Skylark Esta is a new project in Bangalore located close to ITPL, located midway between the Graphite India circle and Hoody junction. The project consists of 212 apartments with various options from 2BHK to 4BHK pent houses. There will be a total of 18 floors.

The stretch between Graphite India and Hoody junction is more industrial in nature, however there are restaurants, shopping complexes and other apartment projects coming up in the vicinity.
Pricing as of 1st week of June 2011 is Rs.3650/- per sft for floors 1 to 4, there is an elevation charge ofr Rs.25/- from 5th floor onwards.
For 1520 sft 3BHK on the 4th floor
- Rate : 3650/-
- Basic Cost (a): Rate Per Sft * SBA = 55,48,000/- (land price at approx 36% of the basic cost is 20,06,400/- and construction cost: 35,41,600/-)
- Club House – 2,00,000/-
- Car Parking – 2,00,000/-
- BWSSB, BESCOM, & DG Charges at 200/- per sft = 3,04,000/-
- Total Facilities Cost: 7,04,000/-
- Net Cost: 62,52,000/-

The facilities costs increase the per sft rate by Rs. 463/- taking it to Rs.4100/-

I have received a minutes of meeting held between Skylark Esta Management and Owners [nearly 20 owners] in July 2014. In the meeting dates have been agreed for handing over possession and finishing other amenities. I was given o intimation not minutes were shared till now.

Skylark Esta, had already circulated email about registartion of property/ flat last month. Since the basic condition, road, lift, parking, electricity, etc are not satisfied or completed what is the purpose of such registration. May nor be able to even proceed with the interior. I have already written about interest payment and sought their confirmation, however, stil to receive any response from skylark esta management. Pls seek confirmation from Skylark Esta management. With regard to your queries, please find below answer.
As per the clause NO.4 of the agreement, which is reproduced below:
“4.POSSESSION
The Possession of the Schedule ‘B’ duly completed will be delivered by the Vendors to the Purchaser on or before March 2014 with a grace period of 6 months. The Completion of building and delivery of possession shall be subject to vis., majure and/or act of God or as a result of in obtaining any sanction, permission or any Rule, Notification of the Government, Municipal Authority, any Court and/or any other Public or Competent Authority prohibiting construction activities or FOR REASONS BEYOND THE CONTROL OF THE VENDORS and in any of the aforesaid events, the Vendors shall be entitled to reasonable extension of time for delivery and possession of the completed premises.”
In view of the above clause, it is bring forward to your notice, that, in Bangalore there were multiple Sand and Lorry strikes in the year 2013 and 2014 as listed below:
1) Sand Lorry Strike which begun on 07/07/2013 which was on for about 10 days causing 3months 10 days delay in the construction activity
2) Sand Lorry Strike which begun on 20/12/2013 which was on for about 30 days causing 4months delay in the construction activity.
In addition to the above, it is further brought to the kind notice, that whenever there is such kind of occurrence, labours have to be demobilized and mobilized again, which leads to 3 months of delay in each such occurrence.
From the above it can be clearly ascertained that there has been a total delay of 7 months and 10 days which is beyond the capacity of the builder. Hence, your claim of delay of the project by Skylark is in contravention of the contract and is not tenable.

You being a stake holder,they should have sent you a letter within a week from the occurrence of such strikes mentioning the same and the expected delay in possession towards this. The additional six months is also towards such eventualities that may or may not occur during the construction phase. Strikes are usually called after a notice is issued and is not abrupt. this should have been planned accordingly and It is purely their failure with respect to material procurement and resource management or they were in a cash flow crunch which does not come under the purview of the stated clause.
If they have not sent a letter, then their reasoning is not valid that being made today and will not hold in the court of law if pursued.

This project is super delayed. I visited the site at beginning of 2013. The marketing guys said that possession is by December 2013. When I booked I was told possession by March 2014… later builder delayed it to July and and then to September 2014 and it’s still not ready. Seeing current status and speed of work I think they are going to take about one more year! Really disappointed with Skylark… the builder is just sitting over our money and doing nothing to deliver project faster.
Very true. Initially the project was supposed to be delivered by Dec 2013 and then they kept changing the delivery date. Still it is not clear when they will deliver it. With the current status it looks like some 1 and half year of work is still pending.

Yes, of course. all the buyers are at mercy of the builder now for obtaining OC.

This statement is not entirely true. While lot of the material (tiles, sanitaryware) is from China, there are lot of German materials too (glass panes etc.). Main door is teak wood and elevators are from Hyundai (South Korean company, not Chinese). Besides, anyone can go and see the model flat and check out for themselves.

I have heard that the Metro has proposed a new route (Mahadevapura Main Road — Garudacharpalya — Hoody junction — Doddanekundi Industrial Area — Visvesvarya Industrial Estate and further to Whitefield). It means we have a high probability of getting a metro station in front of the apartment… Am I right? Does anyone has some information to share???
A station at hudi and then near Esta is unlikely. I think it will somewhere inside the industrial area and then back on to graphite. The base rates for 3 bhk now seems to be 5500. Is it worth investing that with brigade lakefront going around 5890 and Godrej United pre-launch at 5400? Given the brand names of Godrej/Brigade have higher appreciation and Skylark is fairly unknown in the big full amenity residential projects?

Personally I feel all builders in this area quoting appreciated rates leaving any room for investors. If I were you, looking at the current RE market, I would buy only for end use and not for investment.

Add floor rise and substract what you can bargain.
Launch is slated for October, as I heard from them day before yesterday 14/Sep – modified 20:80 like payment scheme being worked out with NBFCs may cause delays but Skylark is configdent it would be able to launch Ithaca in October.
I do not think RE is good for investment in general, considering the uncertain market scenario / real estate bill / upcoming elections etc.
Apart from that I think if someone has already chosen RE as an asset class, then Ithaca is a good investment.
Its currently at 5100/- plus floor rise (25/- per floor) as far as I am aware.
Every project has its plus and minus. Skylark Esta is a smallish project with only 200+ units. So there are no full scale football grounds etc.
The advantage of that speaking to friends who have booked in Mantri/Purva etc is that its easier to pass resolutions and get agreement on any issues since there are fewer people to manage expectations from.

I m not a owner in this grp but Brigade golden triangle and yes ST is 12.36% (on 40% of Constructions) and it includes car park.
Also this should be increased on all payments you made after 1 june and not all payments prior to that date.

I am thinking of booking a 2BHK in Esta. I read that metro phase 2 will pass through the Hoodi main road. Can that be a problem given that nearby land might be acquired for metro construction?

As per the latest Metro alignment, the Metro will move straight from Garudacharpalya to Hoodi circle, take a right turn at Hoodi circle and move straight till the Graphite India junction. The exact location of the stations has not yet been published. Regarding land acquisition, since the Metro will primarily move along the road itself, it is unlikely that Esta will be affected. Additional land is likely to be required only at the turns (at Hoodi cirle and Graphite India) and at the Metro station locations.

Yes. Ive got them verified. They all look okay. Infact if a project has been approved by SBI for house loan (like ESTA is) you can be 90% sure the legals are taken care of.

Hi BangaoreGuy/folks, it seems that you know that SBI has approved the project. Can you confirm that the project has SBI approval? This will be of great help. When I talked to the skylark folks they seem to be very evasive. They say they have SBI approval but have been consistently refusing to produce approval letter/no. from SBI. This is very unlike Brigade folks who immediately showed me the SBI approval letter.

WiseGuy, that would be interesting but still considering the base rate & project getting ready by mid-2015 it was not a good deal though the specification looks good on paper.
I think from 10th Jan, the base prices revised to Rs.4900 per sq. feet.
AKS, you seem to be right but thinking if the project turns out to be good (for which I am keeping my fingers crossed)… it shall turn out to be a good deal later on… by later on… i mean about 5 years from now.
I was actively considering this option but dropped at the last moment. I had many discussion with sales guys & their directors ect, I can tell you guys that this project will take more than 2.5 years from day today to get completed. Since the price is already very high and waiting for next 2.5-3 years was not good deal.
There is an 18% penalty clause included though after Sep 2014. I agree the project will almost certainly not be ready until end of Dec 2014
I have a feeling that if they continue to go at the pace they are going, they should be able to deliver by Dec 2014. Let’s see how things move.
Problem happens when they start fixing the things into flats that where it’ll take lots of time. Hopefully you’ll your dream one with least delay 🙂
the penalty clause has lot of ifs and buts. In general nobody gets the penalty in reality.
I feel they will complete the project on time. They have completed 13 floors and 4 remains. above two are duplex.. also the fitting work and side walls work has been completed till 8th floor. so they are working simultaneously to complete work.
@Bhola – yes you are correct no one gets the penalty because of the ifs and buts 🙂 or you get a very less penalty amount because if you delay payments (slab wise) its usually 24% penalty on you.

I have placed a modification request for my 2032 and is awaiting their response to it. Few changes I seek are reducing foyer, reducing utility and increasing Kitchen. Also making kitchen open from one side. Hoping that they come back with agreeing to my modification.
Yeah, you are right. 1520 sq ft has a little scope for modifications. I has shared the plan with an Architect friend of mine but he was also of the opinion that nothing can be done in the plan except for making foyer a bit small or open the kitchen on one side. You may increase the wall of Master bedroom (adjoining 2nd bedroom) and make the entry to master bedroom with a small foyer and add privacy to it.
Thanks for your inputs Ashish. Agree that only minor modifications are possible in the 1520. However, if I am not mistaken, the 18% penalty clause applies only if modifications are not made (and payments are made on time).
So I am still thinking and dont want to make any modification if its not going to significantly benefit me.

I have booked at 4775 per sq ft + additional charges. Seems a bit costlier, but I think their carpet area utilisation is better than some of the other know developers.
4775/- base rate is indeed expensive but am sure you will be happy with the final product. Hope you could negotiate on the floor rise charges

I am about to finalize a 3 BHK with Skylark Esta…I have been doing my bit of research for the last 6 months. Considering all parameters like; location, floor plan, amenities, etc… we found Esta most close to our preferences. We looked at almost 25+ options.I hope with a reputed contractor (KAP India) in place, they should be able to deliver in time.
Any feedback or advise will help before I should go ahead and sign.
Please note, no real estate residential projects in bangalore are delivered in time. I am in Bangalore for almost 2 decades and closely following the real estate developments. High rise are most prone to delays. A delay of 18+ months of high rise is very normal. Please keep this fact in mind before going ahead with your booking. Do not go by the words of sales and marketing people. In fact, you should go ahead and book if you have liked the project but be ready to accept the delay in delivery.

this project was open for booking from 2010.So,it is not that they are on time.
I have seen the project but cancelled it for the reason that on one side there is a metal shed and on the other side there is are small houses.At this rate better neightbours are available in the same neightbourhood.

Yes even feel that it might not get delivered on time. I have factored that in. I understand that after they have contracted KAP India there has been some speed of development and these guys carry a good reputation.
But it is extremely difficult to get all our preferred parameters being satisfied by any builder I guess. So it is a question of evaluating the options and taking a calculated risk. We were very particular about the floor plan, location and builder reputation.
I hope things turn out to be positive as the construction progresses.

The project construction is going at a fairly good pace. I have booked a 3bhk 1520 in Skylark Esta. The agreement states the completion as March 2014 with a grace period of 6 months. We also have a very active online owners group who keep visiting the site regularly and provide updates. The floor plan is good and the amenities are also good enough. Having said this the concern of the project getting completed on time will always be there. My personal view after analyzing many other projects in whitefied area is that Skylark Esta is a good bet

Agree that there is a car repair shop in front, but i believe that would not be too much of a trouble. And the other side has low rise apartments. The next high rise should be Total Environment “Windmills of the Mind” which is a bit far off, so that’s a lot of open guaranteed free space.

I have just booked an apartment in Skylark Esta (last week). I wish the project gets completed by June-2014. Lets see. I found it fairly good project as compared to other near by ones. Though its a bit costly but i feel its a good bet. Their carpet / usable area is pretty good. A carpet area of about 1600 sq ft out of 2032 sq ft SBUA, i think its still better than other developers. I compared the areas with lot of other developments near by and found out that if you look at the pricing basis Carpet Area, its very good.
If I am not mistaken, Skylark has already procured the land that belongs to the Car Service Centre. I feel they would be either be launching Phase II of Esta or a new project on this land.
Gopalan Grandeur here costs 3600-3700/sq ft as of today(you can verify ny calling builder). One has to visit Grandeur to see the quality, flats, ammenities, huge open space and then should think about paying 4000+/sq ft in Esta. It’s an overpriced project.

There is nothing to suggest that Esta is a totally avoidable project. Skylark’s reputation isnt bad yet and they have executed other projects quite well. The price is a bit steep yes but despite that I invested in a 3 BHK because I felt 200+ apartment block is ideal, its enoughto bring down the maintenance and provide a decent social circle and does not make it feel too crowded unlike mega projects. The facilities provided are appropriate as well. On paper it looks like a good place to own an apartment. However, only you can decide if you want to go for it depending on your criteria. If my sole objective was to find a cheap apartment in whitefield area, I would not have gone for it.
Those who think Esta/Skylark is a bad investment must visit there villa project Arcadia. Its the best of class villa in entire Bangalore city.
If you haven’t visited Arcadia just go and take a look at the community and individual villa and compare it with other top class villa i.e palm meadows/ozone etc, you would be amazed. RIght from the elevation to the inside layout .. its just amazing..

Also Skylark is a small builder trying to make a big project. Not usre whether they will be able to finish it properly.
Also i dont see any big space for in Esta for kids. 200 flats on 2 acre is not even luxury ..Just writing in brochure will not make it luxury. Whete will kids play cricket , football. Where are gardens to walk.

Esta was launched on May 31 2011. It is now more than one year and still construction of upper basement is yet to be completed. Construction progress is very very slow and its now almost certain that they will not be able to meet their promised deadline of Mar 2014. Request everyone to be very cautious before booking a flat in Esta.
As per sale agreement, Esta Posession is Sep 2014 and the 18 % delay caluse in included after that. The towers are constructed by a well known construction company, KAP India who had executed international projects and also works for Groups like Prestige. Their contract is for 18 Months, starting form Dec 2011. Being in touch with the construction company engineers, I am confident about the quality checks being performed from Skylark side. As per the site engineers, concrete contract is awarded to ACC/ L&T and the steel contract is with Vizag. Though there is a delay of one month on the construction schedule for Upper Basement, KAP says there contract will be on schedule. Flooring, Plumbing & electrical are done directly by skylark and as per their engineers, they will start as soon as the floors are progressing.
Looking at the location and growth prospect, Esta was a good investement. Almost all the projects launching in vicinity from reputed builders are on 4200 + category now and etsa launch price was good then. Look at Mahaveer, who is luanching their project in Varathur Road at 4500 !!. Appreciation from 3650 to 4650 in one year is also good for investors. Anyway, 2 BHK and 3 BHK 1550 configurations are not available as of now.
Let us be practical, we need good living space, place to walk and relax, Club house with good facilities, quality fittings., most important Location. Why worrying about football ground and all ?? Luxury or Super Luxury, the project specifications are good for that price at current Market rate. There is almost 2000 sqft for Kids Play area , which was utility area before. Cricket pitch, Half Basket ball court, Tennis and batmindon, Indoor games, Wide pool, Terrace Garden, Terrace Pool and Party area, 70 % of Ground floor of all the 5 Towers are club House, wide drive ways … and these are in sale agreement registered. So I will be more than happy as Proud home owner. I visited the esta and arcadia both sites. Esta location is very good and arcadia model villa also I liked. I am searching for a flat for around 2-3 months, Brigade Metropolis and Shantiniketan are only 2 projects in this vicinity which has all the good amenities but in metropolis availability is not there and shantiniketan has railway track issue also ameneties they are providing for 3000 flats, I dont think it is sufficient.
Esta being a small project giving all good amenities, I have not yet booked but I feel it’s a good option in this area.

Esta is a very good option in that vicinity and I have also bought a 3bhk recently. The appreciation for that area seems to be good. So I recommend that if you are planning to buy in that area, you can go ahead.
Thanks Arindam. Have booked it last week. . Was debating between Nitesh cape Cod and Esta but settled for Esta since it appeared to be a better option though vastu isnt great and Nitesh is more reputed. Fingers crossed it is the right decision. Will know only in 2014.

I feel you paid a very high price of Rs 4,500/-. Though the location is good but the price does not justify that. Price for under-construction property in this area of bangalore should not be more than Rs 3,500/-. Ready to occupy is selling for around Rs 4,000/-
Ramesh, I think you are talking about projects which are luxury but not ultra-luxury, Esta is a ultra luxury apt with huge spaces for Club house, Children play area etc….any ultra luxury apt will not cost less than 4500psft in that location. take Gopalan grandeur, Brigade metropolis or for that matter prestige parkway or lakefront, all these apts are costing more than 4600 sft. I have been searching for a apt for close to 4000psft and found none of the ultra luxury apt cost around that price.

I agree I may have slightly overpaid but it was a conscious decision to go for an luxury apartment compared to a normal one in the area such as Habitat Aster which i was getting at 3600/-..

I’ve visited the site for the first time. They just started the excavation. I spent quite a bit time with marketing guy. I’m new Bangalore. So I need some inputs from this forum.
1] Present rate quoted is Rs.4250/- till 4th floor & plus Rs.25 from 5th floor. They are ready to negotiate. I feel this is still on higher side.

3] BESCOM & BWSSB charges Rs.200/ SFT. What they will provide for this amount?
4] 83% free space. Where is the 83% free in the space out of 2.5acre land?
5] They will handover the possession by mid of 2014. Is it feasible to complete the project with 2years. I checked low level builder, they also claim to complete 2years for 40 flats apartment.
6] They will provide only max 4 borewells for 219 flats. I feel this 4 borewells may not be sufficient. I checked with my friend, water level is too low in hoodi area, it may go up to 1000ft.
We will run into water shortage, end up paying more maintains with full amenities or less without any thing.
7] Does any know, where is the proposed metro station coming up close to this project? Marketing person told me that it is very close to hoodi junction.
8] Regarding quality, they asked me to visit their villa project. But I don’t find anything explicitly mentioned in brochure. Does any of the owner knows the same? Probably they might have mentioned in sale / construction agreement. Much appreciate, if you can share it.

I went there when skylark was quoting 3600/- price.. but didnt find worth to book there due to same concerns you have mentioned. at 4250/- it is way high in my opinion. Instead a ready flat on 17th floor of Prestige shantiniketan is 4300/-. Also i doubt about there project completion. it can be 3-4 yrs.
Instead i booked in another project at hoodi circle at much lesser rate than this. in smsr vinay

Since you have bought esta, so esta becomes ultra-luxury and rest everything is only luxury. SMR Vinay is much better than Esta. In front of ESTA there is a car service station which will become a big trouble for the residents of esta. Vinay galaxy is a very peaceful area.

My Opinion: Not at all possible in 2 years. Any high rise takes a minimum of 3 years if everything goes well. They promised to start the construction in April-2011 and they just started. Already late by more than 6 months.

My Opinion: Villas price is 2.5 crore. How can someone compare the quality of a villa to that of a flat of 50 lacs.
some one also told me that there is legal battle between the Skylark and Jindal Group for the property and also some Temple is trying to claim the property. If this is true, the construction may be stalled at any time and will take forever to complete.
They are only giving two borewells and not four. Also most of the flats what they say is sold (1-4 floors) are blocked by Zindal. I am not sure if they entered in to land development with skylark or Skylark bought it from Zindal and developing it (As they claim). May be Skylark would be giving them some flats instead of cash. Btw I found the efficiency to be good (Carpet area to SBU – more than 75). If anybody has negotiated, pls let me know what is the scope, How much can we bring the base price down?
As someone who has booked recently in Esta, my replies:
1. Rate is higher than other flats in surrounding because of proposed amenities. You may try to negotiate but I doubt they will decrease since they have already sold out the quota what they were planning to sell.
2. They will release some flats for sale only after completion of construction, since they can charge a much higher price then. I guess this is why they are not ready to take any more bookings for G-4 floors
5. The legal agreement they sign with buyers clearly says Mar 2014 with grace period of 6 months.
7. As of information available currently, one metro station will be at Garudacharpalya (Near Brigade Metropolis) and another is expected to be near SAP junction. However, this is just a plan and most likely will change when Metro authorities try to acquire land for the project.
8. Arcadia is their villa project which is at Devasandra. However more than Skylark, you should check the quality of other projects executed by contractor (KAP) and architect (RSP). Skylark has just contracted out to these guys.
Apart from that, Issue of legal battle between Jindal/temple and Skylark is not true – they will provide all legal and approval docs if you request and you can get it verified by any lawyer.
Hi, I am considering Skylark Esta project to buy a 2BHK and when I approached they said all 3 BHK’s of 1520 SQ Ft are almost over. Is this true does this project bookings has gone that far but no construction activity started yet. One of the marketing person also said that they have got initial amount for the building to start the project but havent yet. Currently they are quoting 3900 Rs/Sqft. Can I know how much price you guys got for ?
Kindly help me provide credible information so that I can decide. Below are the factors I considered
1) I feel the plan is excellant where it provides ventilation to all apartments(Architects are RSP who did all major residential and commercial buildings in Bangalore.
2) Location is ideal for those working near ITPL and around Whitefeild.
3) Also from connectivity stand point, it is accessible to ORR towards KR Puram and also ORR towarsd Bellandur shouldn’t be a difficult. If Metro comes to Hoodi it will be great but god know when and how it will come.
4) I agree from price point it is high, and that is concerning factor considering the fact that these guys dont have experience of building high rise.I have visited their previous apartments but they are max G + 4. I do not think we should compare Villa construction and Apartments as they are two different things.

When i approached them in May, they said that the construction would start in June. It is surprising that even in December they have not started it.
Not true, in fact construction has started from last month and they have hired a prestigious contractor for this project.

Ans: No builder in sticks to time lines. There will always be delays and for high rise the delays are more. In case of skylark esta, it looks like the delay has already started. The construction should have started by now. My doubt is that, they are not able to sell the flats and hence may have cash crunch.

Ans: I do not know about Graphite India. But I found the car service to be a big problem. When I was at the site, lot of hammering noise was heard inside the site which is really a disturbance if you are watching tv or someone is studying.
Prestige has reduced its price for the Sunny Side project from Rs 4,950/- to Rs 4,350/-. Such a big reduction. Is it signalling something?

Visited the site. The most discouraging was the price. Too high.
Most of the guys who buy high rise buildings is because of the look and elevation which can be seen even from long distances. In case of skylark esta, the entire elevation will be hidden as it is covered in the front with commercial buildings like Bosch Car Service and all. The place is best suited to villas rather than high rise. Further, due to the Car Service in front of the building, you will find hard to live in your flat because lot of noise can be heard from the service center. This is my personal view. 3 of my friends visited the site and rejected it outright.
And just to add to my previous points, we went to see the site thinking the price to be Rs 2750/- and when we found the price to be Rs 3750/-, we did not speak much to their sales team and just came back. It is beyond my imagination, why they are charging so much when Prestige Park View (near Hope farm) is just for Rs 3650/-
Any finally we booked in Prestige Tranquility in the pre-launch offer price of Rs 2,650/- per sq feet.
In Skylark Esta, they are charing Rs 2 Lacs for Club House. In Prestige Tranquility, there is no charge for Club House, they will be only usage fee.
@Real Feedback: I don’t agree comparing a project in Old Madras road and in Hoodi circle and say that you have done a better investment. You should always see the projects in the same area for comparison. So comparing Esta project and Tranquility is not a reasonable comparison.
BANGALORE: KK Bangur group is on the move to tap the booming realty market in Bangalore. Informed sources said two of its group companies — Graphite India and GKW (formerly Guest Keen Williams) — are looking to unlock value in excess of Rs 350 crore by selling surplus land belonging to them.
This is in addition to the Rs 111 crore it recently generated by way of sale of Graphite’s 16-acre plot near Whitefield on the outskirts of Bangalore. Real estate developer Prestige group coughed up nearly Rs 7 crore per acre to sew up the deal.
The USP of the place is the location, design and space utilization. And I’ve heard good things about Arcadia build quality. So that was my investment logic. Yes, there is a premium associated to it.
Where is this group created?
The link given by John Fernandes does not state anything about closure of graphite india. It hints that the company may look at it as a strategy. Graphite India may have sold some excess land but the plant is very much operational. I would advise prospective buyers to go stand in front of graphite india plant and see workers movement.
Whether graphite india is operational or not may not be a big deal for some buyers but it is one of the many factors to consider before you decide to plunk your hard earned money. The plant may be closed by the time skylark completes the project but then it may not be..
I just think that the asking price is on the higher side when many completed projects are available in the vicinity for the same or lesser price. It is a double whammy when you have to pay EMIs and also Rent till the time the project is completed (could be anywhere between 2-5 years)..
Do your research.. look at wikimapia to find out what is in the vicinity and take your call.. Do not get fooled by any promises that the marketing dept may make.. They are paid to lie..

As far as I know, BBMP will not approve if they do not have the clearence from the indl zone.

The graphite india plant is still very much in operation. I am not sure where people get the information that it has been shut down and moved to mysore (may be it is the skylark marketing people feeding wrong information). Please look up graphite india website and their investor updates and you will find that the bangalore plant has not been shutdown. They have had some headcount reduction through VRS but still operational.
The price sounds steep to me. Location is good no doubt, but then I agree that Shantiniketan would be a much better buy in that area.
Skylark guys claim 80% as open space but looking at the master plan, it looks like the open space is less than 30%. Also the price is too too high. Any fool will only buy in Skylark Esta. Prestige Shantiniketan will be cheaper than Skylark Esta.
They claim 83% as open space. How rubbish? No one can give that much of free space within city limits. Also I had a visit to the site, and found very disturbing hammering sounds from the nearby car service center. Got disappointment with the sound and dropped the idea of buying in skylark esta.
But how can anyone forget the mishaps associated with prestige buildings….more often than not, there towers falls down at some or the other palce where as if you see the construction quality of skylark, they have done a very good job in all the projects that they have across bangalore, so i personaly feel that skylark is a much better option than prestige.
Nice try Skylark marketing people.. No one is fooled. Why would I buy in skylark esta when I can get an apartment in Prestige Shantiniketan for about the same price? Better Location and it is finished project so I know what I am getting… 200 rs for BBMP,BESCOM and DG is robbery.. Should be more like 100 Rs.
Ofcourse Prestige is a very good builder. No deny in that. But dont say that there quality is same like their old projects. There was a building which collapsed in the campus, 3 more accidents happened there.
Apart from flats, They are giving Work Spaces to companies for dead cheap. Infact cheaper than anyother buildings in the whitefiled/old madras road. There is a lot into that.
Skylark builders are not big guys when compared to Prestige, but so far their quality of constructions are good. I have visited few of their old projects in bangalore and they used quality materials.
The Esta project is still not approved, but getting approval is not a big deal. Prestige is coming up with one more project near Whitefield rly station where they are quoting Rs.3650/- which is very high. So its all about demand and how much profit you get when you sell it. There is noting called a market rate where you can compare the prices.
@Rajesh, What you know about construction quality. Are you a civil engineering? Just by looking at the finishing, do not arrive at any conclusion. You are either fooled by the Skylark guys and you are a marketing agent. That all. If you have been made fool, do not try to make others fool.

At any given day, I will buy Prestige than from any 3rd grade and greedy building like Skylark. Take my words, even after completion (completion time not less than 5 years), they will not be able to sell all their flats until and unless they reduce the prices to below Rs 3,000/-
And with the recession fears looming, Skylark Esta tag line would change from
“Don’t hide your identity any more”
to
“Don’t reveal your identity any more”

i dont know about the others, but i went and saw the site during the launch and thought it was a good location since i work in ITPL. what i liked was that at least we wont be on the main road hearing lots of traffic noise, since the building will be inside. My wife and I are currently in talks with Skylark Esta to buy an apartment here.
And having lived in this area for 12 years, i can tell people that graphite india has shut down long ago and there is no pollution from that industry anymore. I saw their villa project near Esta and quite liked their design and concept. We are pretty happy with the Esta design as well.

Skylark Esta is really a good place to invest into. I have seen the 3D model which was put up in the Times Property Expo. It gives a clear picture of the elevation. The specifications and the layout plan is superb. My sister has already invested in this and i am also planning to invest.
The property lies in the residential zone as per the city development plan with schools, malls and offices in the vicinity. We are hearing the complete patch is being converted into residentials and all the industries are getting shifted. Graphite India is already closed and shifted to Nanjungud.
In my view, Skylark Esta- right in between ITPL and EPIP is a good buy. Even though i have not bought the property as of now, its still in high priority as i have been travelling. The feature which i loved the most is that stretch which takes me inside the property, therefore its on the main road and very well outside the noise on the main road. Few setbacks might be there being next to Graphite India but as of my knowledge i heard its shifted somewhere towards Mysore. Safe bet is what i reckon. My wife had been to the place recently and have already seen some developments happening. By seeing the quality of their model villa in Skylark Arcadia, this apartment really excites me! I’d recommend everyone to go for it!

By comparing these builders and found the Esta is much more better than those. How about Shantiniketan, i heard they reduced prices due to collapse. In that case is it safe to buy there or Esta or Brigade Metropolis?
Skylark has no experience in high rise buildings and this is their first high rise building and I think they may not be able to deliver quality.
Sterling, Brigade Metropolis will be 1000 times better than skylark. This is just my personal view. Do not get influenced by anyone. Do your own research and decide properly.
The only think I liked about skylark was their brochure. Nice 3D models.
One more thing, I, along with my friends, visited the site when they launched the project at around 11:30 AM on a Sunday. To my surprise, we were the first one to visit the site on that day. We were the first to write our details on their enquiry form. That time borewell was dug and the digging was going on for the foundation.
After that I visited the site once again after 2 months. Surprisingly, this time also, I did not find any one except me at the site. The foundation digging was done.
Again after 1 month, I visited the site. This time also, I was alone and no one else there. No work progress since my last visit.
To me this project looks very risky. In my view, they are not able to sell even 10% of the flats. The project is going to be delayed beyond imagination.
Just take care guys. Again all this is my personal research and view. I live near the site and visit quite often to the site just for the sake of updating this website for the benefit of others.

I also have booked a flat in Esta, mainly considering the price factor and the location which i found good as per my home search. In recent time the prices of prestige, brigade and purva have shot up (i came to know when i called the offices of these builders). Skylark does not have exposure to highrise, but i am sure they will hire the right contractors who have the exposure. Of course there is a premium to a good location and its also a risk that we apartment buyes are taking by investing in skylark, but i feel risk is there with all builders. i found the skylark esta project a perfect project where i can go forward with the bookings as i have also checked few other projects near by and found out that the price that they are charging is comparatively ok with the quality of work that they have promised to give. Moreover i have also seen there villa project and it was quite impressive l!!!! so investing in skylark esta will be a fruitful experience.
Do you think that they will give the same quality as their villa project which costs around 2.5 crore? Haven’t seen any fool like you.
