Sattva Springs, Kaggalipura (Kanakapura Road)

Location & Connectivity

Sattva Springs is a low-density villa/row-house project by the Sattva Group (Salarpuria Sattva) near Kaggalipura on Kanakapura Road, South Bangalore — close to the Turahalli forest belt and the Art of Living campus. The Green Line metro extension along Kanakapura Road has brought a station at Silk Institute within roughly a ten-minute drive, and NICE Road gives a reasonably direct run into the rest of South Bengaluru, though this stretch of Kanakapura Road is still less built-up than the established parts of JP Nagar or Banashankari further in.

Project Specifications

  • Builder: Sattva Group (Salarpuria Sattva)
  • Land area: around 5-5.6 acres depending on the source
  • Format: low-rise row houses/villas, six distinct configurations including a premium Type 5 with a 5,287 sq ft private terrace, limited to 18 units
  • Total units: 66
  • Configurations: 4 BHK only, ranging from 3,607 to 5,236 sq ft

Pricing

Pricing runs from roughly Rs 4.4-5 crore at the entry end up to about Rs 7.27 crore for the larger configurations, all-inclusive and before registration charges. One older listing quoted a much lower “from Rs 3 crore” figure with smaller unit sizes, but that appears to describe a different, cheaper Sattva project on the same road rather than Springs itself — the three sources that specifically named Sattva Springs (66 units, 4 BHK, 3,607-5,236 sq ft) all converge on the higher Rs 4.4-7.27 crore band, so treat that as the reliable figure.

Amenities

The list runs to 40-plus amenities typical of a gated villa community: a clubhouse, indoor games room, kids’ play area, jogging track, round-the-clock power backup and water supply, and 24×7 security.

RERA & Compliance

RERA number: PRM/KA/RERA/1251/310/PR/240724/006948, which decodes to 24 July 2024. Possession is targeted for September 2027.

A Few Honest Notes

At just 66 units on 5-plus acres, this is a genuinely low-density project — a real point of difference from the high-rise towers that dominate most of this site’s coverage, but also a much smaller resale pool than a 500-plus unit apartment project if liquidity matters to you. All-4-BHK, all-villa pricing puts the entry point well above Rs 4 crore, which rules this out as anything but a premium purchase; there’s no smaller-format option here to bring the ticket size down.

Verdict

This suits a buyer specifically looking for a low-density villa/row-house community on Kanakapura Road with direct forest-belt proximity, and who’s comfortable with a large-format, all-4-BHK price band starting above Rs 4 crore. It’s not a fit if you’re looking for an apartment-scale ticket size or a mixed unit range within the same project.

Nearby comparables: Assetz Meru and Meadow, further along Kanakapura Road near VV Nagar and already covered on this site, is a useful comparison for apartment-format pricing in the same broader corridor, even though it’s a different housing format from Sattva Springs’ villa layout.

“In 2009 I was in search of a property. Before I could finalize one, I had so many questions: was the location right? could I rely on the builder? was the price quoted the same for everyone? what should I know before I issue the cheque? — and many more questions that kept coming to mind. With no platform, I started harshasagar.com to help myself out. 15 years later, these questions still come to me whenever I think about buying another property. There’s no shortage of platforms today — social media, WhatsApp, and more. But if you’ve still got a question or something to share, this place is still here for you.”— Harsha Sagar, founder
