I am staying near by and pretty much aware about this area.4400 per sqft is way too much for this area. you wont get much appreciation here after few years.

I was very keen on this project I stay on the same road and works ay sigma tech, one of these days when I visited this project in the morning I met one of the landowners relative, as per him this project nakshatra nestilo had major legal issues and even now one the landowner is having issues with the builder secondly this builder Abhishek keeps changing the name of the company in each and every project , they did one project Nakshatra Villa under JSV Project and now they are doing under Spad Classic, for such project without amenities and such low key profile builders you should not pay more than 40- 45 lakhs for a 2 bhk as the quality and commitments will never be met.
Pre-launch price of 4400 in this area is way too high. Location is another problem. Roads too narrow.
Promise of a 70 feet road before possession is hard to believe as all bangaloreans are aware of the lethargy of govt agencies in implementing this. Another aspect people fail to inquire is availability of cauvery water pipeline or any plans to do so in the future.

The pre-launch price should have been around Rs. 3900 per sq. ft.
Anything above Rs. 4000 per sq. ft is way too high on that particular road, when compared to the time frame that is involved until possession. If you have studied the floor plans in detail, you would notice that a lot of area has been consumed in unnecessary ‘standing balconies’ which cannot be used for anything else apart from ‘just standing’. Why pay more for just standing?
When you calculate the carpet area of an apartment minus the walls, there’s a stark difference between super built up area that you pay for and the carpet area (minus the internal walls) that you would end up using.
Additionally we found from the builder’s previous projects that, unlike other builders the internal wall finishing is not exactly flat. It would have cuts and bends to accommodate pillars, which is a negative because it impacts the beauty of the apartment as well as causes wastage of precious sq. ft.
When we raised these concerns with sales, he accepted the flaws but justified it with a ‘lower price point’ offering. He also suggested that we must then look at Prestige or Sobha who can offer what we were looking for and that is exactly what we did.
Above all, I found sales/builder to be highly arrogant who were unwilling to negotiate and were more interested in pressurizing customers by emphasizing on price increment the following day.
This was my experience with Orchard Whitefield, hope you all had a better one.

I appreciate for your honest feedback. But wondering how can they sell Flat without motioning the actuate carpet area as per the Real Estate Bill;
The Real Estate Bill is a MODEL BILL that has been passed by the Union Cabinet but the implementation will be left to the states who can either implement the same model bill as a legislative bill or amend existing rules to adhere ‘in principle’ to the model bill passed by the center.
A Real Estate Regulatory Authority has to be established in each state as the government body to be approached for redressal of grievances against any builder with in 6 months from the date of presidential assent. This will happen once every state ratifies this Act and establishes a state authority on the lines set up in the law.
Associations like NAREDCO and CREDAI are already opposing the inclusion of ongoing projects in the Real Estate Bill therefore not sure what kind of draft bill the State Govt. will come up with. Only time will tell.
No wonder builders are NOT adhering to the Real Estate Bill guidelines, since on ground the bill does NOT exist.

I am interested, but not willing to make the move as most of the comments are saying that the prices are too high.
Is there any feedback about the builder in terms of
1. Quality of construction – anyone residing (or purchased) from their previous project?
2. Completion Time – Do they stick to the completion time / schedule ? Of course, 3 to 6 months of delay is expected and acceptable, but it should not run into years.
3. What about legal approvals and bank loan approvals? Does anyone here know when they are going to get it. Sales guy was saying it will be done by July.
4. Any other feedback about builder?
Base price already increased to 4365/- psft, a month back. They are planning to increase it to 4465/- psft on 6th of june.
For quality, you can check orchid woods on Hennur main road. They have marketing office there and you can visit the model flat there.
They said completion time depends on approvals, 3 years from then.
We still need to verify legality of land and agreement documents.
In this area(+/- 1KM), you can get A Khata land for 3500-4500/- persft. I’m not sure how this prelaunch super high price is justified for an apartment.

“They are not ready to negotiate even a rupee” as if they are giving guarantee on the quality and the carpet area. If they don’t give satisfactory answers, don’t go with them. The carpet area has to be mentioned exactly on the brochure along with other flat specifications.
I have visited lots of projects is Bangalore these days builders are giving very small rooms, I decided not to purchase flats though they say 1400 sq but actually it wont be even 1000sq feet carpet area they just fool us saying 76% is carpet area but ideally it is not even 70%, if you are not convinced with me please visit any old flat with Same Dimension I am sure you will get convinced flats constructed few years back used to be so big area. Now a days it is they are going to PG rooms and not as flats. Dinning Rooms are forcefully clubbed into Hall, earlier days apartment used to have sperate dinning with dimensions, now a days that is missing. After investing 70-80 lakhs you wont even get 20K rent, what is the use, it is utter wastage where as if you put amount in bank you get interest, unless craze and thrust reduces for purchasing property reduces builder are going to suck life time earning by creating fake demand, actually only few projects near by IT SEZ are in demands most of other projects hardly anyone shows interest.
I am planning to buy 3 BHK. This is for my own use and not for investment. I looked at their site and I am Okay with it.
1. One of the main concern for me right now is that they want 3 years for completion. I need it faster. Not sure if there are any better options around this area.
2. I am slightly concerned about the Nilgiri trees…not sure if it belongs to green-belt or comes under forest area. Has anyone from this group checked the project approvals and legal papers?

Also as per my lawyer, we should se the CC before booking the aptmnt as it will lead to less difficulty. But the broker says that OC and CC will available only at the end. CC should be available within 1 month after they start digging basement. OC will take long time after possession.
I saw the site. The 1.5 km stretch is mostly occupied by independent houses on both sides of road. The road is little narrow. Overall I can say the price they are quoting is too high for that location. I think 3700-3900/ sft is ok or else there is no point in investing.

India is a funny country where we do spend at least 50 percent of our income in buying a home and arranged marriage?. In both of the cases we don’t know how future will be . Marriage is still ok u are dealing with a woman who can understand u but in greedy world builders will not understand you. They will delay handover of flats. I think in india only we buy flats without seeing it but in other countries you pay for what u see. Property price will remain same for next 1 yr atleast seeing global economy. Take risks if u could able to sustain future meltdown. RBI governor is insisting builders to cut down price so war is on now. That’s why I strongly feel property investment is no no for now as investment but for self use you should go ahead but be prepared for project delay and emis and rent.

I find this project is good, with just 492 apartment in 7 Acres gives lot of open space and will also have a lower density. This is a good buy @ 4290/sft, is a very competitive price considering the ongoing average price in Whitefield in an around 10 kms of this project is between 5250/sft onwards.
Don’t go with this builder. Check the comments on other projects in Harshasagar.
