Purva Mid town on Old madras Road

Hi Harsha,

Thanks for running this excellent site. I am looking to purchase a property in bangalore with dual intent (investment and probably living also). I like purva midtown because of its location. How would you rate it? They are asking 4260 for a regular 2bhk on 9th floor. 
Additionally i am also exploring sriram suhaana (prelaunch price of 2800 in yelahanka) and prestige sunnyside.Which one do you think is the best one?

With Purva Midtown I am concerned about the railway line running close to the project, do you have to cross over the railway lines? What about noise levels, the KR Puram line is quite busy throughout the day. The website says that there is a magic box somewhere but I am not sure if it is to cross the railway track. For best view you should choose an apartment which faces the Beniganahalli Lake. I saw ads for Aishwarya Excellency at 64 lacs + registration for a 1630 sft apartments, working out to be 3920 per sft including VAT + ST + Other Charges. Even at a 10-15% premium for Purva the price looks high for an under construction property. Hello! Purva Midtown has an underpass that is being built right now. So the other way would be through the other underpass close to kasturi nagar (joins the service road on ring road). There other way is the one that joins ramamurthi nagar main road. I too was worried earlier. I just ventured and found these routes. I am kind of fine with the access now as it gives great connectivity on both sides of ring road, whitefield and M.G road.

My concerns are :

1) There are absolutely no decent shops around. There is SAIL industry at 0.5 Kms behind and FCI godown 0.3 Kms from the apartment.

2) There is no water in Vijinapura. So not sure what is with Purva Midtown. But that is expected, because there is not much water in most areas in city esp East.

3) Purva is known to delay projects.

Has anyone booked an apartment here or anyone thinking of booking here?

Today I visit the Purva Mid-town site. All looks fine to me…  I was evaluating the option of buying 2 BHK from Land Owner’s share…

1. It appears strange that SBI approval is not there for Land Owner share flats…  Either the project should be approved by SBI or NOT .. .It cannot be Inbetween…

2. I heard that GraveYard is there near to this site however I could not found it. I gave one round there.

3. http://www.deccanherald.com/content/208012/dks-project-disputed-land.html  – Please read this thread… I am not sure whether BDA will acquire this land later… that is reason SBI is not giving any loan.

4. There is nearby Railway line however I don’t see any issue as it is quite away.. Some noise might come but … it should be fine

5. Current rate offered is 5100/- which looks quite high to me …

Anyone who can offer some more insight, Please HELP.. I need advice whether to invest my hard earned money for 2 BHK…. My daughter studies in Kasturinagar Presidency school, it will be less distance for her to commute.

Please advice any issues.. I hope Purva is having full control  to handle any legal issues.
