I am interested in Phase II of this township project. Here are my concerns.
1. Water Issue – I am sure Cauvery will not come anywhere soon. They are saying they have RO plant to soften the hard water using borewell source. For whole project I don’t think we can depend on just borewell. Though they are saying water bed is very good (150 ft).
2. Communation – As all know it is very far from city & work places. Even if you take NICE toll road it is expensive. Public transport is not good as of now. I am not positive about Metro comming till AOL. It will come till NICE road junction.
3. Maintenance – Phase-I itself they are charging 2/- per sqft; I don’t know how much they are charging in Phase-II. even if it is 2.5/- per sqft it seems to be huge.
4. Club House – They are saying the phase II or Phase I club house is not open for public as in Brigde Millenium (Woodrose club). They are saying it is exclusive to flat owners. I can’t authenticate this statement.
5. Joining Kanakapura road & Pipeline Road – As of now when I asked; they are sying they don’t join or connect their internal main road to pipeline road. But eventually they will join I guess. THis is what happen even in Brigde Millenium. If they joined; my concerns is this could be used by public and making mess of traffic as happened in Brigde Millenium.
6. High Tention Cable – This is a matter of concern; from health perspective. I noticed the line goes at lower hight than normal. If they could successful in increasing its hight to 50ft more then it would be fine; otherwise it will still be a concern.
7. Solar Water Heater – They are saying they have not finalized on this in Phase-II. My concern is when they said Phase-II is ‘No Change’ project; that means even I can’t install solar water heater with my own cost. Clarifty will be given only post launch i.e. June 2014.
8. On top of the life time membership to club-house; we are expected to pay the club maintenance fee around 500/- per month i.e. (6000/- per year) on top of monthly maintenace of about 2/- per sqft. I don’t think if you buy 3BHk; your monthly maintenance fees not less than 3.5 to 4.5K per month. Think, it will be increase every year it is not going to come down.
As someone in this forum told; somthing is there which attract this project for me. I am interested in Phase-II for 3 BHK (1610 sqft). which comes to 75L including all. Please share your opinion.

Hope you are aware of the Phase-II pre-launch of Brigade Meadows which is a luxury apartment. I spoke to the sales guys and heard that they are accepting bookings for the same. I am planning to sell my existing 3BHK apartment that I booked during pre-launch and invest in the luxury one. The last 3BHK apartment(phase1) was sold for 56L(all inclusive). You are aware that there are no more 3BHK available in phase 1. I am confident that the luxury apartment will be a good bet as by the time, they finish, the office space,school and hosiptal(all propsed) will be functioning. Let me know your thoughts on this.

Hi Brijesh, I have taken a 2 bed apartment in this project. I did a site visit last week I am not from Bangalore. I was happy with the progress but worried about the distance to the city. Also what are the options to commute from there to the city especially public transport
What I meant is, during pre-launch they had promised hand over in 3 years from the date of launch which is already crossed. So, I wanted to know if Brigade is paying any of the flat owners the delayed penalty (Which some builders do pay).
The Pre-launch was sometime during July 2011(correct me i f i am wrong) and they have promised delivery by March 2014. Looks like the penalty clause will not be invoked! if they delivered in March 2014.

Hi all a couple of updates to share with you all. (Considering 3BHK)
1. The actual site visits have been started and you can book for an appointment. Spoke to a few who had visited and found that its looking great now. I have myne booked for next week, will share more on it after that.
2. The registration costs might go up as the govt has increased the guidance value. Though no final confirmation from Brigade, if its implemented we will have to shed out an extra 2lacs from what we would have planned.
3. Roughly calculated the corpus fund which we will have to pay during possession. There are in total 3 payments to be done
3.1 Maintenance charges for 1 year : ~30k
3.2 Corpus fund (equal to 1 year maintenance) : ~30k
3.3 Campus Corpus fund (70 to 80 rs/sq ft) : ~1lac
– This amount is not yet finalized. Typically seeing there previous projects its arround 70 to 80 rs/sqft.
Totally around 1.6 lacs
4. Came to know that any re-sale is not permitted now, this can be done
4.1 After you get it registered
4.2 By next year mid, by paying 150/sq feet (there is one more calculation forgot it, which ever is higher) to Brigade without registering it to your name.
Overall the cost will include
1. Basic cost
2. Car & Bike parking
3. Club house fees
4. Corpus fund(Section 3)
5. 20 % Additional Expenditures
6. Extra Registration cost (Section 2)
Overall it might touch ~45lacs for a 3BHK booked at 2800/sq feet.

Hi Shilpa, we had some discussions on this during the initial days. For sure when its a big area (~60acrs) you might have a few passing by. Generally the area underneath these will be some common areas like Landscapes, Gardens…. So didnt think too much on these……
The one at the entrance wont bother us too much. But I am not sure of the other ones. Will update once I visit the actual site location which I have it booked for this Saturday.

There is one major change in the 3BHK’s Kitchen. Its completely open and it looks very big now. I mean they have not constructed the utility area wall which is the model flat. I was very happy with this change.
The living space looks quite big. But the master bed room looks a bit small compared to the model one. Other than this everything else is in a good shape.
I dont see any high tension wires passing very close-by.
The entrance to the 3BHK flats is ~700 mts from Kanakapura road. This is something I was worried before, but looks fine now !

I booked a 2-bed recently during Brigade Expo for Rs 3530/- . Best thing I liked about it was it is right off a highway. Most other projects I have seen in this price range have somewhat narrow and windy approach roads.
I am still not sure if it is a good buy but am hoping it is. But I am gutted to know that price was as low as Rs 2.3K before and I missed the opportunity to buy at that price 🙁

Thanks Sridhar.I have read all the research on HT lines –as usual in most such scientific research, they always end with “evidence not conclusive” but definitely raise the fear. At the entrance, the HT lines are definitely at a distance from the dwellings and much more than 50 mtrs. Only those who visit the site now –after the building clusters have come up and when a fair idea of location of different blocks is possible —will be in a position to tell if the HT lines behind/surrounding (left and right side –if at all) are anywhere closer.
Visited the site last weekend and found it promising. The information i got – All 3 BHK sold out and few 2 BHK available. 1.5 BHK still available. They are quoting Rs 3490/sqft. There is a huge pit dug on the left side on entering the complex for commercial complex. Also there is a ‘Coffee Day’ which is ready to open.
Other information that i got is, it will be open for inspection during the 3rd week of August during which the interiors will be on display. Registration will start from January 2014 and they are planning to launch luxury apartments as part of Phase II. I personally feel Kanakapura road is poised for rapid growth as premium builders like prestige,total env hold huge land bank. The views expressed are my personal opinion. Please ensure you do due diligence before making any investment decision.

We can meet their legal advisor/ advocate for clarification…Can anyone tell me whether this makes sense? After all, the advocate represents the group, any legal hurdle will not be disclosed to the buyer.

If i am not shared the legal documents, i will not even look at the property. Even if it is given free.
Any prospective buyer is entilted for the property papers for which he can take a legal opinion. Why does the buyer require the legal documents? As a buyer should we not go for a legal opinion on our own instead of relying on the sellers legal team? If your legal advisor requests any clarification or documents, the seller is duty bound to share those details/documents. Please be informed that all major banks have approved the project and you can approach them.

I understand your point, but legal opinion is not only for bank purpose, it is for the individual too. What needs to be done is -collect the required documents and approach a lawyer for legal opinion. In case he requires addtional docs you can request the same from the builder. Once your lawyer is satisfied, you can proceed.
Take another scenario, why should any one believe the builder’s legal team, if the builder is sharing his legal documents we should go for an independent legal opinion.

Please hold onyour bookings with meadows. Below are the drawbacks in investing in this property.
I have done a. 3 months research on this project. And here is the final take.
– as told by mr harsha, invest till nice road is ok, however meadows fall bwyond this limit.
– remember you have tp a toll every time you pass the nice toll , its around 140 rs up and down.
– kanaka pura after nice is completely a industrial area with yello fields.
– Though this is a budget hones, still the prices are high, at the moment its 3040 rs per sqft.
– ecity is 22 kms,
– the future bangalore is moving towards hebbal, yelankha, thanisandra, devanahalli. Also there are less chances of eater problem in the said areas. We have three lakes around. Nice place to invest.
– the appreciation in kanaka pura is slow when compared ro the above said areas.
– in total i will not suggest this area and project.
My suggestion
– first check the connectivity to to the city and near by stations and hospitals
– always check the water supply status in and around areas, never go with bore wells.
– the legalization ofthe property
– dont run behing the brands, they will just rip off your wallet
– there are several good brand who buikd class quality products

Your first couple of lines made me really scary. Nevertheless these would be some basic check any buyer would have done. Let me share some of my thoughts wrt your points :
– Investing till NICE road is the best option, but the prices here starts from 4000+ if you are looking for a good builder.
– For the tool fees, it applies even for those which fall just before the Nice corridor. The peripheral ring road which is planned passes very close to Meadows. A little ahead of Meadows, at the Kagalipura a right turn takes you to Bannerughatta road. Since its very close to AOL the chances of an extension of metro would be an added advantage.
– If you just pass AOL you will realize the number of upcoming projects, so yellow fields might not be a big concern
– Budget homes : Atleast what I have understood from this terminology is that they are not cheap homes and they use it as “Value Homes”.
– Ecity is closer compared to any of the places you have mentioned towards north.
– Since these are all green field areas, water problem might not come up and as seen south is always least effected during summer.
– Appreciation wise, yes it might not be as compared towards north, but it has now taken the phase and will be the golden time to invest.
Just to add a few more things :
– The BDA layouts adjacent to kanakapura roads are now in huge demand. The prices have seen a steep hike in the last 1yr
– The Metro 2nd phase will be till the Nice Jn (rumors are that it might be extended The to AOL)
– The 6-lane road to Dindigul, for which the marking is already done.
– Also heard of the construction work for the B’lore – Mysore via Kanakapura
– Low rise buildings, ie just 4 floors. This means you get your own terrace which gets shared between 16 flats
A decent 2BHK before Nice corridor is nothing less than 60-70 lac, but you get the same for half the price in Meadows.
After all this its an individual choice what he/she makes.
My final say : I leave it to the individuals to take a call seeing all the pros and cons discussed above.
Well said Brijesh, I am not supporting your comments just because i have bought an apartment at meadows. The critical analysis is taken in the right spirit but the postives have been ignored. Although there has been very little development @ devanahalli the prices are very high. As you rightly pointed out, no other reputed builder is offering the price that Brigade was offering. Iam optimistic although not bullish. The price appreciation of the property is a clear indication of the prevaling demand. Having said that I am not recomending Brigade for the sake of it, i would request the prospective buyer to evaluate his options.

As i said, it was my opinion and not the final verdict.
Lets get into some details.
At brigade meadows
– a 2 bhk flat is 950 sqft, in which premium fkats are north and east facing . The price is now 3040 rs pqsft. The total cost including stilt car oarking, vat tax is summing up around 42 lacs. This excludes registration. Intotal the 950 sqft flat costs you 44 lacs approx.
– 2 bhk in 959 sqft, and 3 bhk in 1150 sqft. just imagine the size if the second bed room, all you can keep is a bed. It totally depends on ones interest and life style.
– in bangalore there are several project , where in we have 2 bhk in 1300 sqft and above. And those are considered to be the actual 2 bhks. And 3 bhk starts from 1500 sqft.
– i agree with your point on four floors, but have you considered the number of units. Meadows first phase has 1800 units. Just imagine the number of ppl aound in the common areas like, swimming pool, club house and gym etc. you just have to wait in queue for every rhing. This is one of the core disadvantage. But other advantages wud be, a big community, big celebrations. But the cons are more.
– there are several good builder who are promising the same quality andfacilities. With bigger homes and similar price.

Appreciate your comments. having said that you have missed an important point; Meadows is wrongly interpreted as low budget homes;sorry it is not low budget, it is value homes, in the sense, units will be in smaller size and completion time will be much sooner. Have you visited Prestige shanthinikethan?, it is much bigger than Meadows but a luxury one with respect to the number of occupants.
Coming to the pricing issue, the launch price was at 2390/sqft and 2690 for the premium units which was an year back. Is there any project on the kanakapura road which is priced lower than brigade? you might find it difficult to find a reputed builder.

When you say a lot of builders who can give you the same for a better price, please mention those with more details so that it will be helpful for the readers.

As Rajagopal mentioned for those who have booked in the initial stage its been a great investment. But not too late even now as the price is going to increase again by 100 (3140/sq feet) after Deepavali.

The major reason i booked at Brigade was
1)Reputed Builder, true there are others too
2)Water will not be a big problem since there a pumping station coming up nearby so we would get Cauvery Water by the time we move in
3)Connecitivity yes i have to travel 18 Kms to office once i move there but even if i move to North i have to travel so and amidst traffic.
4)Metro project till AOL would be another icing on the cake
5)Economics i booked oct last year at 2690 sqft it was far more affordable than any project from Nitesh/sobha or Mantri ahead of Nice road at that point of time, i still believe its true even today if brigade have gone to Rd 3040 even so would have others accordingly
6)Finally most important i liked it
So the point here is we will always have our thoughts on pro’s and con’s of a project but finally economics becomes the decision criteria
And on 1800 flats and sharing of common area i presume Brigade will make it enough to handle visitors during peaks.
Finally do anyone have any idea on how many flats are there in Brigade Gardenia as well as Millenium and whats the healthy ratio of per person per amenities? If we could figure out some details we could ask Brigade to help us understand same wrt to Meadows

Please urgently respond to my query: What about the high tension electricity cables –I noticed both at the entrance and behind the buildings that are now coming up. I cannot visit the site and ascertain if there is a buzzing sound, how much KVA wires are running etc. What is the ideal distance between residential homes and such wires? DO you think this may be the reason why the project people do not allow us to go near the construction at all?

I had visited the site on Saturday 27/04, the progress is good. As we are prohibited from visting the construction site they have a video recording of the progress which can be viewed. The status is all 3 BHK units sold out, few 1 BHK units available and 2 BHK is still available. The cost is 3040 to 3140/sqft. Another notable feature is the commercial complex excavation has started and the 2nd face would be launched later this year sometime in Oct/Nov time frame. There are promising delivery by march 2014 and registration from Jan 2014.

I am planing to book a flat in Brigade meadows in Kanakapura Road. I looked at the Model Flat for the 3BHK and it seems to be better other than the planing for the kitchen. Also I discussed with the bank people and things are looking better. However I am unable to get any contacts of the people who have already booked in Brigade Meadows. I checked this with Builder as well as the bank people but in vain.
I want to get this information so that I will have better visibility of the builder’s response.
Also I have some doubts on the completion time being promised (Dec 2013) based on the pace at which the construction is happening.

I have booked a 3 BHK at Brigade and quite convinced that its a good buy. Regarding the completion time , 6months cushion will be needed. I expected the 1st phase to be completed by June 2014.

I booked it during pre-launch which was in Aug 2011. At that time the premium apartments were priced at Rs 2690/sqft and the regular ones @2390/sq ft. I have booked a regular one. In the month of May this year they were quoting Rs 2940 for a premium apartment. I think you can try bargaining for a good price.

Hi even I have booked a 3BHK with 4 of my other friends. You can get the details of some of the customers on their notice board including myne.
We booked almost an year back and even now I feel happy about it and have never regretted!
There are a lot of things which we friends discussed on the pros and cons of it and finally all of us decided to go with it. In terms of price its appreciated by almost 6-7lac.
Distance might be a concern now but not after 2-3 years with all the development work happening around.
Visited the site..nothing except the model flat
the space given is too small though it seems ok in layout.
the moment you turn around, your bed romm ends.

Perhaps you are not aware that the construction has started and as a precautionary step visitors are not allowed. I agree to your point about the construction material but you have forgotten that this is a budget home and not a luxury one. How did you decide about the construction quality whe the structure is not up? Well it is illogical to compare an apartment and a residential site. You compare one apartment with another. Did you get a chance to visit Prestige Tranquility or Provident housing or VBHC? Brigade Meadows is much better than these. if one had booked this apartment during the launch, he/she would be sitting on a profit of 500/sq ft and i am one of them.
Your thoughts/research/comments and clarifications—is any about the high tension power cables in the vicinity please. I am planning to book, but am very worried about the threat to health.

Yes, they will give the receipt, i think now the booking amount is 20% and the rate per sq ft is 2790. I had been there last week, as it was a weekend, there were a lot of visitors. Very good investment if you are looking at 5 years down the lane.
Hi, I have also invested in this. When I visited last time, excavation for the foundations have done for B block areas. Its a huge area and around .5km inside the main kanakpura road. Forgot to take the photos.
I just received my formalities. With AOL nearby I think this place is a good place to sell off after 5-6 years.

We visited Brigade Meadows twice. Some of the other customers there seemed to be concerned about the High Tension cables running across the border of the project. We are not sure if this is a matter of concern. The sales person told us they are in talks with KPTCL to get the height of the cables increased by 50 feet. As per the plans the residential blocks seem to be more than 300 feet away from the cables. Wonder if anyone else has looked into this.
What was the initial launch price?
I also visited the Kanakapura Road site yesterday. There is only the sales office ready and the model apartments. There is not sign of starting the construction of any sort. I think some of the clearances are not yet got. The sales person was telling that the possession will be end of 2013. But my gut feeling is it may delay upto 1 yr. And the phase II metro coming upto art-of-living(as mentioned in the above thread), that’s a dream. If it materialise then this township will be a very good area. I am very much interested in this project. My only concern is the accessibility.

I don’t see much developments happening beyond the Kanakapura Road – Nice Road junction, example BSK 6th Stage Further Extension being a BDA approved layout and right adjacent to NICE Road has not seen enough construction activity over the last 5 years. Sobha Developers projects such as Sobha Suncrest, Sobha Sunscape and Sobha Forest View are also before the Nice Road Junction. Extending of the Metro till AOL may also not be any time soon. If you see the Phase 2 plans of Metro there is an extension planned from Mysore Road to Kengeri and that’s for 2013. Kanakapura Road upto NICE road however does look OK for investment.

Hi Harsha, I partially agree with your verdict. Yes anything before Nice road will be a good investment. But now the things are improving even after Nice road.
Concord have launched their township which is 9kms from Nice road on Kanakapura road.
Brigade Meadows township : 5.7kms from Nice road.
A lot of other small developers have invested on the lands for their future projects.
Main draw back is that ~2kms farm land between Nice road and AOL, which is undeveloped due to some reason.
A km before AOL and after AOL is developing big times.
Bangalore to Dindigal 4 lane NH has been sanctioned and you can see the marking for the road widening.
Off all the outskirts in Bangalore, Kanakapura road seems to be the most pleasant (weather) and with full of greenery.
AOL having called this as their International Center, they will have a lot of plans to spread across for which they have bought enough land.
I would say this will be a great place to live in the next 5-7 years.
Visited now. Good palce to retire and live. But doubtful whether buysbees can live even during next 3-5 years, no facilities nearby. Also farm or forest lands nearby. But price is attractive. I have a doubt, unilke in many other locations, payment schedule is date linked and not stage linked, what are the risks ?
