1. Try buying a flat in any premium builder apartment (ready to move in or already given possession), you will find number of agents who try selling the flat. It is sad that we won’t find a single owner directly who can sell. These flats wont be registered in the owners name even after 1 year.
I had such kind of experience with Sobha Chrysanthemum.
There are more than 1 ,2 or more agents involved in these scams for selling a single flat along with the builder.
Once we finalize a flat, The agent will connect to a bigger agent (claiming to be the owner of the flat). These biggies will take loan from some private banks.
If the deal goes through , These big agents pays around Rs. 150-200 per sq ft to the builder . So for a 1700 sq ft flat, for supporting such practices , builder gets a token money of 3-4 lakhs easily (the buyer is paying indirectly again)
2. Try negotiating , these small agents tell “No flats are available below 80 lakhs in this area, we cant sell below it”. Bloody fellows , who are they to fix the prices. I have the right to negotiate with the flat owner directly. Take the 1% commission and just leave the scene
3. When these builder launches any project, they have tie ups with these big real estate fellows, so that they block some of the flats at launch price itself to show ARTIFICIAL DEMAND. And keep on raising prices as per the number of bookings done. Imagne Sobha city, Do you think anyone will pay for showing class discrimination inside a project. Initial 4 buildings are low cost, then the high class villas and then super luxury flats. Why should I pay 1 crore and then live like a low class inside this Sobha City. For outside world “yes” I live in Sobha City , but we should have some respect inside the building premises.
Finally the person who needs a accommodation in Bangalore , he usually pays a huge premium on these flats . Imagine our hard earned money is feeding so many real estate agents. We work hard , pay off these huge loans and these people enjoy.
Buyers , please dont blindly fall for these people. We are educated enough, think before you invest in any real estate . Prices wont sky rocket within 6 months in any city. I don’t think now a days anybody is even buying flats . Don’t fall for these mal practices.
They will tell that 3-4 people are already eyeing this flat. These are all simply to create a sense of urgency . Don’t fall in these traps.
I have written because I faced such problem, other builders will also be doing the same. Now a days , in no mood to buy a house in Bangalore. I think housing bubble will burst anytime soon here, because the end users are very few. We will be paying loan amount for a house which will become more than 1.2 crore (including the interest rate) and the flat prices wont increase so much in near future. .Just try to sell , these agents will tell you that prices have come down to 65-70 lakhs . Try and see.
Pay more than 1 crore for a flat where a basic necessity like Cauvery water is not provided. Then why to spend so much in a city like Bangalore. Ground water level has reached below 1000 feet, which is not at all potable in most of these areas. Yes , pay for quality construction but who will fulfill the basic needs ?

The builder is Gruha kalyan.We have aleady payed some booking amount.The builder says they have paid 90% of the amount to the land owner and since they havent paid the remaining 10% of the amount the land is still not registered. They also say if we make more down payment they give discount on the flat which we can claim at the time of registration.They say it will take 2 years for the project and if it takes more than 2 years they will pay us the rent amount.They say they have built flats in HSR layout as well but we haven’t visited there.We are not sure to invest on the flat.Kindly let us know if the builder “Gruha kalyan” is fake or not.
Gruha Kalyan, Dreamz, TGS they are all the same and one biggest ongoing scams in Bengaluru for which politicians and police will not take any action despite evidence. Sorry to say this but you can forget whatever money you have paid. Or else get a good lawyer and spend money and energy to fight it out.

Let us all take pledge, in the best interest of all of us and our next generations that we will abide by it. If anyone has any urgency, then it is advisable to buy only ready to move in property that too only from a reseller not from builder which will also be cheaper option. If we all can stick to this, the builders will be left with no other option but to start working towards strict implementation of RERA. But why are we advising this?
Real Estate (Regulation and Development) Act’2016 (RERA) was passed after vigorous effort and hard lobbying by members of Fight For RERA in Mar’16. The RERA was notified on 1st May’2016 and timeline for notifying RERA Rules was within six months i.e by 31st Oct’2016. We now have hardly 5/6 working days left in the month of Oct’16 and as such it appears next to impossible that all states will be able to notify RERA Rules within stipulated time.
Even Housing Ministry, Central Govt, which came out with draft Rules in the month June’16 inviting suggestions from all stake holders have not yet notified final version of RERA Rules.
Without RERA Rules, RERA is kind of handicapped and cannot be implemented. Delay in notifying Rules ultimately means delay in implementation of #RERA which in turn will help #Builders who are trying tooth and nail to dilute #RERARules and delay RERA implementation.
We, #FightForRERA wish to ask all concerned, why this lackadaisical attitude towards framing of RERA Rules when it was known well in advance that within 31st Oct’16, Rules needs to be notified?
The answer is fairly simple. Those who are responsible for implementation of RERA, are close to builder’s lobby and it serves purpose of Builder’s well, if there is any delay in implementation. The whole objective of the RERA, to break nexus between Builders and concerned authorities is getting defeated when there again appears sign of Nexus at play. This apprehension is not without any reason.
Urban Development ministry of Central Govt called meeting of CREDAI, NAREDCO, and other Business bodies to give them presentation and seek their suggestion on RERA Rules which they will notify for Delhi. As expected and not surprising at all, the UD ministry did not call Homebuyers representative for such presentation knowing fully well that the RERA was necessitated to protect hombuyers. What a irony, Govt consulting those from whom Homebuyers needs protection!
Today, Real Estate industry is passing through worse crisis since independence for which nobody other Builders themselves can be held responsible. There greed, their arrogance, their ruthless cruelty and atrocity on home buyers on the strength of their nexus / connections and lack of appropriate laws have brought entire industry on the verge of collapse as now nobody have any faith and confidence left in them. Worst part is, this industry has yet not learnt its lesson and are still trying by back room maneuvering to sabotage RERA implementation.
Though, confidence building should have been done by Builder’s themselves by aggressively working for RERA implementation but that cannot be expected from blood stained industry which has all the arrogancy, ruthlessness and have mastered the art of circumventing all laws of the land.
Hence, its the hombuyers who will have to make the industry learn the hard way that the process of churning and change has started in Real Estate industry and which is irreversible. Thus, the situation warrants such advisory.
Dont pay Service Tax to the builder !!!. Recent high court ruling has stayed payment of service tax on under construction apartments. Also the amount already paid has to be refunded with 8% interest per annum.

We were carried away by their tall claims of Brahmin community and designs approved from Shankar Mutt etc…..As with any builder they promised that there will be temples and Hospital etc etc….and we paid 70-80% of the money too but till date there is very little progress after 1 year of payment.
We called their executive committee members many times and they spoke to us very rudely and threatened us.
Our money is more or less gone and we urge customers NOT to go through the horrific experience that we had with these cheats.
I am planning to report them to the appropriate agencies shortly.
We have also purchased site in vedic village in 2014. we had got plot in 3rd phase but due to no response from them over the period of 1 year we got frustrated since we had paid 80% of the amount. After a long fight with them they gave us plot in 1st phase which got registered after 2 years of purchase now patiently waiting for khata.
But my Suggestion is not to buy plot from them even if they offer in low price.

This is about Saveria Builders, Fraud builders I would say.
They violated all the rules after possession. Unfortunately, we got a flat in Bhattrahalli, KR Puram from this Builder.
In the brochure,they have shown us a 4 floor apartments with no much amenities, but real good materials for construction etc.. After registration, they did so much of illegal constructions, 2 pent houses were constructed for builders and small space before the apartment was now occupied and 4 floor commericial building was raised in no-time.
The builder is doing the same with all his constructions showing a plan in brochure which they never follow during construction.
In 99acres,commonfloor etc.. sites they have provided photos in which they hide all illegal stuff.
Sai Krishna Enclave Apartments ..in Alfa garden. The builder is worst. He has constructed apartment with out quality. With out parking. With out cavery sump storage. Water is giving petroleum smell. There are many internal issues …flat owners are facing now

Have you bought the flat yet? Spectra is a pathetic and ch****r builder. We live in a Spectra property. While buying they showed us the documents that water connection charges etc are paid and so on. Now after 3 years they say thee are revised charges to be paid, which basically is the money the builders haven’t paid and were supposed to pay.
Also it took us pursuation and 2 years to get and come to know that we can only get B-khata. Later while paying taxes the officers complained that they were ‘not paid anything’ for the khata. So spectra took money from us and dint pay the BBMP people so they ate the money in between and we have B-khata.
Most useless, unreliable and greedy builders. DO NOT BUY ANY PROPERTY FROM THIS BUILDER.

Dear All – I booked one flat in Spectra Sylvan Annexe, CV Raman Nagar project. They delayed the project 4 times and finally said demonetization as act of god and stopped giving any completion timeline. When I requested them to help me, they all of sudden cancelled the booking and sold the same flat on higher rates saying ready to move in kinda. They are saying that as I was cribbing for their delay which meant implicitly that I wanted to cancel the booking and they are fulfilling my wish.
I had made 99% total payments to them without even a single day delay. They were so nice during looting the money from me. I am biggest idiot of this world and got trapped into their looting plan.
They forced me to sign on cancellation letter also as if I wanted to cancel the booking. They are very dangerous people and I am seeking all of your help here to guide me please.

Recently I visited the project I liked the project. They are telling it will be ready by Aug-17 which I also doubt.
They are quoting 5500 per sft and telling only two flats are there one on ground and another on third floor.

VARS builders ARE CHEATERS!!!
We booked one 2BHK in their on going project and then when we cancelled it due to one of the clause in agreement, which was not suitable to us… they refused to return the booking amount.
After numerous calls, they are now saying that they will return the booking amount only when the mentioned flat will be sold to someone else. This was never mentioned to us. Never verbally or in agreement. We are still waiting for our money back..

Btw, you mentioned no “grave” challenges but looks like conveniently forgot to mention that it is close to “graveyard”.
I am an individual buyer and don’t have anything against Sobha but I think as part of honest disclosure Sobha should tell buyers that a crematory is next to one side of Sobha city, some of the buyers know about it but we have had to trawl internet and conduct site visits to find that out.
