What is the completion date quoted now? I see nowhere close to completion.
Any idea to anyone why they have stopped booking for phase 2 ???
I got to know from some source that land owners have put a case on land (Raaga Project), thats why govt has ordered to suspend the phase 2 work.
Not sure what is the reality, I am planning to book 3BHK in phase 1. (Still many flats are available..)
For other who dont know: Builder has stopped taking booking for phase 2 in Raaga project, if you ask them they will say ” they are going to increase the price thats why they have stopped taking more booking from last 2-3 month.”
I really doubt about above statement from builder

May i know from which source you got the information, and when did you get it?
The case was filed across the entire land(around 6 acres) but not specific to land occupied by Phase1 or Phase2. The entire project would have hit if Govt orders to suspend the work. I heard the news that the litigation issue is resolved now. Infact I see SBI is sanctioning loans now(which is not doing so around 3 months back). This gives me confident enough that the litigation issue must be settled now.
I have booked in Phase2 around 9 months back and i agree the work is progressing very very slow in Phase2. But when contacted, I was told the work labor was shifted to Phase1 to get that prioritized because of the delay in handover for Phase1. The bookings are stopped for Phase2 in order to revise the prices with a much better specs compared to Phase1. As the litigation issue is resolved, looks like they would like to revise the prices to be competitive with the other nearby projects who are quoting more than 4500/sft. Infact during my last visit about 15 days back, i see the work is going on at both Phase1 and Phase2.
May be they are prioritizing Phase 1. I received a mail yesterday that there is a delay and not they are targetting Mar-2016 for possession. They are adding some freebies like wooden floor for master bed, bathroom fittings like geyser, fans etc to make up for the delay. I have 3 Bhk in phase 1. Litigation is resolved and SBI is approving the loans since last 3-4 months.

Please do not believe Kolte patil builders, they are big time liars. Their Marketing manager Sashidhar K is a crook.
I had booked in December 2012, very next month I got to know about the court case filed, I finally got my money back , 6 lakhs, in September 2013.
All said and done but when are they going to complete this is a big question mark. They are reputed builder but the project was supposed to be completed in 2014 and we are already at the second half of 2015 and the builder is mentioning May 2016 as the new delivery date. For a general information the delivery dates has been shifted not less than 10 times for the project and i am sure the same is going for few more times before you actually get it. Its not good to compare other projects and builders only on the rate/sft, do check the reputation they hold and the way this project is progressing…. Way too different proposition…

I think the Phase 1 rate are 4280 and Phase 2 rates are 4050. Am told availability in Phase 1 is now on back side of the project.
