Nambiar District 25 Phase 3, Dommasandra (Sarjapur Road)

Nambiar District 25 is a large integrated township by Nambiar Builders at Muthanallur Cross on the Chandapura-Dommasandra Road, off Sarjapur Road in East Bangalore — part of the same broader Sarjapur/Dommasandra corridor that’s been one of the busier new-launch belts in the city over the last couple of years. The township has been rolled out in phases since Phase 1 launched in January 2025, and Phase 3 is the latest addition, registered under Karnataka RERA PRM/KA/RERA/1251/308/PR/260526/008686, dated 26 May 2026, with launch expected in the first quarter of 2026.

Location & Connectivity

The site sits near Muthanallur Cross, about a kilometre off Sarjapur Road, in Dommasandra village in East Bangalore. This corridor has grown up largely around Sarjapur Road’s IT-adjacent demand (spillover from the Sarjapur/Whitefield/ORR belt) rather than any single anchor employer, so connectivity is mostly about the Sarjapur Road commute itself — expect the well-known congestion on that stretch during peak hours, which is a known issue for the whole corridor rather than specific to this project.

Project Specifications

  • Township scale: Nambiar’s own materials describe District 25 as a roughly 100-120 acre integrated township planned for upward of 5,400 homes across all phases eventually; an independent review of Phase 1 alone puts that phase’s land at 63 acres, so the overall township figure moves around depending on the source and how much future phase land is being counted.
  • Phase 3 units: 864 residential units, in 2, 2.5, 3, 3.5 and 4 BHK configurations, with sizes reported from roughly 1,200 to 3,000 sq ft.
  • Phase-specific tower count and exact Phase 3 acreage aren’t clearly broken out in the sources checked — if you’re comparing density or open-space ratios across phases, ask the sales office for Phase 3’s own numbers rather than assuming they match Phase 1 or 2.

Pricing

Phase 3 is being quoted at an introductory rate of around Rs 12,000 per sq ft for early bookings — for context, Phase 1 (launched at the start of 2025) was quoted around Rs 11,500/sq ft plus infrastructure charges, so Phase 3 pricing represents a modest step up over the earlier phase rather than a dramatic repricing.

Amenities

  • “Club SOHO” — a roughly 7-acre recreation zone with a 2.5 lakh sq ft clubhouse, shared across the township
  • Olympic-length swimming pool and a bowling alley
  • Multiple sports courts and a gymnasium
  • A 4 km jogging/cycling loop and a 42-acre central lake as the township’s landscape centrepiece

RERA & Compliance

Phase 3’s own RERA number is PRM/KA/RERA/1251/308/PR/260526/008686 (26 May 2026), separate from Phase 1’s PR/100125/007377 and Phase 2’s PR/200825/008011 — each phase in this township has been registered individually as it launches, which is normal for a large multi-phase township but does mean you need to make sure any figures you’re comparing (price, possession, unit count) are quoted against the right phase’s own registration. Phase 3’s own possession date wasn’t clearly stated in the sources checked; Phase 1 is quoted at December 2028 onwards and Phase 2 around September 2030, so Phase 3 — being the newest and largest phase — will likely land at or beyond that range, but confirm the specific date with the developer before treating it as fixed.

A Few Honest Notes

Most of the detailed information specific to Phase 3 traces back to Nambiar’s own project and update pages rather than a wide spread of independent portals — an independent listing site and a general aggregator listing corroborate that District 25 itself is a real, RERA-registered, multi-phase township with Phase 1 already under construction, but the Phase 3-specific unit count and pricing numbers above are currently only cross-checked against builder-published material. That’s not unusual for a phase that’s only just gotten its RERA number and hasn’t fully populated independent portals yet, but it’s worth checking a listing site directly for Phase 3’s own numbers before relying on the figures here for a final decision.

Verdict

District 25 as a whole has a real track record at this point — Phase 1 launched over a year ago and is under construction, which de-risks the township concept generally. Phase 3 itself is genuinely new and still thin on independent verification, so this suits a buyer who’s comfortable being an early mover on a fresh phase within an already-proven township, rather than someone who wants every number independently triple-checked before booking. If township scale and shared amenities (the central lake, the large clubhouse) matter more to you than getting in at the very first phase’s pricing, Phase 3 is a reasonable entry point — just get the phase-specific brochure and RERA extract directly from the developer rather than relying on aggregator summaries.

For other large-scale Sarjapur-corridor townships already covered on this site, Mana Daintree and Mana Vista on Sarjapur Road are useful comparables for how density and amenity scale stack up against District 25.

“In 2009 I was in search of a property. Before I could finalize one, I had so many questions: was the location right? could I rely on the builder? was the price quoted the same for everyone? what should I know before I issue the cheque? — and many more questions that kept coming to mind. With no platform, I started harshasagar.com to help myself out. 15 years later, these questions still come to me whenever I think about buying another property. There’s no shortage of platforms today — social media, WhatsApp, and more. But if you’ve still got a question or something to share, this place is still here for you.”— Harsha Sagar, founder
