Dear Keerthi Estates,
The actual possession date was March 2013, I have occupied 10 Months back and till date there is no much progress on providing the parking space, amenities, compound wall, sufficient lighting in the common areas, proper security, etc. I guess with the pace at which the work is going on it will take one more year (Aug 2015) to complete the project, request to check the quality of construction done by the contractors especially the outside plastering, I don’t think we deserve this kind of finishing.

It would be nice if you are honest and open about the fact that you are employed as marketing manager with Keerthi Estates. Earlier under the same name, you had lavished praise for another Keerthi project. If you disclose that you are part of the mbuilder marketing team, then potential buyers can get their doubts/questions clarified and this would be beneficial to the buyer as well as the builder. However, giving misleading information in the guise of a buyer is not correct.

Don’t buy apartments from keerthi builder, it is really a pain taking journey to get the work done from the site engineers, there is absolutely no cooperation once the flat is sold to customer, they will change the plans according to their needs, forget the plan which they communicate during buying, requst you to don’t put your hard earned money and waste time post purchase, this is purely my advise to buyer community.

I am a buyer in nkeerthi gardenia. Quality of construction is really bad. At the time of purchase they said the possession would be July 2013…. we are in April 2014.. still no clear indication of completion… engineers are sub sab standard quality ….. none of the work gets completed without a regular push from buyers …. quite frustated with the buillder over all …. would advise the buyers to avoid Keerthi Builders al together
Quality is always a problem with these builders, quality always comes at a price and that price is a debatable topic. Always check previous projects executed by the same builder and tale a call on new projects to avoid frustration.

I have visited the site few days back, I came to know that they have two different base prices. Rs 3800 for builder share and Rs 4100 for land owner share. If you are buying the land owner share then you need not pay the VAT and ST. Does anyone in this forum aware of the consequences of buying an apartment which belongs to land owner share in this scenario.

The road leading to the site is claimed by some Reddy as his private property. There is also a notice board erected mentioning this. Any info regarding this?

Today I visited the site of Keerti Gardenia just to know the location (If I am not wrong, next to VIBGYOR school). In the building for few of the floors, they have used hollow mud bricks for the outer walls. I really wonder what is going to happen in long run because no wall in the world is safe from cracks 🙂 . If you keenly notice the building which is next to the entrance, some of these hollow bricks are already shattered. just imagine after occupying the building, if want to put a nail on the wall, what is going to happen.
Till now I have not booked any flats, still looking for a good deal with better quality.
you can always look for better quality flats….no problem in it…better builder also you can go for…but remember one thing….two years back prestige Shanthinikethan ‘s one block, broke down..that was not because of hollow bricks!!!!!!!!! almost 300 flats had already booked in keerthi…they all are coming regularly and updating their work progress….so dont worry about that…….if you want you can go ahead or you can go for other builders……..

I have recently viewed the project. As far i’m concerned these are Porotherm hollow Blocks produced by Wienerberger. This block is the standard block recommended by the UK govt for all building. These blocks fall under the green building segment. As far as the nails are concerned It doesn’t bother as all the hollow portions are usually filled with Motar Mixture for all external walls. These walls keeps the building cool, resist from fire, reduces the weight of the entire building structure which increases the longevity of the Building. The builder is mad to go ahead and change these bricks. These bricks are more costly than the normal Concrete Blocks.

I am planning to buy 3BHK in Keerthi Gardenia, location is very good but i have below four concerns:
1. High Tension Electric wires. Is this going to be a legal issue in future?
2. 60 ft mud road (they say it’s approved by BBMP and by end of 2013 the road will be ready which connects to the Sarjapur) is it true?
3. I heard that there is a water problem in that area, when i asked this to the marketing people, they answered me that Corporation water pipeline is already their in SirRam Samrudhi. And after completion of Project they will apply for BWSSB and get the pipeline connected to their project.
4. Earlier project was approved for 9 floors now they are increasing the floors till 11, is this going to be a Legal issue?
Please suggest by considering all the above factors, is it good to book the apartment in Keethi Gardenia?

For concern 4, as per the latest update from the builder, 9 floors is final. Builder has decided to drop the 2 additional floors as lot lot of people who booked flats were against it.

We also visited the site yesterday, and came to know they have increased upto 11 floors, whereas last time when we visited it was till 9 floors..i am not convinced by this as the completion date still he is saying is Aug’13. Please advice

In september 2011, the completion date was March 13, now in December 2011, the competion date is postponed to Aug 13. If you look at work progress the completion date of December 13 is also not feasible
Keerthi builders plans can change overnight. The earlier plan was to have 9 floors. After doing hundreds of bookings and agreements, now suddenly the number of floors is planned to be increased to 11 without taking the concerns of the people who already bought falts from them.
i have booked a 2bhk flat at keerthi gardenia 9th floor (1170 sq. feet). Basic cost including closed car parking is 41 lakhs.

I have booked the flat on 9th floor. I am okay with the changes, as they are planning to increase some amenities. Before two car parkings were available for 3bhks. Now they are planning to give one car parking for 3bhk i guess. So that they will be able to accommodate the remaining car parking area for the new flats.
This was the best project that i found in Marathahalli-Kundanahalli area. Only the problem is with HT wires. But theere legal document which says that the building should be this many metres far from HT wire. As per the document, the project satisfies this condition.The document is there in the legal document provided by them.
The advocate also says that the land documents are clear for the past years.

I have booked on July-August 2011. As my flat was on 9th floor, per sq ft rate was 3175.
Have you received BESCOM approval document from the builder ? They give it to people who has actually booked the flats….The only concern is the HT wires …
Looks like you have paid high amount per SFT. When i called them today, they have told me that the price is INR 3100 / SFT and they are ready to negotiate on this price as well.. !!

Keerthi is a very nice project. Location, Value for money, Amenities etc are par excellent. If only they are upfront in revealing all the information at once, I would have been very happy with Keerthi

keerthi flora is totally different case….that is not the problem of the builder….its o the road side….it may happen everywhere to any builder….the road wideningand all can happen anywhre….before more years how we can predict all those things?
Chitra, I am a resident of Keerthi flora. How can you say its not the fault of the builder. Builder cheated all buyers with brochures showing entire area (in dispute) belonging to them. The claimant of land says that portion of land where apartment is constructed (first 3 blocks) belongs to them. How can you say its not the problem of the builder. Also please note that there is no road widening (actually there is no road there !) happening near the boundary wall in dispute.
I am also interested in this project. Can someone tell the price of 2 BHK including everything?

I am plannning to book Apartment in Keerthi gardenia. As of now they charge me 9 % for Vat and Service tax but the government norms are 8 % .When i enquired the developers say it is the approx value and may changes. When i am entering into aggrements what should be the clause for this ?
Normally developers have the clause that VAT + ST will be as per the prevailing rates on the date of execution of the sale deed (Not the agreement of sale).

Not sure about the school, but there are concerns regarding High Tension wires running over the property. Probably you can share what you have heard out and maybe somebody will be able to confirm it.

The are two boards on the middle of the road leading to vibgyor saying that “it’s a private property and not a public road” which means access to Keerthi via this road is blocked.
Even we saw it stating the property is not a Public Road and belong to some individual. When we called him he mentioned that the entire road from mainroad till the end is property belonging to individuals. Does Anyone has any more updates on it ? If this is the case the road will be blocked and may lead to litigation issues…

No need to worry. Construction under HT wires is not allowed but it can pass through property. They kept ~30ft from HT wires to apartment which is BESCOM approved guidelines. Also reviewing to put some protective mesh below the wires to prevent any unwanted. I have seen properties much much closer than this to HT wires but here it is passing through the venture. That is the only difference.

I have 3BHK flat at keerthi booked at the time of opening but now i can say entire quality is so worst that i never seen such big project should have so much of issues.
1. Non of the wall is straight( inside or outside) (you will end-up by paying more while doing wood work).
2.electric fitting is very bad and missing requested additional points (they have taken money for each extra point). fittings are wrongly placed and now for every correction they are asking money saying what we have requested is at the same place. they told fittings will be of anchor but not sure what they have used within first month switches has broken. every thing is running on single MCB you will see multiple MCB has been installed for shows.
3.till the building is not fully accommodated, but we can see bathroom, kitchen and drawing room walls has seepage.
4. there is no opening for water to go out from balconies.
5. door quality is so bad if you want to put eye piece entire door will get crack.
they have never used any technology to build such big building still you can visit the site and see old style mixer running to build big Tower B slab.
