Arvind Greenfields, Ajwa Road (Vadodara)

Arvind Greenfields is a plotted development by Arvind SmartSpaces (ASL), part of the Lalbhai Group, launching on Ajwa Road in Vadodara — the company’s 23rd project in Gujarat and its first entry into the Vadodara residential market. The company officially announced the project in early November 2025.

The development sits on a large plotted estate of roughly 100 acres, positioned as a premium, low-density community rather than a dense apartment layout. Arvind’s own marketing for the project leans on a golf-and-clubhouse theme: a 9-hole executive golf course, a roughly 50,000 sq ft multi-level clubhouse, a golf pro shop and academy, a banquet hall, restaurant, badminton court, gym, and kids’ play area, among other amenities.

  • Announced: November 2025
  • Investment scale: Reported top-line potential of around Rs 700 crore

Pricing

As of this writing, Arvind SmartSpaces has not published official plot pricing on its own site. A number of third-party property-listing sites quote plot rates starting somewhere in the Rs 47-50 lakh range, but since none of that traces back to Arvind’s own channel or a RERA filing yet, treat those figures as indicative at best — get the actual price sheet from Arvind’s sales team before assuming any number quoted online is current.

RERA & Compliance

No RERA registration number is available yet. As of early November 2025, the project was still moving through pre-launch and RERA registration — this is normal for a project at this stage, but it also means plot sizes, exact unit counts, and possession dates you may see quoted elsewhere are not yet locked in on an official filing. Once RERA registration comes through, confirm the registration number on the Gujarat RERA portal before paying any booking amount.

  • ~50,000 sq ft multi-level clubhouse

  • Kids’ play area

Nearby Comparables

Ajwa Road is a developing residential corridor in Vadodara rather than an established one, so there isn’t yet a deep bench of comparable large-format plotted layouts in the immediate area the way there is in, say, North Bangalore’s airport corridor. Arvind’s own Gujarat portfolio — spread across Ahmedabad and Gandhinagar — gives a better sense of how the company typically executes a plotted layout than any nearby Vadodara project would right now, since this is genuinely new ground for large-scale plotted development in the city.

A Few Honest Notes

This is very early-stage — pre-launch, no RERA number yet, and most of the specific numbers circulating online (exact plot sizes, phase-wise unit counts, per-sq-ft pricing) come from property-marketing aggregator sites rather than Arvind’s own official channel, so don’t take any of those figures as final. What is solid: Arvind SmartSpaces is a real, established developer (part of the 120-year-old Lalbhai Group) with a genuine, verifiable track record across Ahmedabad, Bengaluru, Pune and the Mumbai Metropolitan Region, and the Vadodara entry itself is confirmed via independent trade press, not just marketing copy. A ~100-acre, golf-anchored plotted development is also a fairly unusual format for Vadodara specifically — this is a new kind of product for that market, not an incremental extension of something already proven there.

Verdict

If you’re specifically looking at Vadodara and want a large-format plotted community with genuine amenity depth rather than a bare-bones layout, Arvind Greenfields is worth tracking — but this is a “watch and wait for RERA” situation, not a “book now” one. Get the official price list and RERA number directly from Arvind before making any commitment, and don’t rely on third-party sites for the numbers that actually matter to your decision.

“In 2009 I was in search of a property. Before I could finalize one, I had so many questions: was the location right? could I rely on the builder? was the price quoted the same for everyone? what should I know before I issue the cheque? — and many more questions that kept coming to mind. With no platform, I started harshasagar.com to help myself out. 15 years later, these questions still come to me whenever I think about buying another property. There’s no shortage of platforms today — social media, WhatsApp, and more. But if you’ve still got a question or something to share, this place is still here for you.”— Harsha Sagar, founder
