Lodha Elanza

Lodha Elanza is a high-rise apartment project by Lodha (Macrotech Developers) off Sarjapur Road near Dommasandra, East Bangalore — the group’s entry into this stretch of the Sarjapur corridor. It carries a Karnataka RERA registration dated December 2025 and is currently under construction.

Location & Connectivity

The project sits near Sompura on the Varthur-Sarjapur Road stretch, close to Dommasandra and Yamare Lake, East Bangalore. Sarjapur Road itself is about 2 minutes away, and the site is pitched around the upcoming Sompura Metro station on the same corridor. Major IT campuses — RGA Tech Park, Embassy Tech Village, the Wipro and Microsoft campuses — are quoted at 15-30 minutes away, and schools like Oakridge and TISB along with hospitals such as Motherhood and Manipal are in the general neighbourhood. This is a well-established IT-corridor micro-market rather than a frontier location, though Sarjapur Road’s traffic during peak hours is a known trade-off worth factoring in.

Project Specifications

  • Land area: about 6.7-6.75 acres (one aggregator-style listing cites a much larger 19 acres for what’s described as the same project, but two independent sources plus the project’s own stated density of 103 units/acre line up cleanly with the smaller figure — treat the 19-acre number as unreliable)
  • Towers: 6 towers, in a G+30 to G+40 format
  • Total units: 698 apartments
  • Configurations: 3 BHK Smart (about 1,500 sq ft), 3 BHK Luxe (about 1,900 sq ft), and 3.5 BHK Premium/Trio residences (about 2,300 sq ft) — this is a 3-and-3.5-BHK-only project, no 1 or 2 BHK options
  • Open space: over 80% of the site, per the developer
  • Possession: targeted for September 2031, with construction reported to have started around February 2026

Pricing

Quoted starting prices cluster around Rs 1.90 crore to Rs 3.00 crore for the 3 BHK and 3.5 BHK range, working out to roughly Rs 9,800-13,750 per sq ft depending on which listing you check. The smallest 3 BHK Smart units are the entry point at around Rs 2.05 crore; the larger 3.5 BHK Trio residences sit toward the top of that band. Pricing wasn’t published on Lodha’s own project page at the time of checking, so confirm current figures directly with the sales team before budgeting.

Amenities

The clubhouse and common-area package includes a temperature-controlled swimming pool, a gymnasium, a banquet hall, basketball and paddle-ball courts, a kids’ play zone, a yoga and meditation garden, a star-gazing platform, an amphitheatre, and a landscaped central park with walking and jogging tracks. It’s an Art Deco-styled development, per the developer’s own positioning, with expansive private decks on many units facing the lake and green cover.

RERA & Compliance

Lodha Elanza is registered under PRM/KA/RERA/1251/308/PR/191225/008353, which decodes to a registration date of 19 December 2025. This number is consistent across Lodha’s own project page and multiple independent listing portals, with no conflicting registration number found for the project.

A Few Honest Notes

Lodha is a genuinely new entrant to this site’s coverage — Macrotech Developers has a long Mumbai-Pune track record but this is among its first Bangalore launches, so there’s no local execution history to lean on the way there is with a Prestige or a Sobha. The core registration and unit-count facts hold up well across sources, but pricing is thin on the ground (only one listing gave a full range with per-sqft detail) and the stray 19-acre figure floating around online is worth ignoring in favour of the ~6.7-acre figure that two independent sources and the project’s own density numbers agree on. A near-six-year gap between registration and possession (December 2025 to September 2031) is also on the longer side, so factor that into any investment-horizon planning.

Nearby Comparables

The Sarjapur Road/Dommasandra belt has several recent, RERA-registered comparables worth cross-shopping — Assetz Trees & Tandem, a short distance away off the same Dommasandra-Huskur stretch, as well as the already-established Assetz 63 Degree East and Prestige Lakeside Habitat further up Sarjapur Road.

Verdict

Lodha Elanza suits a buyer who wants a large, brand-name developer’s take on the Sarjapur Road corridor and is comfortable with a long construction runway to 2031. The RERA registration and unit specifications check out cleanly; the gaps are around firm, current pricing and Lodha’s still-thin Bangalore track record, both worth confirming directly with the sales office rather than relying on any single listing site.

“In 2009 I was in search of a property. Before I could finalize one, I had so many questions: was the location right? could I rely on the builder? was the price quoted the same for everyone? what should I know before I issue the cheque? — and many more questions that kept coming to mind. With no platform, I started harshasagar.com to help myself out. 15 years later, these questions still come to me whenever I think about buying another property. There’s no shortage of platforms today — social media, WhatsApp, and more. But if you’ve still got a question or something to share, this place is still here for you.”— Harsha Sagar, founder
