Aratt Avant Twilight

Aratt Avant Twilight is a two-tower apartment project by Aratt Developers at Nimbekaipura, just off Old Madras Road near Budigere Cross, in the Hoskote-adjacent stretch of East Bangalore. The project carries two separate Karnataka RERA registrations for its two towers — PRM/KA/RERA/1251/446/PR/181223/006492 (18 December 2023) and PRM/KA/RERA/1251/446/PR/301223/006522 (30 December 2023) — both dated to the same launch window in late December 2023.

Location & Connectivity

The site address is Nimbekaipura Road, Huskur Village, Bidarahalli Hobli, off Old Madras Road, near Budigere Cross — one of the corridors that’s picked up a lot of new supply over the last few years as it sits between Whitefield’s IT clusters and the Hoskote industrial belt. It’s a commute-dependent location: expect to rely on Old Madras Road and the Outer Ring Road extension toward Whitefield for access to ITPL and the Marathahalli tech corridor, rather than any immediate walk-to-office convenience. Social infrastructure in the immediate vicinity is still building out, consistent with most of the Budigere Cross micro-market.

Project Specifications

  • Land area: 3.5–3.6 acres (sources round slightly differently)
  • Structure: 2 towers — one Ground+9 storeys, one Ground+18 storeys
  • Total units: 255
  • 2 BHK: 699–743 sq ft carpet
  • 2.5 BHK: 834 sq ft carpet
  • 3 BHK / 3 BHK Deluxe: 821–834 sq ft carpet

Note that these are fairly compact carpet areas for their configurations — worth checking the built-up/super-built-up figures against the carpet numbers directly with the sales office if space is a priority for you.

Pricing

Listings aren’t fully aligned on price. One independent portal quotes a range of roughly Rs 98.1 lakh to Rs 1.16 crore for the base configurations, with 3 BHK Duplex units starting around Rs 1.34 crore. Another gives a narrower Rs 1.11–1.18 crore band, with a separate FAQ on the same page citing Rs 1.33–1.41 crore. That’s a real spread rather than rounding noise, so don’t lock in a budget off a single listing — get the current price sheet directly from Aratt before making any decisions.

Amenities

A clubhouse, swimming pool, gym, tennis and basketball courts, badminton court, children’s play area, multiple themed gardens, a jogging track, a community hall, and the usual power backup and security cover — the builder markets this as a 40-plus amenity list.

RERA & Compliance

Both RERA numbers — 006492 and 006522 — turn up consistently across independent portals (nobroker, squareyards, roofandfloor) attached to the same project, most likely reflecting the two towers being registered separately a couple of weeks apart in December 2023. Possession under the RERA schedule is October 2027.

A Few Honest Notes

The carpet areas here run smaller than what you’d see from a lot of comparable 2 and 3 BHK launches in the wider Whitefield-Hoskote belt, so this reads as a project aimed at buyers prioritising price over square footage. The pricing spread across listings is wide enough that you shouldn’t treat any single number as final — confirm directly before you commit. On the plus side, the RERA registrations are clean and consistent, the unit count and configuration hold up across sources, and the October 2027 possession date is a reasonably near-term one for a project this size.

Verdict

This suits a budget-conscious buyer who wants a foothold in the Budigere Cross/Old Madras Road corridor without stretching into the pricier Whitefield-proper market, and who’s comfortable with more compact unit sizes in exchange for a lower entry price and a nearer-term possession date. It’s a weaker fit if larger carpet areas or immediate social infrastructure matter more to you than price — in that case, look at the bigger, more established launches further into Whitefield instead.

Nearby Comparables

In the same Budigere Cross corridor, this sits alongside Godrej Woodscapes, Budigere Cross and Brigade Belvedere, Budigere Cross — both already covered on this site — though those two are considerably larger, higher-density launches at a different price point.

“In 2009 I was in search of a property. Before I could finalize one, I had so many questions: was the location right? could I rely on the builder? was the price quoted the same for everyone? what should I know before I issue the cheque? — and many more questions that kept coming to mind. With no platform, I started harshasagar.com to help myself out. 15 years later, these questions still come to me whenever I think about buying another property. There’s no shortage of platforms today — social media, WhatsApp, and more. But if you’ve still got a question or something to share, this place is still here for you.”— Harsha Sagar, founder
