don’t you agree ?
No progress so far. Even they haven’t share the promised docs yet to get more clarity on above mentioned items.

Rohan has made big issues in bhoganhalli now. They encroached land of another person to get the road widened for getting 700 flats approval. Now the road is closed by landowner and he filed a case against rohan for land encroachment. The case is going on. Most probably iksha project will be called off.
Thank you shekar for the info. I checked with my friends in department and found that the approvals are fake and there is a case going on between land owner and rohan for encroaching land owners property. Already land owner declared that he will interrupt the work in iksha. I cancelled my order. Builder was not ready to accept the cancellation initially and was not ready to give my money back. I used my political influence to get it done and got my money back. Wont do business with Rohan in future. Rohan iksha project is in trouble.

The approach road to Rohan Iksha is a public road and already shown as part of the Comprehensive Development Plan (CDP) prepared by Bangalore Development Authority (BDA). We do not have any claim on the road for us to encroach upon. The project already has all approvals from all relevant authorities including BDA and construction is in progress full swing. More than 50 lawyers, including ours, have vetted all the documents before the existing customers of Rohan Iksha put in their hard earned money in the project. So I can assure you the documents cannot be fake.
I could not find your name in our booking forms, maybe you had booked under some other name. Just a mail from your side to to cancel your booking would suffice as we have a clause in the agreement that we do not charge any penalty for any cancellations and refund the amount in full.

The aproach road which is supposed to be 100 ft wide , going next to Rohan Iksha is the one shown in CDP plan and that currently doesn’t exist in real.
Do you think by the time this project is completed, that road will be constructed?

There is a lot of development already completed and some which is going on – which overlaps the proposed 100ft wide road. Also, there is no initiative taken by BBMP related to anything regarding this proposed road. So, my personal opinion – this road may not come up for many years.

Rohan Iksha dealing shady. No UDS in agreement. Not 8 acres anymore, just 5.5 acres. more info, they are trying to get approval for 18 floors – approx. 700 apartments in 5.5 acres. Im cancelling my booking.

i visited again 4 months back and then they revised the plan and added 4 more buildings with total 680 apartments … i was like wow !! greed doesn’t have a limit ..

I am staying for rent in SLS Sunflower for last 2 years… Before buying this apartment for 5k per sqft please check with builder about drainage.
There is drainage pipe going in front of SLS Sunflower and Iksha. But this is not connected to the main pipe in the boganahalli village. Boganahalli village is full of gunda people. They were asking for 10L rupee bribe 3 years ago with SLS RWA for connecting the drainage. This drainage is still not connected. Once with help of BBMP SLS RWA tried to connect this drainage. But the gundas came and vandelized the community. Now the waste water after treating is taken in a truck and thrown outside by SLS. Most of the time dirty water is flowing inside SLS since water cant be moved in truck at right time. The same may happen to IKSHA also tomorrow.
Also the people in the village put music very loud even at midnight. Kids cant sleep. If you question them they will close the community main gates forcefully and you cant move out.
In front of IKSHA they have made a temple now. Most nights they put music at top voice. Even in SLS we cant sleep at night. It will be horrible for IKSHA people.
Please keep these things in mind since you guys are going to make a big investment.

even i felt that rohan iksha is like a matchbox …had they made 1620 floor plan to 1720 it would have been awesome….current 3bhk looks like a compact 3bhk…
i like the pricing and builder brand though … location is little inside but i guess it will be developed by 2020-2022 …it is pretty peaceful location ….

I am also of the same opinion, specially the utility area is very very small. I have already booked one, but still in confusion. The overall plan looks ok. I am still very much concerned with the launch and finish date, from last 4 months they are postponing the launch and start date.

I dropped Rohan Iksha due to very same reasons as utility area is so dam small. I had visited the site in december and then visited 2 weeks back and found that they have increased the units and made a promising project a congested projecct now …
There is a temple behind where every second week the speakers are put on loud noise by the locals which creates a lot of nuisance … and then there is no cauvery water in next 10 years …
i have removed it from my list and looking at other projects for self use …

Pros:
1. Location: Being very close to Tech Parks and Ring Road gives it an edge.
2. Project: Overall the project looks good in terms of appreciation and the reputation of builder, i hope they will do well
Cons:
1. water availability: this area will definitely have Water problems as its there in other nearby areas.
2. The Locals and temple issue: I am of the view that it might have been the problem in past but as the area will develop these sewage and locals issue will fade away, as there are other big project coming in next 3-4 years
3.Pricing: the builder is very much adamant on the pricing, no discounts … only options are get yourself referred by an existing customer or some channel partners like prop tiger will get you 1% discount, that’s how i got some:)
4: delay; the Delay in their plans to be frozen will cost little more than what they promise in terms of handover time, this is usually the case with any builder.
5. Height: the total floor to ceiling height as promised by them is in the range of 8.7 to 8.10 ft which is a bit of concern in case you want to add false ceiling for interior work
overall i feel the project is good although i am in no position to comment how well it will appreciate considering there is some downside now in reality space
you might even try some flats for resale in prestige sunnyside and ivy terrace but they will cost you a bit more about 5.8k to 6.2kpsqft, although you can negotiate considering the slump in reality space

I am planning to buy a 3bhk in Iksha. I visited the project today and asked about the ceiling height after reading your comment. They are saying it will be around 9.3ft. They said it was lower in Vasantha due to HAL Airport nearby.
Regarding the locals issue I am not very sure as the area seems pretty calm. It’s a bit inside but I think in a couple of years it will develop. I asked about the sewage and drain issue to which they replied that there will be no such issues in this project.

Be careful with marketing guys as they tell big things saying price will touch 8000 to 9000 per sqft by the time of procession and they will help in selling. Same thing they told for Avritti and now when I call for resale they say market is not good they cant help in resale etc etc..they dont even pickup call.
Buy only if u want for end usage dont buy for investment/resale as it would be very tough to resale at higher price as prices are already very high
Totally agreed. Even for normal builders selling at 3k psft, the final price when you occupy goes more than 5k psft including the other charges,reg, waiting period for possession etc. Now, can i find a person to purchase at 5k psft for an avg builder? Very difficult. If I do similar math for builders quoting base price of 5k,6k total cost itself will easily cross 7k-9k psft during possession.Now you need to sell more than this amount to make profits. Quite difficult in this current market.

65 L you will get SAROJ GROUP ONLY with no open space. Small appartments in 5000 sq ft plot size are quoting 60 L for no open space
Negatives
1. Cant sell/transfer to others until project completion by paying some transfer charges
2. Severe water problem in that area
3. Intially planned for 480 and then changes to 560 as of now. Not sure why they did after taking some bookings.
4. Height of ceiling from floor is 9ft.
5. Screwed up Rohan Vasantha completly and to some extent in Jharoka -8.10 ft floor height and in some flats 8.7/8.8 where min std is 9ft.

check out samruddhi winter green.. i heard it has better facilities and at a price around 4500per sq.ft.
The water situation looks to be bad in that area. Rohan currently has 1 borewell, and found water at 1300 ft, which is really low. There is Mayfair project just before Rohan, and they are already buying water from outside in construction phase. Does anyone have further inputs on this aspect?
Even SLS Sunflower—which is few yards before Rohan Iksha—is mostly on tankers. I know this from a friend who lives there.
We have booked 6 units today, with no difference in the pricing 🙁
After a looong search, we have decided to go ahead with this project due to location advantage and builder reputation. For our surprise the road widening is already under full swing, will be finished in one week 🙂
Expecting good appreciation once they launch it as most of the projects are selling for 6K in this area.

There is a proposed (BDA) 100 feet road adjacent to this project which would connect to panathur main road…. the approach road which you are mentioning will remain as 30 feet road and this would be tar road in next 6-12 months.

Rohan is coming up with a project in Boganhalli which is just pre launched. I came to know as I own one Rohan house. It is launched @ 5000 based price with Rs. 20 floor rise after 4th floor. Possession 2.5 years down the line.
This is on Bhoganhalli road after SLS Sunflower. Some 200 mtr inside from road.
Want to know if this is good price.

Booked a 2BHK on the weekend…they did not budge on the price…if someone gets discount let me kno…will try and ask again :J
My reasons: Good location, plenty of offices, schools, ORR 1.5km and Periphery ring Road will be 3kms types (whenever it comes up, if at all), decent builder.
Cons, I think, are many projects in that area.
I thought 5K is decent given Prestige Jade Pavilion (structure started) is asking 6K+high premium charges, Assetz East Point is 5.6K (but structure up). Prestige Sunnyside (almost ready) is apparently at 6.8K. By 2017 I expect price for then-soon-to-be-launched will be in 6-6.5K and possession ready in 6.5-7.5K range depending on economy.
Between, they said they will offer referral award…we can split the amount if someone is interested. (samitthange at yahoo com)

There are close to 1.5 million ready to move in.. Why dont you book a ready to apartment now and move in to the place..you can get the discounted price..
You are true there are no people to buy apartments but still these people dont reduce the price.I don’t know why. The approach road was very bad in that small lane.And moreover in coming few months panathur is going to become worst area with pollution and traffic as there are lakhs of flats in a small area with bad roads.

I agree with you on high inventory levels. Everyone should do their own maths before making such a big investment.
I could not afford ready-to-use apartment as most of the money needs to be paid upfront and would have led to much higher loan than what I was comfortable with. With under-construction, the payments spread out over 3 years and resultant loan would be lower.
Anyways, like i said, the reason for going with this particular project was the high number of offices and schools in that area- two items which make it easier to rent in future just in case I do not end up living there or in the city altogether!
Its a risk – no doubt, but till the value rises to 7000 psft by the time it is ready for possession in 2017 end, i do not think i will lose money.

I saw the site yesterday and I don’t think its worth 5000 per sft. For 2BHK they are asking minimum 75 lacs (includes all other expenses). There is no point in buying. Look for other projects in the same area who can give 2BHK in 60 – 65 lakhs.
