Location & Connectivity
TVS Emerald Auralis sits on Thanisandra Main Road in the Sathanur/Srinivaspura pocket, right next to REVA University — most listings put it about 250 metres away. This is the Thanisandra-Bellahalli-Bhartiya City belt in North Bangalore, a corridor that’s filled in a lot over the last few years thanks to Bhartiya City and Manyata Tech Park nearby. New Airport Road is roughly 4.3 km away and Bhartiya City’s mall is about 5 km — decent for north-bound commutes and airport runs, though ORR and Bellary Road (NH4) are still a good 20-30 minutes out depending on traffic.
Project Specifications
- Land area: approximately 3.7-3.8 acres (see honest notes below on a conflicting figure)
- Towers: 6, built to B+G+12 floors
- Total units: around 393 across 2 and 3 BHK configurations
- 2 BHK: 1,124–1,159 sq ft saleable (786-811 sq ft carpet) — reported sold out on some listings
- 3 BHK: 1,509–1,828 sq ft saleable (1,056-1,279 sq ft carpet), split across 2T and 3T variants
- RERA-registered possession: June 2030; builder marketing targets December 2028
Pricing
2 BHK units were quoted from roughly Rs 1.29-1.4 crore all-inclusive before selling out on at least one aggregator’s listing. 3 BHK units run from about Rs 1.73 crore up to Rs 2.10 crore depending on the tower and configuration. These figures are broadly consistent across sources, so treat them as a reasonable working range rather than a fixed quote.
Amenities
- Clubhouse and banquet hall
- Swimming pool and gymnasium
- Mini theatre
- Kids’ play area and jogging track
- Multiple sports courts and co-working spaces
- Reported 65%+ open space across the layout
RERA & Compliance
The project’s Karnataka RERA number is PRM/KA/RERA/1251/472/PR/110925/008087, which decodes to a registration date of 11 September 2025 — consistent with its recent launch and current early-construction status (one tracker put it at roughly 25% complete as of late April 2026).
One property listing site shows a different RERA number — PRM/KA/RERA/1251/310/AG/170824/000174 — against this project. That number uses an “AG” (agent) code rather than the standard “PR” project-registration format, and the same number has turned up misattributed to at least two other, unrelated Bangalore launches in past research. It’s a recurring scraping artifact on that site, not a real registration for this project — go with the PR/110925/008087 number above.
A Few Honest Notes
- The same listing site with the bad RERA number also states a much larger footprint — 6.5 acres, 558 units, 10 towers — that doesn’t match the 3.7-3.8 acre / ~393 unit / 6-tower figures given consistently by two other independent sources. Given that listing’s other error, treat the smaller, more consistent figures as the more reliable ones, but confirm tower/unit count for your specific block with the sales office.
- There’s an 18-month gap between the builder’s marketed possession date (December 2028) and the RERA-filed possession date (June 2030). Plan your own timeline around the later, RERA-committed date rather than the marketing one.
- 2 BHK inventory is reportedly already sold out on at least one portal — if you want a smaller unit here, move fast or expect to buy resale later.
Nearby Comparables
In the same North Bangalore corridor, compare against Nikoo Homes 8 in Bellahalli, and Sumadhura’s two nearby launches, Sumadhura Solea and Sumadhura Epitome, both in Rachenahalli — all sit within a few kilometres of Auralis and give a useful read on how this stretch of Thanisandra is being priced right now.
Verdict
This is a mid-market North Bangalore launch aimed at buyers who want proximity to REVA University and the Bhartiya City belt without paying Hebbal or Manyata-adjacent prices. The RERA registration is clean and recent, and the core specs (acreage, tower count, pricing) hold up across independent sources once you set aside the one outlier listing. The real planning question is possession — budget for the RERA-filed June 2030 date, not the earlier marketing figure, and if you specifically want a 2 BHK, check current availability before assuming it’s still on offer.
