Good things about this project:
1. Best undivided share. This factor plays important role, when apartments become old.
2. 4bhk (3 full bed rooms+1 small), 4 bath rooms in 1750-1920 sft design is very good. One of the best design.
4. Quality & design (master bed room with wooden flooring for this price). Etc..
5. Ground level parking (not cellar parking).
6. 100% promise on OC and A khata (No deviations). One of the Big advantage of this project. I have verified/enquired with other builders which they are quoting the same price, but NO OC.
Cons:
1. No water. Depend on tankers? (Which is the known issue in Outer Ring Road). I think this builder paid amount for kavery water connections. If the apartment has OC, then we have all rigts to apply for kaveri water. (may be influence required?)

I do not understand, why people would like to buy a FLAT at this site. Firstly, the water. Munekolal, Martahalli where the project is getting ready DOES NOT HAVE WATER, the only source is WATER TANK. Please visit the site early in morning, u will all find water tanks coming from outside and coming to 5 Bore-Wells all are dried up, no water down the ground level after going to 1000 feet.
And coming to price currently it is Rs/- 4500 which is too costly when compared to prestigious builders , the builder is constructing very slow, I went last year and went to the site 2 weeks back and the construction from 1 and half year is so slow, I do not know how the people who purchased are happy, A year and half and only half of the project is finished.
When I thought of purchasing in August 2012 the same flat was 1450sq.ft and now 1475 sq,ft when asked why the sales guy says the civil engineer has made changes to the ammenities and so cost has to be on people, people are going to be mad if they buy such flats. PLEASE BE CAREFUL AND THINK TWICE before buying such flats.
Coming to Infrastructure, there is a “NAALA” , “DRINAGE” or what ever u all call between the dental college and site and it is OPEN, so I don’t think it is hygiene. People facing the pool side will have tough time in summer as HEAT will be directly falling on the building facing the poolside.
The sales guy is so pathetic and he can not explain why the charges are high? I don’t know why parking is 3.5L comapred to 2.0L of any other big or smaller builder
I RATE THIS 1 OUT OF 5 and 1 will be given because of civil engineer who alone handles the whole project
I will not give any of my details as u all know why?????

I have visited their site. They are charging too much although they are just an average builder. Also there are certain charges which are too much. For parking they are charging 2.5 lacs whereas very big builders charge around 2 lacs. Also they are charging 50K for generator seperately and 50K for maintainance. In booklet/ website whatever amenities they have given, it’s not matching with the print out which they have given. Badminton court [This is open to sky, which is of no use] and volley ball is missing in their print out. I don’t know if they are hiding something. There are many bigger projects are happening near Kundanhalli, Marathalli and even ready to occupy with better amenities with same price range.

I have their price list with me, let me know your email id’s and i can send it to you all, can we please look out for group bookings….The builder is ready to negotiate more in that case, I have stayed in that area, (bang opposite to the construction site) for more than 2 years but did not had any water related issues, the only problem is the swiming pool faces the Dental college as per the layout plan, not sure how many of us are comfortable with this….

One general question to everyone, what re the resale options in purvankara projects in Marthalli? I guess it must not ne more than 4000-4200 psf. Than in that case this pricing looks expensive for a second tier builder. I might be wrong abt the Purvankar aprices here so please corect me if that’s the case.

The project was costing around 3700 in Jan 2012 and even now its being sold around 3750/- psf.. thats way too high even for now.. There are some good properties for second tier builders a little ahead.
Not sure whether the resale value would be higher cos the approval for drain coverage is not yet there. Also all roads leading to it are 30ft and very small lanes make it difficult for big cars

I Havevisited the site. Some water issues are there at that place, they are promising 5 bores among 96 flats. I guess it would be good enough. I m interested. But not sure about permission and govt. approval and land Clarence part. Please let me knw if any one has done any verification. Else we can meet and do a collective verification with some advocate.

Abhinav Projects owner Kiran Reddy is not a real businessman.We made the down payment and after that he increased the price of the flat.Later when we cancelled the flat,he said he will give us back our money through cheque,he has been postponing it for 2 months and now he denies to return us our money.Am atleast happy that we dint continue our property purchase with such poeople.Probable at the end of the construction he would have asked for more.I wouldn’t advice anyone to buy a property from them.
