Mana Daintree is a rainforest-themed villa community by Mana Projects (in association with Natura Projects) off Sarjapur Road, in the Volagerekallahalli/V Kallahalli Road area of East Bangalore. This is a 4 BHK villa project, and that part is consistent across every source we checked.
Acreage and unit count — a real conflict, not papered over
Here’s the part that isn’t consistent, and we want to be upfront about it. Sources disagree meaningfully on both the acreage and the unit count:
- Some listings describe a 5-5.45 acre, 48-unit project
- Others describe a 9-10 acre, 48-unit layout
- At least one describes a newer, larger phase at 12 acres with 150+ villas
Two different RERA numbers turn up in our searches:
- PRM/KA/RERA/1251/308/PR/200103/003137 — reads as a January 2020 filing date under Karnataka’s DDMMYY RERA numbering
- PRM/KA/RERA/1251/308/PR/151222/005516 — reads as a December 2022 filing date
It’s plausible these cover different phases or blocks of what’s now marketed as a single “Daintree” community (the project appears to have grown over time, with a smaller original phase and larger subsequent releases), but we could not confirm from public sources exactly which registration maps to which physical block. If you’re seriously evaluating a specific villa here, get the seller to show you the RERA number for that exact unit and cross-check it on the Karnataka RERA portal — don’t assume the acreage or unit-count figure you’ve been quoted applies project-wide.
Unit sizes and pricing
- 3 BHK villas: from roughly 2,932 sq ft, priced from around Rs 1.82 crore
- 4 BHK villas: roughly 3,000-5,000 sq ft, priced anywhere from Rs 2.6 crore to Rs 4.96 crore depending on size and source
That’s a wide spread, so confirm the specific villa’s carpet area and price against the current price list before treating any of these numbers as current.
Location and connectivity
The project sits just off Sarjapur Road, with the following cited as a few minutes away:
- Sarjapura Town
- Dommasandra
- Hadosiddapura
- Carmelaram
- RGA Tech Park
This is the same general belt as several other Sarjapur Road villa and apartment launches.
Design and sustainability
The project’s whole identity is built around its rainforest theme:
- Courtyard-style villas designed to mimic rainforest micro-ecosystems for passive cooling
- Turbo ventilators for cross-ventilation
- Native landscaping
- Rainwater harvesting — one source cites a 7 KLD tank storing roughly 30 days of rainwater
- IGBC green-building credentials per the builder’s own materials
Possession
Sources cite possession dates ranging from late 2024 to sometime in 2025, depending on the phase/block in question — another reason to confirm the specific RERA filing and possession date for the unit you’re looking at rather than relying on a project-wide figure.
A few honest notes
Mana is a Bengaluru-based mid-tier developer with a design-led, lower-volume approach rather than a mass-market one — this shows up in Daintree’s architecture-forward positioning. But the genuine spread in acreage, unit count and RERA numbers across sources here is wider than we’d like, and we’re not going to paper over it with a single confident-sounding figure. This is a case where a site visit and a direct RERA-portal check before booking matters more than usual.
Nearby comparables
For comparison in the same Sarjapur Road villa segment, look at Godrej’s and Puravankara’s villa offerings in the same corridor, which sit at a similar or slightly higher price point with more consistently documented specs.
