A BBMP approved project. The project is located right in front of Old Graphite India Factory.
To me project looks very good. But unfortunately I am not able to find anything discussed about this project. I waited for few days and finally decided to start a new thread myself.

Hi All,
We are almost in the final stage of booking a 2 BHK at Aratt Premier, but we heard negative feedback about the area being polluted by Graphite India Ltd. and a grill Painting factory (just beside Aratt).
KSPCB Nov 2016 report says highest polluted area in Bangalore is Graphite India Main road, so I’m worried about this whether to proceed with buying here or not.
But Aratt builders said Graphite India has stopped 90% Production and only office work is going on. Do any of you know if this is True? Please reply with any more info that you may have about this. It will help us a lot.

problem is when construction start then apartment residence will get a problem and even after construction of metro every 5 min you are getting noise it will disturb a lot. no house is recommended within atleast 200 meter of any heavy juction like station bus junction and even heavy trafic signal. it will disturb family a lot.

There were few confusions about the metro, but now everything has been resolved. All the documents have been cleared and construction is going at a good phase. Over all the transaction has been pleasant. Just waiting for the final product.
I just enquired for the SBI loan.Its till waiting up to April to come.Aratt has to clear some more legal entity with SBI.Is there anybody who applied for SBI loan with Aratt premier..

I had applied for SBI loan but as said by you there are some legal documents which were not produced by the builder so the my loan application didn’t get through.
I am not sure if SBI will approve loan for this project in the near future, so i went ahead with LIC instead.

This project has not been approved by any other bank other than HDFC. SBI is refusing to approve for the last 6 months…Aratt is just taking people for a ride. I would never book here.
I still see that only G +4 floors being approved in the plan thats shared. Thats a major cause of worry if one is booking at a higher floor, please double check on that. Also the Metro coming immediately next to it, one has to be clear on the exact area that Metro would look for. While Metro would take 5 years to come, its inevitable that if they want the space, it has to be provided.

I have seen the approved print for G+10 floors with 2 basements. The Aratt guys have provided the BBMP sheet for people who have booked.
As of now ICICI, HDFC and LIC have approved of the loans.
In the pursuit of leaving space for the metro station, they have actualy gone back and covered part of the ground which they had dug earlier.
The work seems to be going okay, if not at a great speed like DNR Atmosphere. They have completed foundation for one side and the L2 basement roofing will start now while the other side foundation is underway.
Are there any others here who have booked this property?
I have booked an Apartment in Aratt Premier recently and I verified all the documents with my lawyer and they have looked good so far. I am not done with verification completely as the lawyer needs some more document which I have requested Aratt to provide.
I have created a new google group “Aratt Premier”. I understand there is one more group Aratt Premier owners. I tried to join and sent request couple of weeks back but its still pending and not sure if that group is still active. Please feel free to join the group and report any progress or issues.
If someone is waiting for SBI approval. I was told by one of the Aratt person that they are no more pushing for that approval as most of the apartments are booked.

The project has been approved for 10 floors. Construction is also going in a decent phase. Just looking forward to the appreciation rate after the metro comes up. Hoping for an appreciation of at least 70% and if lucky more than 100%. The project is approved by HDFC. No complaints about the builder as of now.

Since there is graphite India across the property, the entire area is being polluted with graphite ( like black ash) both inside and outside buildings. To see what a health hazard it is, pls visit the RXDX health clinic right next to keys hotel.. They have pasted photos of how much black ash they sweep everyday and how it is such a health hazard to one and all( they are appealing to graphite India to shut shop). I wouldn’t put mine and my family’s health in jeopardy by buying here, it is carcinogenic and the effects will be seen not now but certainly in a few years.

The main headache was the JDA issue which got resolved 3-4 weeks back. All the approvals are in place and the bank approvals are also done. Pretty content with construction quality. Just cleared all the major hurdles and all we have to do is wait till the project is delivered.

I had booked here some months back and is going to agreement this week. The legal confusions were cleared and hdfc approval is done.Sbi legal opinion was also positive. As per the last price list they were quoting 4550 which I believe is negotiable to some good extend. The price may go up a little more higher after formal Sbi approval comes and commencement certificate is obtained. Location wise it’s good though metro station will be in front of the complex. It doesn’t have much open space but its not that congested as my pov.
Any idea whether the SBI approved ?
Their quoting price is 4500 INR which is largely negotiable. Got all the docs verified regarding the land and the approval. Then they run into some JDA issue even though they claimed they owned the land for 30 odd years. Now they have got an alternative solution for the issue which is registering the property itself as a company which is quite beneficial for us customer. Construction is also going on smoothly.
Major advantage is the metro station near by.
If premier doesn’t work out then you can look for samudhara which is an RTM and brigade waterfront behind premier.

start from inr 3500 ..:-)…thats what i did and they came to some 3600-3700 for investor options where you pay upfront 15 Lacs
When was that Mr.reji? The investor option was available some 6 month or more back at price of 3500 giving 15L upfront. Was it the timeframe you are mentioning ? Did you booked there? If so which floor at what price
yes it started six months back but when I contacted them 2 months back investor flats were still there @3600/sqft…but did not buy as I was not very convinced with their sales guys response on the approvals and what approval he showed me for G+4 floor from BBMP were not the same floor plans as floor plans sent to me over email.
on enquiring i asked why they were different floor plans I was told tony (MD) approved the floor plans which were sent on email and construction will be according to floor plans sent by email.
Another issue of JDA not registered is popping up…give due diligence before you buy.

I talked to them today. Sales person says that all the flats are booked. Only select few remaining. Surprisingly, i received in E-mail that they are offer of no pre-EMI till possession. I could not understand one thing: if property is hot cake as claimed by sales person, then why do they need to extend No Pre-EMI option. Looks something fishy!
Price has been increased from this weekend. They are now quoting 4550 as base price(!) and the No pre EMI offer is also gone! Saw the latest availability list and they got around 20 Flats left. May be the lakefront launch from brigade next to this, made them do so.
With no Pre-EMI till possession advantage a builder get is bank release 60% of Total cost amount one loan is approved. This means he gets 80% at one go. So he doesnt have to borrow loan from bank at a higher interest than hoam loan. Most of builders currently are following this model (Mantri etc). Im sure they stop this offer when they get the money they need.
Visited HSR office of Aratt today and verified the BBMP approvals and plans for the Premier Aratt. G+9 floor BBMP approval document plan was shown and the floor plans are the new ones present in their website and shared with customers. They haven’t got the Commencement Certificate yet and they informed it will be in by 1 month.
Regarding metro the executive told they were informed by Metro officials that a maximum of 21 m may be needed. So they currently started development leaving 31m in the front, not sure whether this includes the footpath.
Another confirmation I got was regarding the BWSSB (Kauvery/Cauvery water), they are not collecting that deposit and after construction the association will have to give the deposits. They will put the pipelines but will not take the deposit.

One of their executive is answering all the questions and also found few topics on aratt’s other new projects and they have got a pretty good responses
I have completed my analysis on Aratt Premier. Here are my concerns:
1) Aratt was holding on to this land for 40 years. Metro is planned in front of Aratt. Metro might acquire some of the builder’s land. Thats explains the sudden activity at the site, just to collect money from buyers before Metro scoops in.
2) Aratt has planned 180+ apartments in 1.6 acres – probably highest by any builder. More units means more booking amount, more bank interest in the bank of the builder.
3) G+10 floors are planned. Not sure if all floors are approved. Nobody has seen the approval documents. Mostly Aratt will collect booking amount and after 2 years return the amount without interest, saying that plan was not approved or cancelled.
If somebody can allay these fears, then I will make full payment in a day.

the approval i saw was for 4 floors only and there is no activity on site too that too the floor plans were different then what approval they had.
Metro station is going to be in front of property as said by sales guy and most probably some part of land will be acquired and they will not get 10 floor approval in front of metro station as per my intuition.
Thanks for your views. I was planning to go for this but the metro and approval issue made me change my mind. I read in a blog that Aratt has a bad history of altering the plan. Hence i am now reluctant to take any risk.

I had visited the site yesterday. The location seems to be good. The project is on the main road. Even i have concerns with the price builder is quoting, it is too high in that place and also there are mixed opinions about the builder. So i am kind of confused about buying flat in the project.
its site between industries…and price is too w.r.t arratt…they were selling at 3500 few months back…..arnd 170-190 apta in 1.5 Acres…too much of crowd

metro station is coming right infront of the apartment. Metro station will be infront of IFB and ARATT Premier.
