Since this is next to Iblur lake , Wouldn’t this project come under 75 meter buffer zone of NGT buffer zone rule? If so , how will it OC from bbmp.
Yes, you are right. The project is unfortunately within 75 meter buffer zone of NGT. Large parts of the DNR property is marked as ‘buffer zone’ by BBMP’s official development map only. Please see Map for District 3 on Opencity website which has official Bangalore development plan from BBMP.
The developer says property was started before NGT ruling, but NGT ruling is in effect now and the property might never get OC from BBMP because of this. With NGT you never know, the ruling might take 5 years and given pollution issue, there could be knee jerk judgements like demolition.

All the lake facing apartments are sold out. Only 3 BHK flats which are facing other apartments are unsold, that too it will cost you around 1.5 cr. No point in buying if you don’t get 100% satisfaction.

Pre launch price of 5700 psqft is reasonable for this area.
Embassy Pristine whose possession is next year and is in iblur. The ongoing rates there are Rs.7000 psqft for a 4BHK. On possession it is expected to hit Rs.8000 psqft.
This area has the highest development, very well located and also highest employment generation. There is metro also coming up in iblur. Very cosmopolitan in nature with excellent schools and very good social infrstructure.
It is also very near to kormangla, hsr layout and most of the MNC offices are on ORR stretch from suncity junction to marathahalli.
Why 5700? If it is near so many MNCs, near to koramangala and metro station, shouldn’t they price at Rs 10,000/- psft. It will be reasonable then.

There are many many projects in Bangalore whose prices are GOING TO touch anywhere between 7k and 14k. You find them almost everywhere, in every direction.

Nowadays it has become fashion to say price is on higher side for each and every project. Even if they would have priced 4000, some people would have still said “price is on the higher side”

Any thing is reasonable if you can afford it. If you can’t afford something, even 1000 is on the higher side.

general delay in the project is by 3-5 years and builder collect almost 90% money in one year and an end user is hardly compensated for the loss he have due to delay.
Price+Interest amount to almost 1CR to 3-4CR to afford a home…do Indian where high income group ( earning 10-20Lac/annum) can afford these homes easily.
Practically speaking….I think its only Bank and Builder are gaining ..no one else….
also, resent study came up saying that about 1/3 builder is not able to make revenue enough to pay interest in liew of their liabilities…its not because they cannot afford but due to the high price they are quoting that their space is unsold and interest is building on it..so they need to rationalise the price..and be realistic…

Cars are cheaper in the US than in India. Houses are cheaper in the US than India. Petrol is cheaper in the US than India. Its good for those who are staying in the US, But Indians need them in India not in the US. Lets not compare with other countries and lets see how this can be made affordable in our country.

There is something called price to income ratio. CHina suffers now because of high prices of RE. Japan went down for 20 years because of that. In a Globalized econ if some reliable funds from India can invest in housing markets like US,Spain it can fetch handsome returns. If Everything is costlier than US, Indian salary cannot remain desperately low and vise versa for a longer period.

Its just G+14, so they can’t have more than 160 in 3 acre. What is so attractive in that?
Also They have only 3 & 4 BHKs so number of apartments will be lesser.
But it is very close to the Sobha Projects .. I am concerned about the ventillation, Natural light etc.
