As of last week of August 2013. Basic price of Smondo 4.0 is at 3650/- per sft. Closed car park at 2.5 lacs, club house charges of 1.25 lacs.
Sorry to bump such an old thread. But needed some info on Smondo 4.
1. Are any of you guys still invested in this project?
2. Folks who have cancelled their booking, how long did it take for you to get back the amount? Neither Mumbai nor the Bangalore office responds to calls/emails.
3. Who is the point of contact that you are dealing with?

I am a smondoville owner. The quality of construction is very poor, we have not got katha Or occupation certificate till date. They are big time ch****rs , have used China and very low quality fixtures. Definitely this building cannot survive for long years.
My personal feedback, PR does a not have experience in residential apartments, have screwed investors and his personal capital.

I booked a flat in Smondo 4 eighteen months back and so far no approval with them.
They are unprofessional unethical people ch****ng everyone. I have cancelled my flat and still waiting for my refund.
I am following since December for refund and there is no answer. The director of Patel reality Neel Patel is also a big lier. So go ahead and file complained in court.
I would encourage people to spread the message and avoid getting cheated.
I repeat “DO NOT DEAL WITH PATEL REALITY” they are ch****r and unprofessional people. I will be going to court if they dont refund the money soon.

That is really unfortunate. I got my refunding withing 2 weeks of cancellation, I cancelled my Apt around Jun-2014.
You please file a case in Consumer Forum and get the refund. And, there was no cancellation charges for me.

I booked a flat in Sumondo 4 two to three years back. Looking at the progress I was skeptical about the whole thing. I cancelled the booking a year back and haven’t received the refund money as of now. I made several calls to their Bangalore and Mumbai office and they haven’t given any convincing answer till date. Of late they have stopped receiving calls. It’s my sincere advise to everyone that there are several nice properties in Bangalore and no one should risk their money in this kind of a builder. We should get together and get our money back. Please let me know if any group is formed to discuss the same.

I am also in same boat . Since last one year I am hearing same response. I was told the possession date by Dec-16 at the time of booking but no update on agreement till date. I am planning to file a legal complaint if possession is getting delayed beyond 2016. It would be better if all of us gets unite and seek legal action against the builder. In order to make my case strong, I have drafted below email to builder . We all can challenge in court if we have communication proof and possession is getting delayed .

What will be possession date then ? At the time of booking, I have been told tentative date not exceeding Dec-2016. I Believe, Delay in agreement will not extend the possession.But if possession is getting delayed then all direct and indirect loss must borne by Patel Neotown authority and I will have full liberty to seek a legal action against Patel neotown authority under Consumer Protection Act (CPA), 1986.
Do respond with exact possession date else I would consider that Patel Neotown authority has accepted my condition and will be liable to bear all direct and indirect loss due to delay in possession.
I hereby requesting Patel Neotown authority expedite the agreement and possession commitment done at the time of booking. Seeing my income and expenditure , I would not be able to pay the bank loan EMI and rent amount together after Dec-2016.

Best of Luck to the ppl who booked Smondo 4, I booked it almost 1 and a half years back with promise of starting construction in a month. And cancelled July 2014 as the approval were not in table and I am sure this is the same condition existing.

what can be done next now ? The last update i got was they are starting post this Diwali in 2015.
I want to share my experience. As per the developer, the first phase is completed and handed over in Feb 2013 but till now they have not received the Occupation certificate (OC). Everyone knows the importance of Occupation certificate, without this the building can’t be considered as legally completed building. In case of any accident or mis-happening your property will not be covered under insurance. The builder is not taking any responsibility to get the OC. The second phase was known as Smondo 2, which was scheduled to deliver in Sept 2013 but till now the project is not yet handed over also there is no news about the OC and the builder is denying to pay the interest on delayed handover. The third phase is Smondo 3 which is under construction and scheduled for delivery in July 2014. The main problem with this developer is their poor customer service and response to the queries of the customers. This developer lacks professionalism and loyalty to the customers.

Can you please let me know if Smondo 4.0 will be a good choice. Also please let me know if you feel any appreciation/developement will be there for it in next 3-4 years from now.

Any idea about this property? My friends are saying it is a first concept of township in bangalore. Once the Neomall and the IT SEZ companies are operational, the property price will go high.
Is it true that it is KIADB has approved the township approval.

I checked it out before buying prestige sunrise park. The quality and finish is pathetic and some of the things done are beyond common sense ( like no inlet pipe connection for a aquagaurd connection’ duh!). Typical B grade quality and finish. ill not recommend it.
My friend had bought from the first group of flats in the same location. I think that was called Smondoville. It was delivered almost on time. And he is getting good rent offers also. more than 17000.
However, when I went to check Smondo 2.0, they said it was ready to move in but the price quoted was too high for my liking. And it was NOT ready to move in. They still needed 4 months of work. In fact, it is still not complete. They also did not let us see the insides making some silly stories of some other customer. So, I was not impressed.
Recently, I enquired about SMondo 4.0 but the price is more than 30 lakh for a 1 BHK. This is atrocious for that area which is largely undeveloped. Note that 1 BHK is 500-600 sqft SUPER bua. So, the carpet area will be lesser. Essentially, they are charging like 6000/sq ft.
As EC phase 1 is improving, it may still be a good investment option but I am unimpressed.
It seems IT has come to the real estate industry. All this 2.0, 4.0. Seems like some Microsoft launch (hope it is not like Windows 8)..:)

No Idea, when they will start construction, I spoke to the sales team. They said by end of march they will launch this project.
As per the latest update I received from one of the Neotown employee, they will get an update from the legal team by 15th July. After that only they can let us know by when the project will be launched.
I have called them for the 4th time and getting same kind of sh*t…approval has not received and would take 2 months. Is it really so hard? I am seeing others has started the work in same area. Really frustrated.
Big Companies take their own time , they will collect money from Customers and invest in Land somewhere and once the Customer harps , they will start slowely …. Why 4 years required for a 12 to 20 floor Construction ….?? Ideally if they want can do it in 30 months ie 2.5 years…..They make money by diverting ….pls understand the market
