I paid the booking amount in Mar 2016 but there is no activity at the site even four months later The locals tell me that there is a dispute over the land b/w Godrej and the original landowners and so the project is hanging. When I contacted Godrej for clarifications, they do not reply to the point and simply say that work will start soon. So much for transparency!
Happy to receive the agreement copy yesterday. Yes there has been a delay but understandable as it involves approvals and clearance. just waited patiently and I agree they were quick in recovering the initial payments but as like every other developers they need these funds to flow to move forward with the developments so far. Its how real estate developers industry works.
I also got the excavation contract is also finalized which is what I heard couple of weeks. I heard they have stopped accepting further booking at this current rate which I heard from GP Sales team here in UAE. My experience with them is good and mine is in Tower – C. I hope team will start uploading photos of the progress as it happens.

Did you really get the agreement copy? I have not received one. I have also booked a flat in C tower. They have been saying that the agreement preparation is in progress but nothing in sight so far. I tool live in UAE and contacted the local office but no proper information so far.

I received my registered agreement from Godrej yesterday through courier.
I was told they are hopeful in starting construction by december end.
After a lot of follow up, someone from the sales team called me and the story got was that work is delayed due to a disagreement on pricing and revenue sharing b/w Godrej and the landowner. I was promised the Sale Agreement immediately. Well, nearly 3 weeks later, I’m yet to get the agreement and work is yet to start on site. In the meantime, I keep getting emails celebrating Customer Week at Godrej Properties! Clearly, this is a dysfunctional company. I’m seriously considering withdrawing from the project. Sure, the price is cheap compared to the neighboring Prestige project but If they are so lackadaisical with the paperwork, I shudder to think how the construction will be.

I am in the same boat as you are. I have booked and paid 20% of initial payment but no information about the agreement papers. Godrej was so prompt in sending invoices for payment but it is sad that they have not shown the same level of interest in sending the agreement papers. Though i have received the Agreement but many of the clauses aren’t making any sense to me and hence have sent an email back to Godrej (awaiting reply). Some of the concerns are:
1) The land share in the property is not shared.
2) Many of the facilities which were promised in the Broucher are no where mentioned in the agreement – like CCTV, video phones etc.
3) No details of any kind of maintenance/warranty on the construction by developer
Not sure of there is any google forum or something already formed where all the buyers can join and points can be discussed cohesively with the developer.

we have paid 20% of flat cost at godrej avenues but there is no sign of agreement. No status of start of work as well.sales teams says will get back but never gets back .But they are very prompt in sending pmt notices with 15% penalty in case of delay .what about delay by godrej .work was supposed to start mid may ’16.
I drop off from their project after paid the token money for the 3bhk. i lost all of my money. The sales team told me that I will get 2-3 months time for every payment cycle. But in real, even they asked me to pay 2 terms in one month. I initially told sales team that I am not going for bank loan to buy this property. I felt like they cheated, their communications are not clear. I asked them to email me their payment plan when I paid token money, they did not accept that.I never thought Godrej can play this dirty game. Good Luck to people who invested in Godrej.

Please avoid Godrej. I am their existing customer and not quite happy with their customer service and unfair practices. Till today we dont have permanent power conenction, proper lighting in the common area and also Godrej is not ready to pay penalty for late handover

Ohh god.. another project. Now days builders are in a hurry to launch projects because they are scared of real estate bill which be coming this year. It’s pro-home buyer bill but it won’t be retrospective hence builder are thinking to launch as much as possible :-).
The funny/annoying thing with this project is that the builder is not charging for car parking . Instead, the builder is charging for “car parking space development ” . As per the real estate bill, builders are not supposed to charge for car parking . Renaming the “car parking charges” to “car parking space development charges” is a clever and cunning way of bypassing the above rule .
Yes, they charge “Car parking space development charges” of 3 lacs from the customer. One of my friend booked a 3 BHK and this is mentioned in the cost sheet. He already paid 3 lacs initial payment and booked the flat. Any suggestion what he has do now ?
