did anyone book recently?
Hi, I just visited Shobha Royal pavillion to book an apartment. Builder is excellent no doubt, location is good, area is big 24acres, even the room is spacious, all done and said but the pricing is too high as I got to know from other people. They are actually charging the price that is predicted down the lane after 5 years of handover. The actual rate of this area is not that much.
Do you think its worth buying an apartment in Shobha Royal? Will be there an appreciation of price over the years? Kindly suggest with pros and cons.
Do not book this unless you read the sales agreement. They will not refund your booking amount of you do not agree on their sale agreement. Even the terms and conditions I their booking form is contradictory in nature. There are more loop holes in their sale agreement. If you read it carefully you will not buy it from them. Interaction with sales or CRM is horrible they do not reply to mails properly. If you book the flat and want to cancel then forget the booking amount

I visited the Site today .My views . Positives : 1) Best Brand .Brand name is very strong . 2) Lot of Open spaces .3) Reliable Developer so that Project will get completed .
Not So Positive : 1)There will be 1284 flats . But there is no Corporation water .How long Apartments can survive on Water tankers . Not sure about the Water availability . 2)Price is very expensive .lot of other charges like Sub station charge , 12% GST (not 5%).. 3) Narrow road (30 feet wide) connecting to Sarjapura road .Once this area gets developed Traffic will be there (like how it is happening in Haralur road now) .4) It will be long walk for the pedestrian entry or exit to the Apartments from the Siddapura Road
This road would be different from Haralur road.. as there is no big place this road connects to.. so noy expecting much traffic issues..
In general, projects directly on the main road have the pollution issues… both air and sound… this project is at a safe and convenient distance from sarjapur main road
There would be two ways to reach by walk from the main road.. one slightly shorter.. so not much of an issue..
Water.. of course is difficult all over bengaluru.. we have to learn to live using lesser of it.. does the project have a water recycling plant?
Is there any owners group on FB or what’s app ? that would help us to get the updates among selves and raise any concern we find with the project.

I was interested in this project as well but I changed my mind for the following 2 reasons:
1. The road in front of the project is just 30 ft wide
2. There is a railway track that goes right next to the project. This is not a metro line so these trains make a lot of noise and the frequency could increase on the future.
This is good project otherwise from all other aspects.
What are your views on these two issues? Are these ignorable? Any one did more research on these? Pls share.
the project is not parallel to the railway line as you would have noticed.. the nearest corner is about 100 meters away, the other corners are 700 m, 1000 m , 800 m away. it depends on how far away is comfortable for you. most of the units are very very far away. The area between this project and railway line is also about 30 acres and there would be lot of housing in that area. Actually I know that quite a few folks prefer the train running view if they can get.
Road width in front of the project is reasonable and the traffic should not be a concern as this road does not go much further and there isn’t much thorough traffic. Of course a wider road is always better. But what i noticed is that there are no footpaths right now leading to the sarjapur main road – hopefully something that can be improved by the civic authorities.

Visited the site office a few times.. My observations..This is an upper end project. so pricing is at a premium.. 100% residential. This ensures exclusivity.. feeling of owning a home and not living in a tech park or a mall š There is a tech park close by though. Sobha Quality. In some 10 years there should be a metro station at walkable distance (Phase 3 proposal). By road Electronics City, ORR, Whitefield are accessible in about 30 minutes or lesser. Sakra / Columbia Asia / CBSE/International Syllabus schools are near by. Sales brochure showed a water treatment plant also as part of facility – need to double check. The neighbouring area has lot of independent houses and smaller apartments – so daily essentials are already taken care of and in walkable distance.
The above are the hard facts most other things you hear are marketing talk to create buzz.
but whatās your opinion about 1248 family staying together… yes there are enough free space but still…dont u think it will be crowded type and not much pleasant at time
1284 flats, 24 acres. This is one of the best ratio provided by any builder out there. This is a premium project.
I think the total project area is somewhere around 24 or 25 acres. As much as i understand the FAR concept, all apartments are equally crowded given the same FAR(floor area ratio mandated by government). So if the apartment type is more vertical, then you get more open space and also if there are more apartments in the same society, you get more open spaces in the society. So if you want your family to enjoy more open spaces then you got to pick a bigger society. Of course, as i mentioned in earlier post. I wouldnt want lot of new footfalls which would happen if the project has mixed development.. workspaces..shopping spaces

There could be good development of area in the future because of the two tech parks ,but Is this project worth considering on investment point of view as the price quoted is already on higher side ?

dont fall into fake whatsapp group and facebook. Most of the people are brokers or from sobha itself trying to get information from you..better stay away from this..
