Location & Connectivity
Aakriti Emerald sits in Nisarga Layout, Hoskote, on the eastern edge of Bengaluru Urban district. Hoskote has been steadily filling in as an affordable alternative to Whitefield and ITPL Road, with Old Madras Road and the Hoskote-Whitefield stretch handling most of the traffic into the tech corridor. It’s a locality that works better for buyers priced out of Whitefield proper than for anyone needing a short commute — expect a 30-40 minute drive into ITPL on a good day.
Project Specifications
- Builder: Aakriti Group (Aakriti Projects, a partnership firm headquartered in Seegehalli, Bengaluru Urban)
- Land area: 1.57 acres
- Total units: 130 apartments in 1 tower (two independent listings, NoBroker and AddressOfChoice, agree on a single tower — the RERA aggregator record itself shows a “4 towers” figure, which doesn’t match either portal, so confirm tower/wing numbering directly with the sales office before booking)
- Configurations: 2, 3 and 4 BHK
- Unit sizes: 2 BHK around 1,040-1,213 sq ft, 3 BHK around 1,365-1,780 sq ft, 4 BHK around 1,780 sq ft (super built-up)
- Possession: August 2028
One oddity worth flagging: NoBroker’s own size table lists the 4 BHK carpet area (859 sq ft) as smaller than the 3 BHK (1,121 sq ft), which is backwards for a builder floor plan. It’s likely a data-entry slip on the portal rather than the actual layout, but worth double-checking the floor plan directly if the 4 BHK is what you’re after.
Pricing
This is a project where the price you see depends heavily on which listing you land on. One aggregator’s per-configuration table puts a 2 BHK at Rs 55.64 lakh, a 3 BHK at Rs 73.03 lakh and a 4 BHK at Rs 95.23 lakh. Other portals quote a noticeably higher headline range of roughly Rs 72.27 lakh to Rs 1.2 crore, with one listing a 3 BHK specifically at Rs 92 lakh. That’s close to a 25-30% gap on the same configurations, more than rounding or carpet-vs-super-built-up differences would explain. Get a current price sheet from the developer directly rather than anchoring on either number.
Amenities
Sewage treatment plant, rainwater harvesting, backup power, CCTV surveillance, fire safety systems, elevators, a swimming pool, gym, kids’ play area and a multipurpose hall. Water supply is a mix of BWSSB/corporation connection and borewell, standard for this part of Hoskote.
RERA & Compliance
Registered under PRM/KA/RERA/1250/304/PR/160925/008096, which decodes to a registration date of 16 September 2025. This is a first Bangalore launch for the promoter — the RERA filing shows no prior projects registered in Karnataka in the past five years and no pending litigation on the land.
A Few Honest Notes
Beyond the tower-count and pricing mismatches already flagged above, this is a small, first-time promoter rather than an established name — there’s no delivery track record in Bangalore to fall back on. That doesn’t make it a bad project, but it does mean the usual due diligence (site visit, builder background check, escrow/RERA fund utilization) matters more here than it would with a repeat developer.
Verdict
Aakriti Emerald suits a buyer who wants Hoskote’s lower entry price and doesn’t mind a first-time promoter or a long, 2028 possession runway. The unresolved tower-count and pricing gaps between listings aren’t dealbreakers, but they mean you should treat every number here as a starting point for a conversation with the sales office rather than a final figure. If either a shorter commute to Whitefield or an established builder’s track record matters more to you than price, this probably isn’t the one.
Nearby Comparables
For the same broad Hoskote corridor, Sobha One World, Hoskote and Godrej Parkshire, Hoskote are both already covered on this site and offer a useful contrast in scale and pricing from established builders in the same micro-market.
