- Configurations: 3 and 4 BHK only — no smaller units in this project
- Sizes: 3 BHK from roughly 1,590 sq ft super built-up (one official example lists 1,007 sq ft carpet for a specific 3BHK-3T layout); 4 BHK from around 2,145 sq ft
Pricing
3 BHK units start from Rs 1.68 crore and run up to around Rs 1.91 crore; 4 BHK units start from about Rs 2.06 crore. This puts Mana Dale firmly in the premium bracket for the Sarjapur Road corridor, in line with the fact that it skips 1 and 2 BHK formats entirely.

Both decode to plausible, real registration dates, which suggests these cover different phases or tower groups rather than one being an error. If you’re buying into a specific tower, ask which of the two registrations applies to it — the possession timelines attached to each may differ.
A Few Honest Notes
Beyond the tower/unit count discrepancy above, no source — including Mana’s own page — publishes a firm possession date; the only figure floating around is a general “2027 onwards.” For a project with two separate RERA registrations spanning late 2023 to early 2025, it’s reasonable to expect possession to be staggered by tower rather than a single date for the whole project. Get a tower-specific commitment in writing.
Nearby Comparables
Sobha Altair, a 3.3-acre project on Hadosiddapura off Sarjapur Main Road, sits in the same general corridor and is a useful price/size comparison a few minutes away. The Prestige City, Prestige’s large integrated township further along Sarjapur Road, is the obvious large-scale comparison if you’re weighing a bigger, more amenity-heavy option against Mana Dale’s mid-size format.

Mana Dale is a straightforward pick for buyers specifically wanting 3 or 4 BHK homes on Sarjapur Road and nothing smaller — there’s no 1 or 2 BHK inventory to filter through. The genuine open questions here are structural: the tower count, total unit count and possession date all vary depending on which source you check, and the two separate RERA numbers suggest a multi-phase rollout that isn’t fully documented in public listings yet. None of this points to anything fabricated — both RERA numbers check out to real, sensible dates — but it does mean this is a project where a site visit and a direct conversation with the sales team will tell you more than any portal listing will.
