I have issued 1L cheque to Samrat builders for booking a flat in Samrat Sunflower.
But fortunately after seeing the user comments on mouthshut i did stop payment immediately for that cheque.
Its a fraud company. They are seeling the flats even before the registraton.

Hi I have taken 2 BHK in Samrat Builders @ Electronic City Phase 1, but now the samrat builders was taken over by Dreamz GK. I heard from many people like the Dreamz GK is not a better company.
I have booked the flat in early October and these guys did not get the land registered. I got a call from Dreamz GK today saying that they are expecting to do the registration in March and get the approval by May and they may start the construction in June or July.
I feel like taking my money back, please help me with your suggestions about Dreamz GK

Better take the money back, before its too late.
Simple strategy (Both Samrat and Dreamz): We book, they delay till we lose our patience to cancel the booking made. This process continues till these people receive market value for their flats, which obviously will take 4 to 5 years. Beware of these builders.
I am planning to book a flat through samrat builders, could any body please suggest me, is it good to proceed by relying on him,
Don’t even think of going for Samrat. Now Samrat doesn’t exist in Bangalore.

I’m planning to buy an apartment either Samrat Lotus or Samrat Sunflower. The rates are much low in comparison to the market pricing. There’s a big question about the builder. If I invest on the booking of apartment will they fool me?
Please someone assist me in this issue.

I have booked a flat with SAMRAT Builders in their Sunflower Project were i have paid abt 2lakhs which is for the initial payment and they have promised me the land registration will take place on 10/11/2012 but wen i went to their office last week to collet my letter of allotment they said there may be delay in registering the flat which i am not happy about and i am planning to cancell the booking.
Don’t even think of going for Samrat. Now Samrat doesn’t exist in Bangalore. yesterday (06-09-2014) i visited the site. now Samrat does not exist at that place, instead Dreamz has put their advertisement about Swadesh and Swadhay projects.
Now Dreamz says that they have registered the same property 6 months back.
Waste of time…don’t even think about DreamzGK or Samrat type builders…Even builders who have already done 5-6 decent size projects in bangalore are not reliable

you can get a2bhk flat of around 1000 to 1200sft in decent area in hyderabad.the climate is very good and I.T. sector is v.v.good .at any cost somewhere you have to compromise.otherwords you go for 1bhk which you will get for less than 20k in bangalore

i visited their office this weekend. here is my observation
they have a land acquisition team who search and make land deals
then, they will launch the residential pre launch offer for very cheap prices before getting approvals
depending upon their capital availability,
then, they will start the construction by outsourcing the construction work to new contractors at competitive pricing.
usually, they claim that the construction work begins within 30-45 days as soon as they get approvals from bbmp/bmrda, etc, but in actual it will take 6-8 months to begin the construction work that too depending upon the depanding and their capital availability.
overall i would say that you could get apartments at throw away prices at hot locations but at the cost of 25% pre payment and pre-EMI with a waiting period of atleast 3 years or may be 4 years.
This is a ideal scenerio considering no market recession and legal issues
One more point that should be digested is the construction quality would be low or below average since the construction is outsourced to new parties who accept the deals with very low profit margin

That was a really a great information about what Samrat builders. I was going to buy a property with them in Sunflower project for 24L and with much difficulty they came down to 21 after a detail discussion.
Home loans are available for this group. kindly advice if this is a good option . One imp thing i noticed is that they would give the possession of the flats after 2 years . Kindly advice .

i think i read some forum related dreamz GK, samrat builder is just another Dreamz GK(sister company). I don’t know how credible this info is but be careful.

I have booked a flat 4 months back in Samrat Lily, they assured that at any cost the construction will start by 1st week of November 2012.
But till now even the land is not registered, how and when they will start the construction. Many known people say, that they are playing with peoples money and put it in other investments business.
I know that each of us have hard earned money. How these people survive in the market.
I will send the link of this thread to higher authorities who oversee that normal public are not fooled.

I went to see the samrat Lilly project.At the time of negotiation they took your name that u and ur freinds have booked flats there at Samrat Lilly and u ppl are very happy with the project and satisfied.we found the location good and thought of buying the flat there but now I think we should think again.
