Prestige Fernvale

Prestige Fernvale is the fifth phase of The Prestige City, the sprawling Prestige Group township on Sarjapur Road, launched in early 2026 as a mid-market alternative to the same address’s more expensive Eaton Park phase.

Location & Connectivity

The project sits at Kalahalli, off Sarjapur Main Road in Yamare village, within the broader Prestige City Sarjapur 2.0 masterplan. It’s positioned close to Wipro’s SEZ campus, Prestige Tech Park and Embassy Tech Village, putting it within reach of the Sarjapur-Outer Ring Road IT corridor, though this stretch of Sarjapur Road is still building out its social infrastructure and can see heavy peak-hour traffic like the rest of the corridor.

Project Specifications

  • Developer: Prestige Group
  • Land area: reported as anywhere from 3 to about 5 acres depending on the source — treat this as a rough range rather than a fixed figure
  • Towers: 2 towers of 27-28 floors per most listings (one aggregator’s summary said 5 towers, which looks like an error given every other source, including the builder’s own marketing, agrees on 2)
  • 387 apartments
  • Configurations: 2 and 3 BHK, 1,113 to 1,996 sq ft
  • RERA number: PRM/KA/RERA/1251/308/PR/110326/008519, registered 11 March 2026

Pricing

Prices start around Rs 1.29 crore for the entry 2 BHK and run up to roughly Rs 2.30-2.50 crore for the largest 3 BHK, depending on which listing you check. On top of the base price, budget for GST, 5% Karnataka stamp duty, 1% registration, and floor-rise/parking/club/corpus charges that typically add another Rs 5-12 lakh.

Amenities

As part of the larger Prestige City township, residents get access to a gym, swimming pool, yoga and Pilates studios, indoor games rooms, a multipurpose hall and theatre, co-working spaces, jogging trails, children’s play zones, and outdoor sports courts including tennis, basketball and badminton. The township’s planned Forum Mall is also billed as part of the shared infrastructure.

RERA & Compliance

The RERA number decodes cleanly to 11 March 2026, and it’s consistent across every listing checked. The unit count (387) and tower count (2) are corroborated by three of four sources — the fourth is an outlier on tower count only. Possession is quoted as anywhere from March 2030 to a “June-July 2030” window depending on the source; either way, this is a multi-year build, so treat any earlier date you see quoted with suspicion.

A Few Honest Notes

Fernvale is explicitly positioned by Prestige as the “smartly accessible” sibling to Eaton Park within Prestige City Sarjapur 2.0 — smaller units, lower entry price, same township address. If what you actually want is the larger 1,900+ sq ft units and higher-end positioning, Eaton Park is the phase to look at instead, not this one. The acreage figure moves around between 3 and 5 acres across sources, which is unusual for a single, cleanly RERA-registered phase — worth asking the sales office to point out the exact tower footprint on the master layout before you commit.

Verdict

This suits a buyer who wants a Prestige City address on Sarjapur Road without stretching to Eaton Park’s price band — the trade-off is smaller units and a standard, not premium, specification level. Possession is a good four years out from booking, so this is a patient-money purchase, not something for anyone needing to move in soon. Get the tower-specific plot footprint confirmed in writing given how much the acreage figure varies between listings.

Nearby comparables

Prestige Lavender Fields and Prestige Somerville, both already covered on this site and both in the wider Varthur/Whitefield-Sarjapur belt, are useful comparables on price-per-sq-ft for Prestige’s mid-market apartment offerings in East Bangalore. Within Prestige City Sarjapur 2.0 itself, Fernvale is best read alongside its own sibling phase, Eaton Park, once that phase’s own RERA registration is confirmed.

“In 2009 I was in search of a property. Before I could finalize one, I had so many questions: was the location right? could I rely on the builder? was the price quoted the same for everyone? what should I know before I issue the cheque? — and many more questions that kept coming to mind. With no platform, I started harshasagar.com to help myself out. 15 years later, these questions still come to me whenever I think about buying another property. There’s no shortage of platforms today — social media, WhatsApp, and more. But if you’ve still got a question or something to share, this place is still here for you.”— Harsha Sagar, founder
