The immediate draw is proximity to the Electronic City IT corridor without being inside the congestion of Electronic City itself — useful for anyone commuting to ELCITA-area offices or further down NICE Road/Hosur Road.

Townpark is built around an 11-acre Central Park at its core, which is unusual for a project this dense — most large Bangalore towers set aside clubhouse and pool space but not a genuine central green spine shared across multiple towers.

The acreage of the Madison Heights portion specifically isn’t cleanly documented anywhere independent of Sobha’s own marketing — you’ll see the 11-acre Central Park figure and township-level numbers, but not a clean per-cluster land area, so don’t take any acreage figure for Madison Heights alone at face value. Similarly, exact total unit counts for Madison Heights (1,120) versus Hamptons (984) come from portal aggregation rather than Sobha’s own page, which only describes the towers and unit sizes without a hard total. That’s normal for a township this size mid-construction — it just means the finer numbers are worth confirming for the specific tower you’re considering rather than repeating what a portal summary says.

Verdict

This suits a buyer targeting the Electronic City/Hosur Road corridor who wants Sobha’s construction standards and a genuinely large shared green space, and who’s comfortable with a 2030 possession horizon this early in construction. The wide price-quote spread isn’t a red flag by itself, but it does mean you shouldn’t commit to a unit based on an online “starting from” number — get a dated, unit-specific quote in writing before you factor this into any budget comparison against Sobha’s other Bangalore towers or competing Electronic City projects.
