BBMP Rajakaluve / Storm Water Drain Maps
BBMP has published the Rajakaluve Maps for reference. The information uploaded is organized in three folders Bangalore East, Bangalore North and Bangalore North Add. Each of these folders are further organized by village name. The documents are in Kannada and not optimized for web viewing, however if there is a storm water drain passing through a survey number the file name includes the survey number. Some of the village level folders also contain the village map which gives you a rough idea of the SWD. Its difficult to interpret these maps and if you find your survey number its better to approach the revenue department for more information.

I am planning to buy a property on Sun city Apartments, Block 15. I understand that the site is on survey num 28 which in my understanding seems to be on a Rajakaluwe. I am not sure where the Block 15 would be located on the survey and if it is sufficiently clear of the Rajakaluwe. Can you please advice me on this? I want to buy a flat in Scanda Elina, Sy no. 71/4, Ballegere Village. I am observing
a small drain (secondary/tertiary) towards the north direction of the apartment, cutting the main road in the
Ballegere village revenue map (Varturu 2 Hobli) @ http://landrecords.karnataka.gov.in/service3/. But the same is not shown in .KMZ file. Not sure how big it is. Could you please let me know your advice ?
Another question: If a property does not encroach a secondary/tertiary drain, but does not
leave enough buffer (25 meter/10 meter) for those drains, can BBMP demolish such property ?

Thanks for the valuable information. I am planning to buy a flat in Kumari Woods & Winds (Survey 107) in Channsandra, Whitefield. However, as per mapshalli.org and zippserv, there are some blue lines passing through my selected flat and the survey number is in black.
The builder had initially told me that there is a rajakaluve at the back of the apartment, but they have left ample set back space of 25 feet (as against the mandatory 15 feet) and hence no need to worry. But still I am a little bit apprehensive as the three blue lines cross over my selected flat. Please suggest if I can go ahead with this purchase or not. Thanks in advance.

Did you get any reply from Rajendra? I am also planning to buy in kumara Woods & winds project but see blue lines at the back side of the project. Even though the builder mentioned that they have left over 15 meters of set back area for this small rajakaluve, I am still apprehensive.

I have question/doubt.
In varthur, in the survey number 108, I am going to buy a plot.
When I see the link provided by you for the rajakaluve “SWD / Rajakaluve Maps for Bangalore East”, I found that there is no 108 survey number provided in that list.
But in CDP there is a small blue line in the same survey no. But this blue line is not enclosed with green color which represent the rajakaluve.
So does it mean there is no Rajakaluve as such in this survey no.

I have recently booked a flat in HILIFE TRIFLORA(Gunjur Village) which is undergoing construction and will be delivered in Dec 2017.
But what i see now is it is at a distance of 30-35mtrs from Raja Kaulve..This project might have started in 2015 and they have given a commencement certificate also and is BBMP approved.

I have a property in BSK 6th stage BDA layout. I can see thing light blue line (natural water line) close to my site in village map. I had purchased this site about 7 years back from BDA allottee. in reality there is no water line there.
I saw one comment from Nagarabhavi area telling BBMP is not giving approval due to this. What legal options do we have ? can we drag BDA to court ?
Me too is trying to find out the difference between natural water line and storm water drain. But not getting any clear picture about it. How it is related to Rajakaluve.
There is a natural water line passing through the project on which I am interested. And if the project is BBMP approved then what are the consequences.

you can use rajakaluve.org service from govt for verifying this.
According to Rajakaluve.org there is no violation. But is that site gives complete information. Moreover I want to check lake violation. rajakaluve.org is telling only about rajakaluve violation.

it looks like there are three primary/secondary drains flowing in this sy. no. 50. two towards north and one towards west of this sy. no. Its about the Goyal and Co Orchid Whitefield in the Hagadur main road near to govt.highschool.
In the survey#161 there is “Kaalu Daari” and build said it is Kharab land only constructions are not allowed.
Is there any risk related to this property

Kalu dari is name for “FOOT ROAD” in kannada. yes your builder is right. It is B-karaab and builder is not supposed to sell it. normally it will be 3 to 4 ft width and length as per village map. now a days more importance is given to Rajakaluves, cart road etc. not much to foot road. because any builder who is constructing will have to leave roads and foot paths which will take care of this foot road.still precaution is better. in future contact me on rajendralandconsulting.com. good day and good luck.

I see in the village map there is a natural water line passing in the survey no and which is behind my property . Can you please suggest does the buffer zone apply for natural line water and BDA developed layouts.

Don’t worry. if you say it is BDA allotted site then it is OK. whatever the wrong they do it will be condoned. because it is from the Government. I think this layout was formed prior to 2000. At that time buffer zone conditions were not there. And moreover the BDA in its own lay outs has got the right to divert the path of storm water drains also. because they claim it is in the interest of public. so no need to worry. in future contact me on rajendralandconsulting.com. good day and good luck.

I had also cleared them clearly this is a small blue line which is a water line and doesn’t have any connectivity on the other side .. but they still rejected my file ..

The line is right behind my property . Just to eloborate .. The drain is in the middle anD there are 50-70 houses each side of the houses and hardly 2-3 vacant site each side .. At the end of the water drain there is no continuity for the water to come in and since the layout was formed there was never water flowed in that SWD .. My property is in the centre of this lane and only my site is vacant in that road .. it’s fully developed area ..
I think People should revolt our officals are educated but not intelligent… My question is Will Buffer zone really applies to type of Drain we have in Bangalore? or our CDP 2015 was flawed in identifying the type of drain’s, natural waterline and halla’s we have ?
Main purpose of Buffer zone is to hold the fertility of soil from flowing water and to feed the vegetation of the adjacent land to support flora and fauna of the surroundings it is also called as riparian buffer, but our SWD is not clean water or is flowing on surface of land, but polluted water which is flowing several feet below encased concrete open slabs which cannot overflow.
Most of the north indian SWD are open and flows on surface most of the time not polluted, i think lawyers have given judgement based on their understanding about riparian buffer.
I think our officials really need to classify type of drain we have and act accordingly by challenging in the court against NGT instead of troubling people..
I think BDA should be dragged to court. Either they should regularise this or give alternate site in similar place (same value)
How can I get the building plan approved ? Please advise .. should I file a case against bda and approach for a alternative site .. finally public is suffering because of lack of knowledge to government .. please advise

I have gone through many of your queries and replies. I have a site near Magadi road, Bangalore west. And next to my site, there is open drain, which is about 20 ft away from my site corner. How to identify, whether this is a Raja kaluve, mori, drain etc. BBMP officials are not approving the Plan request. I tried on google to check this drain and i couldn’t locate it. If some one has a knowledge on this, may, please comment on this. We may have to fight for it. When we are fighting for Social cause uniting various level of citizen, why we should not fight for our own existence. Your immediate replies comments are well appreciated.

Based on your information, I have done check on the property(apartment) I am looking to buy. It looks like main gate is about 50m from Rajakalve, but the buildings are 70m away.
Most of the property based on CDP map is in Purple zone, however, one part of property is in sensitive zone on CDP map(Dotted green line). Outside the property, there is a Valley zone, so I guess the sensitive area is because of Valley zone.
Property details – 6/4, 9/1 Survey number, Bhoganhalli Road, Varthur Hobli, Bangalore East
Given this, is it safe to buy? Do I need to check NOC from builder of Lake authority. If the builder has the NOC, is it safe? Will the society get the land and be able to live without fear of demolition/illegal land/construction

need more info on this. you have not given the village name. threfore i am unable to tell which type of drain is that. depending on that i can tell the buffer zone.In CDP purple colour refers to industrial zone. you are saying apt project. whether he has got the permission for change of land use? The other one is sensitive zone. previously it was called valley zone prior to 2008. later in CDP 2008-2015, where ever the valley zone is cleared ( or lifted) it is shown and known as sensitive zone. In valley zone no residential activity is allowed. yes it is allowed in sensitive zone. but there will be a committee for this in BDA. once they give NOC then it can be converted to residential purpose. so check all these points. for more help contact me on rajendralandconsulting.com. good day and good luck.

it is very difficult to identify the karaab land and rajakaluve in centre of the city projects. because except survey people no one knows what was the original village name. once if we know the village name and sy. no.s then we can see whether are there any rajakaluve and karab land. and also now they have made city survey maps. so info we will get only in Survey dept. only. and plz check whether any storm water drain is there sarrounding the project. because by google map i do not see any drains. if there are any drains means we can check in BBMP swd office for any encroachments. one more thing what you can do is ask for theproperty( land) details from developer. there I might be able to tell. in future conact me on rajendralandconsulting.com. good day

I am looking to buy a flat in JS Harmony Apartments, Hoysalanagar bearing Survey No.93/2 and 93/3, situated at Horamavu Village. The apartment is bang opposite Narayana eTechno School, and is next to Gokulam apartments.
Could you please advise, whether or not this is free of the Storm Water Drain ?

looks like north-west corner of this apt. complex is encroached over big storm water drain.this drain is joining a lake towards the north and no name is given to that. all along the path of this drain buildings have come up. but at present it does show in BBMP encroachment list. it is better to consult BBMP swd department and take NOC from them and proceed. in future please contact me on rajendralandconsulting.com good day
