Never seem to be a Value for money at this lcoation. Above 1 Cr even for 3 bhk ,I dont expect owners can get tenants whos ready to pay 30K/month.
I am evaluating this project. Any insite please share.
1) This areas is popular for ever broken approach roads – One entrance from ICICI is mostly clogged by other 10 sobhaites and non sobhaites, other from Toyota showroom has horrible turns and it taked 20 minutes to reach main road.
2) Road are infested by notorious ater tankers drivers, who consider pedestrians a dog.
3) Most of the plots (left by Sobha after buiding 10-12 projects) in green glen layout has Kutub minar like stand alone buildings housing 30-40 family each.
4) Bellandur lake is “the” national gutter of Namma Bengaluru and the mosquitos bites are like honey bee bites here (though sobha does a fogging exercise sometimes, it is more of a formality).
5) The “Lake View Club” is shared amongst 5-6 other sobha projects hence please be sure about the member count and your share (membership fee) in this club. I know ppl frustrated waiting for squash or Lawn tennins (That is another reason for TT acedemy business in the are, there are 2-3 of those around).
6) Not to mention the severe water problem, whole sarjapur road area is facing, ppl pay double maintenance cost (as much as 5K in summer season).
Suggestion – For new home seekers.
Spend same amount of money and buy a Villa on either side of DECATHLON – You will reach whitefield faster via varthur road and to sarjapur, koramangala in the same time need not to mention EC is also close by.
For investors – Property will fetch high rents in the beginning but in long term it will be headache as ppl in remaining 10 sobhas near by will have better deals to offer than MARVELLA and they are developed like a pool of SOBHA (road and gardens outside as well are done real good), MARVELLA is little disconnected and would not have the added advantage of being in like minded society.

I liked the project from location (strategic) and planning perspective. I am not from Bangalore, is the smelly lake a really big problem? The price seems to be high, but that is always the case with Sobha I guess.
Harsh – can you please share your understanding of the area?
This apartment is close to the Bellandur late and is prone to a lot of mosquitoes and odour from the lake. The lake is filthy and the smell is unbearable especially during rainy seasons. Definately not worth 1 Cr and above for such a location.
There is acute water shortage in this area. All projects are not having water. Please think before you invest or buy.
Sobha is quoting a base price of 5534 per sq.ft. Floor rise charges are 25 per s.q.ft from 3rd floor onwards and rise by 25 with each floor (e.g. 25 for 3th floor, 50 for 4th floor etc.)
Minimum total cost comes out to 1.23 cr. I think this is extremely high, even though conectivity and shopping options are better (Central, Nilgiris etc.).
Is this a fair price for Bellandur, even if I take into account the premium for Sobha apartments?
