That price seems to be in the ball park. The price is totally dependent on the unit you are booking. For garden facing ones I have seen ~7000 as well.
That’s high, be careful and push hard. I am not convinced its worth the price for a mid level area like this! Check their history, it’s not positive in terms of quality or keeping up what they promise

Hello Prospective buyers..
Be careful about the Sales team of this builder. No transparency in available units. They may show you unit “X”, offer you a price, you start negotiating….and then, comes the shocker – unit “X” is gone, so please have a look at other alternatives. Hence, you lose all your precious time, effort and mental peace…after staying invested in that particular unit (“X”), making up your mind, and et’al.
It’s not over yet… Pricing is another “black box”. No reasoning behind absurd quotes – disproportionate spike in the asking rate, defying every market dynamics, every arithmetic under the sky.
This is my testimony on CG. God knows how the hell do they want to establish themselves in fiercely competitive Bangalore market..
PS: Be smart while placing your cards with these Sales folks.

We got the price sheet from them and looks like on top of the basic sqft cost they are charging 20L for taxes, maintanence and amenities which seems really high. Did you contact the builder on the split?

I compared the vat and taxation from other luxury projects and it was around 7-8L for a 3bedroom of similar size [ around 2250 sqft]. Casa is charging around 14L for a 3bhk villa on taxes.
This is way too high. There is something fishy here.
Please do your research and we can convince them if we can get more data from other builders.
My suspicion is that they are quoting a reasonable amount to lure in to the project , but escalate the cost by
collecting as deposits and taxes.
More inputs and research needed.

I have booked my villa in Sept 2015. I have choosen one villa and they confirmed that it will not be allotted to land owners. Now they have seen price hike in the market and informed me that the villa has been selected by land owners and asking me to choose some other one. I don’t know whether to believe this or not. they are calling me to confirm to choose other villa over phone instead of sending emails. I don’t know whether they are playing or it is true.
I recently bought one villa in Casa grande. The guys seems trustworthy but haven’t got any documents yet.
All of us should share information and probably make sure there are no concern/loop holes.

Hi Friends, I am Srinivas and I have booked a villa in casa grande luxus yesterday. I have booked the villa at 6200/sft. Have read your reviews before booking and had clarified many doubts raised by the members in this group with the builder. I got satisfactory reply from them. As Mr. Balaji said the project has been approved and they are starting the project construction after pongal. As I am from Tamilnadu and I know this builder very well I trusted them and booked the unit. The current price they are quoting seems to be at par with the market price. Also casa grande is well known for timely delivery and quality construction in Chennai. Their service also seems to be good and professional.
The ammenities are good and the best part is the private garden every unit has behind. Plans of the garden have impressed me a lot and the theme they selected was very good. It is designed for all age groups as told by them.Hope it is much better now than it was three months back.
Thank you all for your feedback and comments as I could clarify most of my doubts based on your inputs. Hope we will see many more new customers joining the group so that we can discuss many things about the project here.

I have recently booked a flat at 6200/- SFT. Have liked the project a lot. They have got all the approvals and they have showed me the approval copies also. I was told that they are going to launch the project next week. The location is very good and easily accessable. Though the price is higher than the launch price of 5900 I went ahead with the booking as this is a well reputed builder in Chennai and I got very good feedback on their quality and timely delivery from many of my friends in Chennai. The modal house construction also has started. The landscaping concept they showed was excellent and this is the major factor for me booking in this project. The ammenities are much more than what is mentioned in the website.
Others who have booked in this project can share feedback about this project so that we all will be updated on the progress of the project.

I visited the site and talked to their marketing guys. Initially tennis court was planned now it is not there, they are changing plan, STP came to front from back. Make sure your villa is not near to STP. Approvals are still pending, not sure exactly what’s going on.
Any update on the launch. Also those who have blocked a villa…have you asked for any documents from builder for verification. Other than receipt for blocking money what have you received from them.
I have blocked one site. Would the other buyers here be interested in a whatsapp group to share information.
a Social group is always better,So that we can share the status and Other info of the project .
But I doubt if all the buyers are going through this Forum.We should get the Info from the Builder I guess…….

Looks like they increased the price. Casa Grande website shows 5950 and they charge 100 extra for the premium units.

@sagar – I have blocked one at 5900. It seems worth it….considering the huge Hebron project right opposite . This project can piggy back on that one in terms of location benefits later on. I am only wary of the quality since I have not seen any physical proof of it as this is builder’s first project in Blr. It is not a fancy luxury project…..but seems like a good option to me.

I am also planning to book one over the weekend and for the Quality wise I think they are providing 100% Refund Policy on cancellation if anywhere quality is compromised. So , looking at that I am also thinking it as one of the good investments in that area as you correctly said about the hebron Phase 2 Just opposite to this Project.
