Sobha One World sits in Shiva Parvathi Nagar, Hoskote, near Sparsha Hospital and Neuro Center, off Old Madras Road in East Bangalore. Marketing material likes to call this “Greater Whitefield,” which is a stretch — it’s really Hoskote proper, past the Whitefield IT corridor and closer to the Hoskote town centre than to ITPL. The area sits near the Satellite Town Ring Road (STRR), which is the main reason this stretch is drawing large township launches now rather than five years ago.
This is a long-horizon location bet: you’re buying ahead of infrastructure that’s still being built out, not into an already-mature suburb.

Sobha’s own marketing describes a much bigger 300-acre township plan for the site, with roughly 250 of those acres in “future phases” that have no RERA registration yet. NoBroker quotes an overall range of Rs 1.04 crore to Rs 3.62 crore across the unit mix. A separate pre-launch pricing breakdown puts the base rate at roughly Rs 14,720/sq ft (climbing to about Rs 16,500/sq ft all-inclusive of GST, registration, and interiors), translating to 1 BHK units from around Rs 1.09 crore and 4 BHK units from around Rs 3.25 crore. The two sets of numbers are close enough to be the same project at different points in its pre-launch pricing cycle rather than a real conflict — but this project registered its RERA in May 2026 and is only a few months old as of this writing, so expect pricing to keep moving as construction progresses. Get a dated quote before treating any number here as current.

All decode to 8 May 2026, which lines up with the project’s own reported RERA-approval and public-launch timeline (launch was set for 20 May 2026) — this is one of the freshest registrations you’ll find on a currently-marketed Bangalore township. A civic construction-commencement approval (STRRPA/TP/CC/652/2025-26/318) was issued a day earlier, on 7 May 2026, which is consistent with a genuinely new project rather than one backdating its paperwork.
If you’re buying into a specific tower, ask which of the six RERA numbers covers it, since each phase is registered separately.
A Few Honest Notes
Online naming for this project is a mess. You’ll find it marketed under at least two different names — “Sobha One World” and “Sobha World City” — across a cluster of near-identical, non-portal websites (sobhaproject.co.in, sobhaworldcity.in, sobhaoneworlds.com, sobhasoneworld.com, and similar). None of those are official Sobha channels; they’re third-party marketing/affiliate sites, and their claims of an eventual 5,406-unit, 18-tower township should be read as aspirational, not registered fact. Stick to “Sobha One World” — that’s the name that actually shows up on 99acres and NoBroker with a real listing, real photos, and buyer FAQs, and it’s what the RERA registration itself uses (as “One Residences at Sobha OneWorld”). If a broker pitches you “Sobha World City” as a distinct project, it’s the same Phase 1 development under a different marketing label, not a second project.
Land area (46 vs 48 acres) and possession framing (some marketing material rounds Phase 1 completion down to “late 2031”) also vary slightly by source — worth confirming against the RERA filing for the specific phase you’re buying into rather than a portal summary.
Verdict
This suits a buyer comfortable with a long, 2032-plus possession horizon and a location that’s still waiting on the STRR and surrounding infrastructure to mature, in exchange for Sobha’s build quality and entry pricing that’s lower than most Whitefield or Sarjapur Road launches. Because the project is barely three months past RERA registration at the time of writing, there’s no delivery track record yet for this specific phase to point to — and because the marketing around it leans hard on a 300-acre township story that’s mostly unregistered future phases, it’s worth mentally pricing this as a 48-acre, 3,484-unit project today, not the larger vision. Confirm which of the six phase RERA numbers applies to your tower before booking.
