Prestige Somerville is a high-rise residential project by Prestige Group on Varthur Road in Whitefield, East Bangalore. It got its Karnataka RERA registration at the end of February 2024 (the number itself, PR/290224/006660, is dated 29-02-2024 under RERA’s own numbering format), with the public sales launch following shortly after in March-April by most accounts — so depending on which listing site you check, you’ll see slightly different “launch” months quoted. That’s normal for this project and not a red flag, but worth knowing if you’re trying to line up the timeline yourself.
The project sits on about 6.5-6.6 acres at Ramagondanahalli, Whitefield-Varthur Hobli, facing Varthur Lake, with HAL Old Airport Road on one side and Whitefield Main Road on the other. It’s two towers, G+17 floors each, with only 306 units total across the whole site — which works out to roughly 46 units per acre, noticeably lower density than the 60-80 units/acre you’ll see on a lot of newer Whitefield towers. About 80% of the land is kept as open space and landscaping, with just the remaining fifth built up.
Unit options: the project is 3, 3.5 and 4 BHK only — no 1 or 2 BHK here. Sizes run from roughly 1,773 sq ft (3 BHK) up to about 3,510 sq ft for the larger 4 BHK duplex units, with a few sources also listing 3.5 BHK duplex configurations in the 1,960-2,300 sq ft band. As always, exact carpet-vs-super-built-up figures vary a little by source, so confirm the specific unit’s RERA carpet area before signing anything.
Pricing: quoted rates cluster around Rs 15,000 per sq ft, putting total prices somewhere between roughly Rs 1.7 crore for base units and up to Rs 3.8-3.9 crore for the larger duplexes, though a couple of listings put the entry price closer to Rs 2.5 crore — there’s a wider-than-usual spread across sources here, so this is very much a “confirm with the sales office” situation rather than a number to take at face value.
Location and connectivity: this stretch of Varthur Road puts you close to ITPL, Sigma Tech Park (directly opposite, per the address), Brigade Tech Park and the Outer Ring Road tech corridor via Marathahalli, which is the obvious draw for IT-crowd buyers. Manipal Hospital and New Cloud 9 Hospital are both within a couple of kilometres. On the metro front, the Purple Line’s extension toward Whitefield has been slowly getting closer over the past couple of years, but as of early 2024 it wasn’t operational on this exact stretch yet — so don’t bank on walk-to-metro convenience on day one; check the current commissioning status before you assume it. Traffic on Varthur Road itself during peak IT-park hours is still a known pain point in this part of Whitefield, same as it’s been for years — nothing specific to this project, just the general area.
Amenities: a large clubhouse (sources put it anywhere from 23,000 to 25,000 sq ft, so take an average and confirm on-site) with the usual gym, indoor games, kids’ pool and adult pool, landscaped gardens, jogging track, multipurpose hall and sports courts. Parking is basement-only — worth flagging for buyers who specifically want covered/stilt parking options, since some competing projects offer a choice.
A few honest notes: possession is a long way out — most sources converge on December 2027, a few say 2028, so build in the usual buffer for a project this size. The per-sqft pricing (Rs 15,000 and up) sits at the premium end for this part of Whitefield, which is consistent with Prestige’s general positioning but means it’s competing more with projects like Prestige Falcon City or Sobha’s Whitefield launches than with the mid-market Casagrand/Provident-type developments nearby. If low density and more open space matter to you over sheer amenity-count, this is one of the few recent Whitefield launches that’s actually gone lower-density rather than higher.
For comparison in the same general stretch of East Bangalore, it’s worth also looking at Sobha Neopolis on Panathur Road (already covered on this site, launched around the same period) and Godrej Woodscapes further out at Budigere Cross, both of which target a similar IT-corridor buyer but at different price points and densities.
