Prestige Ferns Residency @ Harlur Road, Off Sarjapur Road
Prestige group has announced that they will very soon run a pre-launch offer for their new upcoming apartment project at Harlur Road, Off Sarjapur Road. The name of the project is not yet announced however Prestige Group had planned to launch Prestige Misty Waters and Prestige Ferns Residency in August 2012, at the time of writing its not clear if this project is indeed one of them. Sources confirm that the project is called Prestige Ferns Residency.
As per available information, the project will offer about 1300 apartments and will span across 25 acres and will consist of multiple high rise towers. Project is planned to be completed by 2015.
Bookings are expected to be open from Monday 16th June

I am the owner of PFR 5142 and in the process of handover of the apartment. Prestige is charging Rs 9000+ extra as Interstate VAT Tax on the present registration cost. This has come up in the last minute and their is no intimation to us prior to this. I did all the payments and submitted required documents in the last month(June) and now they are charging me extra VAT 4%(Rs 3000+ After GST) now as they had some glitch in their processing Coz computers were slow. Is this same for everyone? I think if these guys are asking to pay at the last minute without any intimation, we should rise this topic through proper legal means. I want opinion with the PFR customers. I have never seen such a sloppy and unprofessional people from a so called A grade construction company.
Prestige Construction has become horrible now, I bought one property in their Prestige Fern Residency and They delayed possession by 1 year. Funny part is that when you send email for compensation they do not even reply but they are asking customer to pay some additional money close to 50000/-, (22000/- additional fee they are charging than actual registration charges.) which was not mentioned anywhere in the agreement while buying the flat. They have interstate vat, which non builder charges unless they have communicated. They only reply to emails when they want to get money from flat owners that to Money which was not mentioned in any document and they are forcing flat owner to pay to do registration. Most importantly, they are compromising on many safety majors also which is even not expected by small builders also. Some areas after so many complaints also there is no fencing so dogs keep coming and some area there is not boundary wall also even after complaining also they are not doing anything. It is horrible experience with Prestige Constructions which all flat owners experienced.
Those who have received the OC. How much registration and stamp duty you have paid ? Would be great If you can share the info. Accordingly I will arrange for funds for my 1303 sft flat due for possession in August/September.

Anybody bought any resale apartment in PFR through assignment or tripartite agreement? If the investor or seller is in foreign country, does he need to physically present and sign as confirmation party during sale deed registration?
As per the government norm its not mandatory, however few Banks Like Standard Chartered and Citi Bank kind of banks Insist to follow the the rule which you are mentioning. I have handled almost 100 to 150 transactions till date in 15 years but have hardly got around 4 to 5 cases with this condition. I have sold few in Prestige sunny Side recently where buyer had obtained loan from Standard Chartered and they have taken under taking from Owner that he should be available for Registration as and when the registration is scheduled. CRM says some towers are readyfor possession. However, the OC is still pending and move-in can only happen after that.
But the concern is CRM says that the Registration can only happen after OC and Khata is received. Expected time around June – July 2017. Really wonder if this has any legal justification or are they just buying time for handover.
