Please do not buy plot any of reliable property. They are cheats. S@s is 4 years old layout, they did not do any development in layout not even basic amenities like electricity and water. I am owner of one plot. I am regretting every moment.

I have seen this project along with some other plot projects in the gated communities. One common observation is that I could find very few houses in these plot projects. It means that most of the plots are lying vacant. I am planning to buy a plot for building my own house. It would be difficult to build house without neighbors.
It would be very helpful if you can throw some light on why enough number of people are not constructing houses on the plots even in well established gated communities? I could not get good explanation on this from anybody till now.

This is a million dollar question. I visited this project on this weekend. At the project site, they had arranged for few paid players to play cricket whole day. It really helped those marketing guys making some quick sells. Do you really think, anyone went there to buy a house?
If you look around, except for barren land, there is nothing for miles together. Moreover, there is no proper access road. Dingy mud trails lead to this project. Just 100 meters before the project you find a 40 feet wide road.
Now, let’s take a practical case. Think that you live in that project and have come to Total Mall on Sharjapur road for your grocery and on return ask an autowalla to take you to your house. Can you imagine his reaction? No autowall wants go there unless you pay him 500 bucks. Imagine taking an auto at 8:00pm. That place is simply inhabitable today and would be so for next 5-8 years. Why do you think, anyone paying Lakhs for a plot and couple more on building a house would go there and live today? You can’t even find a grocery store nearby, let alone hospitals and other conveniences.
These “Villa Plots” projects thrive on Black money, NRI funding and disposable IT income amassed by on-site money. Don’t waste your time in looking for a house there!!

I think the main reason is that everyone is thinking of the same and waiting for someone else to build. Ideally those who are interested should form a group and approach a good builder to build dream house. Of course there will always people who invest.

Agreed. Group approach is all fine. But the real question is, even if you find a group of 10-15 like-minded people who are willing to construct houses there, is this place really habitable today? Or going to be in next 5 years? There is no grocery shop nearby, absolutely no conveniences. No school bus will come there to pickup your child. And, I believe, you can’t take those roads after it gets dark. Obviously, no roads so no street lights. How will you survive there? Can’t be there just to play cricket..!!
Now about the USP of this project: the upcoming, grand peripheral ring road…. where can you go by taking that road? Well, Peripheral ring road can take you around ALL the suburbs located at the far outskirts of the city. But you still need to get inside the city to attend your office. Unless you are going out the city, on any day, you will have to resort to those dingy roads for your daily commute.
Thinks about it before you put your hard earned money.

A few points which we may consider:
1. If we construct a villa it would take around 18 months to 2 years. By that time all the apartment projects (Park view, Pine grove, Hamilton Homes, Amedeus, Bliss etc)) will be over and many people will start living there. It would quite be possible to request the school bus/auto to come.
2. The real USP of this project are proiximity to Hosur Road (10-15 mins drive thru Jail Road) and Sarjarur Road (thru Hosa Rd and thru peripheral ring road’).
3. I have taken a look to the peripheral ring road thru’ the present muddy road. It will be 200 meters from the project. The main advantage of this road would be that, we are likely to get good habitation in 2-3 years and hence the availability of grocery, doctors etc would be more probable.
Having said this, I am still quite skeptical about the final outcome regarding my buying decision. But if we are really a committed group of people who would be constructing (come what may !) I would give it a serous consideration.

I agree with you; I can see some potential here; 4-5 years time if it really takes off we will be repenting; there is always a bit of gamble; I am going to book this week.

There are couple of more important points missing out here.
1. Most of the people buys the plot in gated community with a premium since they expect safety is assured with restricted access. But gated community is just a marketing gimmick. No approved layouts can have restricted access legally.
e.g. Reliaable Gardeniaa has 5 openings which don’t even have gates till now which is a safety threat for the people who want to construct and live there.
2. Developers don’t bother about giving basic amenities like electricity, water etc. when all the plots are sold out. This is another obstacle for the people who wants construct first. Here again we can take Reliaable Gardeniaa as an example. It is is more than 2 years after phase 1 is sold out in Reliaable Gardeniaa. No electricity connection is available till now.
If the state of the basic amenities are like this, then you can imagine what can happen to other amenities like .

I have bought a plot here in Phase 1. I have query on Khatha transfer.
Have anybody got Khatha transferred on his/her name ? Is it BDA khatha ? I heard from someone who bought plot here is that he received E-Khatha. As I understand, since this project is approved by BDA, each plot should have BDA khatha. Normally BBMP or BMRDA issues E-Khtha. This sole reason, I bought a plot here because it was approved by BDA. Any idea what is going on ?
