Godrej Woodscapes, Budigere Cross

Godrej Woodscapes is a forest-themed residential township by Godrej Properties on the historic Bengal Lamps industrial site at Konadasapura, Budigere Cross, off Old Madras Road (NH-75), East Bangalore. This is a much larger and denser project than the original draft described — that draft’s “22 acres, 80-100 plots” figures don’t match any source we found.

Project specifications

  • Land area: 28.15 acres
  • Total units: 1,074 units across 7 towers per the figures supplied for this rewrite (note: some independent sources describe a considerably larger combined project — up to 2,410 units across 15 towers when Phase 1 and Phase 2 are combined — so if you see a bigger number quoted elsewhere, it may be referring to the full multi-phase township rather than the phase covered by this RERA number)
  • Unit mix: 2, 3, 3.5, 4 and 4.5 BHK
  • Unit sizes: 1,192-2,900 sq ft
  • Green cover: 85%, with 1,500+ mature trees retained and integrated into the landscape

RERA registration — two numbers in play

Both registration numbers were issued on the same date, 17 May 2024, which is why we’re listing both rather than picking one:

  • PRM/KA/RERA/1251/446/PR/170524/006882 — cited as Phase 1
  • PRM/KA/RERA/1251/446/PR/170524/006888 — cited as Phase 2, with a later possession target

Confirm with Godrej’s sales team which registration covers the specific tower/unit you’re considering.

Pricing

Units are priced from Rs 1.29 crore to Rs 3.95 crore, consistent across the sources we checked.

Location and connectivity

  • Address: Survey No. 3 and 4, Budigere Cross, Konadasapura, Off Old Madras Road (NH-75), East Bangalore
  • Positioned behind the Wipro SEZ at the Saviraj Commercial Junction
  • Cited proximity to ITPL and the Mahadevapura tech belt, with Outer Ring Road access via Marathahalli

Amenities

  • A roughly 90,000 sq ft clubhouse
  • 3 levels of basement parking per tower (towers built to G+39)
  • East/west-facing layout options
  • Standard gated-community security, landscaping and utility infrastructure

A few honest notes

This is a genuinely large, dense township rather than the low-density plotted community the original draft implied — worth recalibrating your expectations on density and amenity-per-resident ratios accordingly. The dual RERA registration (two numbers issued the same day) is normal for a phased mega-project like this, but it does mean possession timelines differ by phase — Phase 1 targets December 2029 and Phase 2 targets June 2030 per the sources we checked, both a good distance out. Godrej’s execution track record in Bangalore is solid, which offsets some of that timeline risk.

Nearby comparables

For comparison in the same East Bangalore/Budigere-Whitefield belt, look at Prestige Somerville and Prestige Lavender Fields on Varthur Road, and Godrej’s own Park Retreat further along Sarjapur Road — all target a similar IT-corridor buyer at different densities and price points.
