Please do shop around as there are many ready to move good projects in prime area of the same price. Please be very careful while selecting the project as there are many cheats builder who just sell all junk.
It’s not worth. Simply they are increasing price. Biggest problem is water problem. Within 1year water level will go down. U have to depend on tanker and kabery. Maintenance will be 5k+.Better look for other location. Or if u will get by maximum price will be 65 lace all inclusive.

Please guide me with your experiences, now a wide road is constructed, but construction still doesn’t look like to be completed anytime before 2022. I see so many people considered it during 2016 when it was under Pre-Launch.

I hope you are aware of fine to be borne by Builder if they don’t respect the completion date. Unlike earlier these days all the builder quote the deadline date which includes atleast 6 months buffer on top of actual completion date. The sales agreement is not same like earlier. They have special Rera agreement that get registered too plus as per Rera rules, they have special Escrow account where they collect the money. If the entry road gets better then this property will be one of the best in whitefield/marathahalli area.

Abhinav shared a very correct picture of the area. I would like to include some of the missing points.
The road is under litigation for abt a decade now and it looks like it will never be made unless someone gives these land owner money. No builder is ready to spend so much money as they are already fooling buyer that road will be ready in 2-3 year. This has been happening for so long.
Even the road in front of vibgyor is not complete half of it on the side of vibgyor wall is not part of road. The land owner is not giving it for road. No body actually care about road. Its really scary for women’s to travel on this road at night due to no street lights. Everyone is just minting money here. Someone hoping to get the road build is living in fools paradise.
Apart from it major issue is mosquitoes menace due to dirty lake ( part of varthur lake) specially at night. All apartments on this road do fogging on daily basis. Also due to slum the area has become a garbage dump. The slum ppl get free dump from BBMP and they sell paper and plastics and rest goes to fill the lake causing deadly pollution. This has contaminated the ground water. Also these slum people burn garbage frequently which cause deadly fog at night and early morning.
Why guys ur going for buy 5000 per sqft. Vaswani Brentwood is resale value is 5300 that is ready to move .then why ppl going for pre launch project for 5000. This project should 4500 per sqft as per the vaswani standard. That are other builders are selling 3200 to 3400. So before invest check with that are price. Don’t blindly invest your hard earned money. Don’t give ur money to builder.

Yes what you are saying it may be all inclusive. I.eincluding immunities. But base price is 5300. But pre launch 5000 is too much for vaswani. That are local builder is selling 3200 to 3500 base rate, so vaswani can take 4500 max
. they are charging pre launch 67 lacs for 2 bhk and ready to move Brentwood is 70 lacs. Which one will people prefer. So there is not point of booking pre- launch,but wait for some time when they will start the work price will also not move . park your money some where and earn interest.
Point is that who is buying at 5800 no one!!! Is there any buyer for 5500 also? My friend from US wanted to sell since last year but he is not able to get any buyer at 5500. If any body wanted to buy please let me know at 5500. These pre launces are just junk..There are no buyers now even for the ready to move in.

Its better to buy a ready to move in property than under construction as there are many kinds of fraud being done by the builders. What they sell are nice hi resolution pictures and video rather than the actual flat.
People should go and see the actual flats before buying. Its the most fraud industry of India. People spend their whole life earning buying into these and then wait eternally. When they get, its no more than a shabby piece of house.
Beware!!! All builders are like that..so dont be baised to any.

Please take out some time and visit Vaswani Brentwood (which is >95% complete) adjacent to Menlo park. It might not be 100% perfect; but will give you an idea about the builder. All of them are ‘NOT’ the same.

No idea Sushil. I wanted to buy in Brentwood, but didnt get any as per my requirements. Even if they have started construction now, it will take at least early 2020 for getting possession. I cant wait till that 🙁
Under construction property has VAT and service taxes. you don’t pay any VAT or service tax on ready to move. That’s something to consider along with loss in rent and tax savings when buying under construction property.

This is not against any specific builder. but in general. I know as a sales person you would have a target and thats your job. But after having seen most of the good builders (market cap) , I want to warn the buyers to buy what you see in reality and not carried away by Photoshops and HD Videos. By naming a project to a westen place, the amenities are still very indian and low quality.

Btw Vaswani builders are good in bangalore. I dont deny that. But still since there is no law which says what you show to the people in presales is what you deliver is after n number of years.
Absolutely Correct. Infact I have also booked one under construction in 2009 and got the possession this year. after 7 years of pathetic delay and very low quality. These pre launches sells only images and nothing concrete. What these builders give after so many years, its so low as compared to what they have actually promised as these things are out of any law or agreements. This Prelaunce is a totally fraud bussines and can exist only in India.
Infact theere are so many hidden clause in the agreement where the builders made the buyers pay 30% extra after all the installments. Please buyers beware..dont fall into these cheaters aka builders prelauches.

Recently updated that high tension wire inside the boundry of menlo park wil be there forever, i dnt knw how bbmp and bmc approved this site, as per my knowledge it is nt allowed to construct any building near ht wire.
its oustise the wall, as for ur kind info in bangalore most f the projects are here where these wire passing frm middle f the land, eg. Sobha, prestige too

I have visited this project and also planned to book a 3bhk apt .
But i am really not sure what is happening about the road .Spoke to a couple of my friends who stay in Keerthi Gardenia and they say that the case on this road is pending in supreme court.There are 2 litigations for which i could see the boards and due to those the access road is pretty poor in shape.The residents expect the cases to be resolved in another 2-3 years ( yes, they already expect years) , but no one knows how would it be.I also felt that Vaswani has played it safe by proposing the main entrance of the project exactly opposite to Vibgyor since that is the only way to guarantee access despite road issues.Logically it did not make sense to me because this only means more traffic during peak office hours.
If you also see carefully , the new Jain temple is built exactly opposite to Brentwood, which hence protects the access to the Brentwood.The sales guys are very assuring that the road will be built and the corporator is also involved so the issue will get sorted out, but my personal research says that is nowhere close in time.I am also doubtful why was this project launched as Claremont earlier and then shelved , then relaunched as Menlo Park.
Apart from this, considering the floor plans- in 3bhks, there are some flats with terrace ,others with big balconies on alternate floor.So whether you buy one with a “terrace” or “balcony” the flat above you will not have a shade .Only the alternate floor will have the same plan as yours.In that case, even the balcnoies are as good as terraces, but while the terrace is charged as 1/3rd of the regular sqft price, the balcony is charged at the same price as the flat.
Though I did like the floor plan, the open space % and the overall plan of the project, but since was skeptical about all these points ( mostly the road conflict), decided to cancel my booking .It’s a big investment and did not want to risk it.
Also, someone has mentioned about hidden charges, that is true- before booking price quoted to me was Rs 5000 per sq ft + floor rise charge .When i finally decided to book, they said another Rs100 sq ft would be added since your flat is an amenities facing apt ( this was not discussed even once during the course of weeks prior to the booking).

Agreed. Approach road needs to be laid properly and put street lights. Otherwise, this is a very bad investment. Saibaba road residents are already accessing the approach road, as their’s is one way. Area is very dusty as well.
Sharing a few experiences from my purchase at Vaswani Brentwood
1. There is no legal access road to Vaswani Menlo Park or Vaswani Brentwood
2. Road belongs to a private party who is willing to charge you a ‘nominal’ amount for using the road. To this effect you will find all types of legal notices displayed near Vibgyor road.
3. BBMP CDP reiterates the private party’s claims by not showing any form of road on the map for this area.
4. No street lighting is available on this road.
5. When it rains, it gets all muddy – if you drive a car through this, your wheels will get all dirty and walking is just not an option.
6. There are high tension wires passing by the apartment.
7. There is a small slum area nearby which is easily visible from the balconies of Brentwood.
8. At the beginning you are not informed about a lot of hidden charges such as installing granite slabs in the kitchen.

Why they have changed their name from Claremont to maleno park? Is there any legal issue with the previous name?
