Inspira Infinity, Carmelaram (Sarjapur Road)

Inspira Infinity is a compact apartment project by Inspira Builders Projects Ltd at Carmelaram, on Sarjapur Road in East Bangalore. It’s registered under Karnataka RERA number PRM/KA/RERA/1251/446/PR/060324/006675, which decodes to 6 March 2024.

Project Specifications

The project is a single tower on a small 1.13-acre plot, built as 2 basements + stilt + 15 floors with just 7 units per floor, for a total of 105 units — 2 and 3 BHK only. Unit sizes are one of the few things that genuinely conflict across sources here, and not by a small margin: one listing puts 2 BHK at 1,279-1,290 sq ft and 3 BHK at 1,528-1,705 sq ft, while another gives a much smaller overall range of 775-1,055 sq ft for the same configurations. That’s close to a 40% gap, well beyond the usual carpet-vs-super-built-up rounding you see elsewhere, so don’t rely on either figure — ask for the RERA-filed carpet area of your specific unit before you sign anything.

Pricing

Quoted starting prices are similarly split between listings — Rs 1.25 crore onwards per one source and Rs 1.35 crore onwards per another. Given the unit-size discrepancy above, it’s worth asking for the price per sq ft directly rather than comparing headline prices across listing sites.

Location & Connectivity

The project sits at Carmelaram on Sarjapur Road, one of Bangalore’s most heavily built-up IT-corridor stretches, with reasonable access to the Sarjapur Road/Outer Ring Road tech belt and the Carmelaram railway station in the vicinity. This is a well-established, not an emerging, micro-market — expect existing traffic congestion typical of Sarjapur Road at peak hours, offset by the convenience of established schools, hospitals and retail already in place.

Amenities

A roughly 9,000 sq ft clubhouse anchors the amenity list, along with a swimming pool, gym, tennis court, basketball court, a cricket practice pitch, a barbecue area, indoor games, kids’ play area, jogging and cycling tracks, a party hall, a cafeteria and retail shops at the base. The developer cites 80% open space and no common walls between units, along with a claimed 75% carpet-area efficiency.

RERA & Compliance

RERA number PRM/KA/RERA/1251/446/PR/060324/006675, registered 6 March 2024. No possession date could be confirmed from the sources checked — ask the sales office for the current RERA-filed completion date rather than assuming one.

A Few Honest Notes

This is a small, single-tower project from a builder with a much lower profile than the Prestige/Sobha/Brigade-tier names that dominate this stretch of Sarjapur Road, and the size/price conflicts above are larger than what you’d normally chalk up to routine rounding — worth doing extra diligence here specifically, including a direct RERA-portal check and an in-person unit measurement, before committing.

Verdict

Could work for a buyer specifically wanting a small, low-density single-tower building in an established part of Sarjapur Road rather than one of the larger multi-tower townships nearby, but the unresolved size and price discrepancies mean this needs more legwork than usual before you commit — confirm carpet area, price per sq ft, and possession date directly with the developer rather than any listing site.

Nearby comparables: for larger, already-covered alternatives in the same general Sarjapur Road corridor, see Mana Vista at Gattahalli, Mana Verdant Terraces, and Godrej Lakeside Orchard at Kodathi — all offer a very different scale and density trade-off compared to this one.

“In 2009 I was in search of a property. Before I could finalize one, I had so many questions: was the location right? could I rely on the builder? was the price quoted the same for everyone? what should I know before I issue the cheque? — and many more questions that kept coming to mind. With no platform, I started harshasagar.com to help myself out. 15 years later, these questions still come to me whenever I think about buying another property. There’s no shortage of platforms today — social media, WhatsApp, and more. But if you’ve still got a question or something to share, this place is still here for you.”— Harsha Sagar, founder
