I never found a better home than Skylark All the homes are made with good quality material and the electrical and bathroom fittings are also very high quality. The campus is large but very calm and peaceful. The whole area is well-maintained and cleaned regularly.
My villa in Skylark Royaume is worth every penny that I invested in it. The well-maintained compound, excellently built, spacious houses and lots of features. I found the house of my dreams within my budget. I’m very happy living here

I am happy share my experience with Skylark builders, they do not compromise on quality of construction and they have provided good customer services. I visited skylark ESTA that is 19th floor building, ESTA flats are very peaceful, they have used good quality materials for interior finishes.

Better now than never. It’s a wrong statement. The interest rate will be floating and even if you buy now and the interest rate will increase anyways then ur interest rate will increase too. It may decrease too. It’s the same thing either way. The purchase should be based on one’s purchasing capacity.
Guys come to know that there is some litigation in Skylark Royaume project. There is a road passing through the property which they are hiding from the customers and they have not maintained the setback from the tower to the proposed road.
Also please check the approved master plan and read properly about the kharab land.
Most of the customers are aware about it and nobody is buying this property. This is for those who are not at all aware about it. This is the truth and of you think I am just writing for sake, please guys you yourself check the documents completely because it’s the hard earned money and think 100 times before investing there.
Now nobody is buying this project, so they have come up with buy back scheme just to fool the customers to buy there. If a builder like Mantri cannot honour the buy back scheme for their project how on earth a C category builder like Skylark will honour it.
Please check and take advice of lawyer before booking. Also there sales person will tell that they give legal documents post booking only. Once you pay you won’t get the money back also. Don’t get fooled when they say they will refund money Incase of legal issues even in writing also. Ask them for legal verification before booking only then see.

Prashanth, kindly check the approved plan, you will find out about the kharab land and also they have not kept the set back from it. Definitely they will not provide OC for this.
Also in the agreement they are writing, they will only assist in providing OC that means its not their responsibility and in future they will not be hold responsible as they are only mentioning will assist in providing. See how cleverly the words are mentioned in the agreement to fool the customers. Only orally they will they we will provide. Definitely OC will not be provided.

on 27th only i have signed my agreement , i m the owner of C-802, and my lawyer has checked all the documents.. after that only i singed the agreement.. there is no any kharab land .. so please stop spreading any fake news about my property.. and if u dnt mind may i knw who r u..? becoz i have internally verified with the skylark CRM and sales team about you Mr. Sachin wether you have done the booking or not in Royaume and i dont find any name as such. so if u r not a owner then dnt write anything about our property because we have put our harden money.

Your comment you are one of the Skylark competitor you are not the consumer, because me being a consumer I will never want to devalue my own property I have booked an apartment in skylark Royaume and they have clearly mention about the Kharab land which is 2.80 meters in a Bold letter in the agreement and they have also approval from BDA on the same that is mention in the agreement. So don’t try to create a bad image of my property or else I have to take legal action on you.
If you have any proof that they have cheated you then prove it. No builder in Bangalore provide agreement before booking.

The Kharab land statement are not completely true. I just booked my flat there and all legal documents clearly says about the Kharab land. But there is clear approvals from BDA and BBMP documents also states the same. So, Buyers can ignore this scary messages 🙂

He is not a customer. Maybe a competitor or a booted employee. I have my agreement copy and all legal documents are verified. There is 2.8m land which was kharab and BDA has approved the same. There is no issue whatsoever and the same has been verified personally. This is the same guy spreading rumours on all comments. Please note that it is criminal defamation. No matter where you hide, what proxies you use, there are cctvs and exit nodes everywhere. I just hope that a company with resources such as Skylark hunts you down and press charges. People like you are a blight. Shame on you.

I think you should go for Skylark.. even i have done the booking in Skylark Royaume unit F-202,the scheme is really good and even the location and connectivity is nyc.. upcoming metro station is 1.5 km. so future appreciation also you can accept more. and that no pre- emi scheme is very friendly for the buyer.
In that area, this seems to be the most lucrative deal. I have visited Sobha, Bren,, Mahaveer there too. Please go ahead and don’t mind trolls here. For me this fitted the bill, close vicinity to major IT hubs, PESIT behind, MICO Bosch in front, all in all seems VFM for prices offered with a good potential for appreciation.

I have booked a flat in Skylark Royaume last year in October 2015 with the impression that L&T will be the contractor. They have launched the project in February 2016 without any approval at all. Don’t know why did they launch a project without any approval.
Finally now after 1 year they are going to sign up the agreement. All the promise they made have been broken:
1. Now no L&T instead it’s Ncccl
2. Possession date changed from March 2019 to December 2019 and now finally to December 2020 plus a grace of 6 months, which will make it to 2021.
3. Still the construction has not yet started.
4. All approvals not in place.
5. No information of a kharab land passing through the property. In future even a small road might come up. We never know with BBMP officials.
I am thinking of withdrawing from this project and investing my hard earned money in some other better property. Also from last year, I am sick of following them and asking them but no proper reply. I don’t know now they are behaving this way, what will happen in future.

Since i have been following up with all the documents as it is my own hard earned money i am investing, and i am diligent in such regards. My 2 cents for your trouble and for all potential buyers to see-
1)You are either a disgruntled employee or a competitor “social media expert”, as no person in their right mind who has money invested in a property, which is still not constructed would post misinformation at least till they get their money out. You Sir are not to be taken seriously.
2)NCCCL are good. Really good. A potential buyer looking at this post please note that you have the option of going with some other higher cost builder too – probably L & T may come. DO factor in everything For me this was easy. Appreciation percentage on capital investment would be too damn high compared to other high rises in the vicinity when the time comes. Though i have a peeve because they have changed this very late. Atleast once agreement is done i can breathe easier. I don’t like surprises much.
2)AFAIK Possession date is still under wraps. Builders everywhere are wary because of the new bill coming up. Many of my investments have seen the same. Lets see what they decide on finally.
3)APPROVALS ARE OK NOW. My lawyer whose retainer is more than an average guys yearly salary gave the thumbs up finally with the latest set of documents.
4)”Kharab land” is in many projects in Bangalore. BBMP approval is ok. Please research the term. Its inconsequential here. I do not dilly in legal paralance much. I have a lawyer for that.
5)Please stop trying to sabotage a good thing. Remember truth prevails.
I agree Ashwin, i have booked a unit too, i was upset that the agreement process took time, now builder has started the execution of agreement, and with regard to contractor, NCCL is as good as L&T, may be better than L&T. i have just done some homework, enquired about their quality of work completed in hyderabad, i believe its a good work done by NCCCL and they have also executed many projects for prestige including tech park.

Good Idea. But, 2 draft formats, that is. (1) agreement for construction and (2) Sale Deed are not yet given. We can get a clear legal opinion with these 2 only.
Whoever is considering buying in Royaume, please talk to any Esta owners first.
1. Skylark promised to give BBMP A-Khata, but have instead given BDA Khata. They are saying that the Esta file is still with BDA and will move to BBMP anytime between 1-10 years, after which they can give BBMP A-Khata. This after taking cash from all owners for arranging Khata. Now we owners are directly approaching BBMP to sort out the mess that Skylark has created.
2. Skylark is currently maintaining Esta – they will hand over to owner’s association after 2 months only. In this period when they have been maintaining, they have collected maintenance upfront from all owners for 1 year (this is standard practice by all builders). However the security staff is never paid on time. Each month, the security and housekeeping staff approach owners, and we need to fight with Skylark to ensure that they are paid their salaries.
3. Amenities were delayed by almost a year, though money was collected upfront for this.
4. There are seepage/leakage issues in almost every apartment. To be fair, every building has this problem once people start occupying. The problem with Skylark is the slow pace at which they address these issues. Everything requires multiple follow-ups, mails, threats and only then they fix stuff. They just dont care about customer satisfaction.
Even if L&T is building Royaume, all these issues will definitely come up there as well. With Esta, I would say construction quality is not bad. However it is Skylark’s attitude that remains a problem. In Esta, hopefully things will get much better once the owner’s association takes over.

This is what she has to say –
“Till now we have found it good.Facilities and all are given as promised.The only thing they didn’t give as promised was teak wood main door,but they are saying that they will replace it.
I would rate them little above average.”
Can you throw some more light on this. I have to book a flat in it.

I have also spoken to a few house owners of Esta. they told me that the quality is average to good as compared to builders in market. they were pretty much satisfied with the quality.
Basis disussion with them and a visit to ithaca project, i have booked a 2bhk in Royaume.

I talked to my friends in Esta and the Khata issue does not seem to be like a problem. BDA has issued khatas for Esta and some other properties in Hoodi area. Once these files are transfered from BDA to BBMP, then BBMP will issue A-khatha to Esta folks. Anyone who is going to BDA office can confirm this from there.

After reading so many negative comments about their both the recent projects i.e. esta and ithaca now i am thinking whether to invest in this. Waiting for 4-5 years is not a problem for me but my major concerns are 1. the quality of home and fitting I get after investing 60lacs 2. whether they will complete all the facilities e.g. club house, sports/athlete zones, tree avenues, park/garden etc. 3. whether they really have BDA approval as of now 4. whether they can provide OC ever 5. whether the property is free of any litigation 6. whether we can be sure we will have A khata after registration casue investing 60lacs but does not make any sense if we end up not having A kahta property or OC on time.
Any help on these concerns will be highly appreciated. Also if anyone can suggest, if you have done any lawyer verification for this project has yield any negative points to watch out for. Thanks everyone in advance for your time and help.

The project design is very planned and the construction which will be done by L&T on top of that I am getting no pre EMI scheme.
Have they finalized the no pre EMI scheme? to me that told they are still working with the banks for it

2)Skylark Royaume is another flagship project of the Skylark company with L & T as the contractor. Doubting the build and quality that L & T delivers is akin to doubting your own gender or doubting that sun rises in the east. Nothing is perfect but we are damn near perfection!

In skylark zenith near to that new up comming project once see the finishing quaility and buy then you will realise what kind of cheap quailty you get

When Skylark Esta was first launched in May 2011, Skylark had promised to complete construction and give possession with all amenities by Dec 2013. It is Nov 2015, and in Esta, the amenities and clubhouse are still not complete. Would not recommend Skylark to any prospective buyer. Your money will be better spent elsewhere.
Now Jan 2016. Still amenities are not ready. Poor construction quality. more than 2 years delay. If Royaume is promissed for 2019 by builder, then you will get it in 2022 only. Financial position of the builder is shaky and may collapse any time. Your money is not safe.
Bhartiya CIty is better option. It’s integrated city with IT park hence assured high rental.
CAGR can not be predicted, but since you have 12-15 yrs time frame, bigger projects will be higher yielding.

I want to invest (budget is around 50-60L) either here or Bhartiya city or anywhere else you would advice. Will this be a good bet or Bhartiya CIty (Nikoo)? Investment term will be around 12-15 years. Please comment based on rental yield, ease of resaleability, operational cost etc. What will be the CAGR for this vs Bhartiya CIty?

Skylark Royaume will be always better option. Already in Bren Trillium rent in 17000/- for a 2 BHK, Skylark is going to be a far better community than Bren and possession is in 2019, so rent will be at least 30000/- by that time, which is 6.13% annually. Whereas in Bhartiya City Rental returns will be not that great. You should keep in mind that ” All glitters are not Gold” 😀
