Arvind Lakeview

Arvind Lakeview is a high-rise residential project by Arvind Smartspaces at Byregowdanahalli, on Bannerghatta Road in South Bangalore. It holds Karnataka RERA registration number PRM/KA/RERA/1250/307/PR/280324/006755, decoding to a registration date of 28 March 2024, confirmed directly on the project’s own RERA registration page.

Location & Connectivity

Bannerghatta Road has been one of South Bangalore’s steadier apartment corridors for years, and this stretch near Byregowdanahalli sits within reach of the Bannerghatta metro line. It’s worth noting this is a different Arvind project from Arvind Skycrest at Gottigere, further down the same road and already covered on this site — the two carry entirely different RERA numbers, registration dates and unit counts, so don’t confuse them when comparing notes. Other projects already covered in the same corridor include Godrej Vanantara and Sobha Magnus, both also on Bannerghatta Road, plus Casagrand Hazen nearby at Gottigere.

Project Specifications

  • Land area: 6 acres
  • Towers: 5
  • Total units: 650-plus
  • Configurations: 2, 2.5, 3 and 3.5 BHK
  • Unit sizes: roughly 1,100 to 1,900 sq ft

One aggregator’s listing places this project in Nelamangala rather than Bannerghatta Road — that’s an outlier against every other source checked, including the project’s own official RERA filing, which clearly lists the site under Bengaluru Urban district on Bannerghatta Road. Treat the Nelamangala reference as a listing error rather than a real ambiguity about where the project actually is.

Pricing

Quoted pricing starts at roughly Rs 80 lakh for a 2 BHK, moving up to about Rs 1.5 crore for a 2.5 BHK, Rs 2.25 crore for a 3 BHK and Rs 2.70 crore for a 3.5 BHK. That puts it broadly in line with the area’s average of roughly Rs 6,500/sq ft, though as always, confirm the current price list rather than working off marketing-stage figures.

Amenities

The clubhouse is fairly full-featured for the project’s size — sauna, gym, kids’ play area, swimming pool, library, spa and jacuzzi are all mentioned — alongside the usual landscaped gardens, dedicated children’s play areas, a fitness centre and multipurpose sports courts.

RERA & Compliance

The RERA registration (PRM/KA/RERA/1250/307/PR/280324/006755) checks out directly against the project’s own official RERA page, which lists an acknowledgement number of ACK/KA/RERA/1250/307/PR/051223/007649, an approval date of 28 March 2024, and a proposed completion date of 31 December 2027. A separate secondary source instead quotes possession into 2028 — a minor discrepancy worth confirming with the sales office, but nowhere near the scale of conflict seen on some other projects.

A Few Honest Notes

Aside from the Nelamangala mislabel on one aggregator and the year-ish gap on possession date between sources, this project’s facts hold together more cleanly than most: the RERA number, acreage, tower count and unit count are consistent everywhere they’re quoted. The main thing to watch for as a buyer is not confusing this with Arvind’s other, larger Bannerghatta Road project (Skycrest) further south, or with Arvind’s separate pre-launch “Codename Bannerghatta Road” project, which is still awaiting its own RERA number as of this writing.

Verdict

For a buyer set on Bannerghatta Road specifically, Arvind Lakeview is a reasonably well-documented mid-2020s launch with a fairly tight cluster of consistent facts across sources — one of the easier projects in this corridor to verify independently. Worth shortlisting alongside Godrej Vanantara, Sobha Magnus and Arvind’s own Skycrest project further down the same road, keeping the distinct RERA numbers and possession dates straight between them.

“In 2009 I was in search of a property. Before I could finalize one, I had so many questions: was the location right? could I rely on the builder? was the price quoted the same for everyone? what should I know before I issue the cheque? — and many more questions that kept coming to mind. With no platform, I started harshasagar.com to help myself out. 15 years later, these questions still come to me whenever I think about buying another property. There’s no shortage of platforms today — social media, WhatsApp, and more. But if you’ve still got a question or something to share, this place is still here for you.”— Harsha Sagar, founder
