The Address Makers, a real estate firm backed by the Piramal Groups Real Estate Fund has announced the bookings for their new Apartment project to be called ‘The Five Summits’. The project is located at Whitefield, near the Sathya Sai Hospital. The project is spread across 5 acres and will offers 212 apartments in 3 & 4 BHK configurations.

Hi, did you proceed with this apartment. We too are considering this society. I see a lot units up for sale, any reason why so many people are exiting it.
Even we were looking to buy since a year and suddenly many units are available. Something seems fishy. Or is it just covid after effects?
We visited the apartment couple of times and called every listing the websites had. Commonfloor, magicbricks, 99acres – every brokers and owners(there were only couple of owners however, most were brokers). Here is what we found:
The parking seems to have some seepage but nothing to break your head over.
Most of the listing were fake. Each broker would list 5-6 units but when we called they would have only one or two and mostly the 4bhks and the penthouses which have been on sale for long now.
And of the 3bhk units they had, most brokers would have the same unit to show. Probably the owner had many brokers list the same.
Even most the 3bhks that were available were all investor units – unregistered and unoccupied, only purpose was to sell in couple of years.
To conclude, our worry of “many” units being on sale turned out to be a hoax 🙂

There is a burial ground behind the property adjacent to the lake and gopalan’s land. Does anyone is aware if it? If so, is it an old or functional one?
How to have faith in all approvals after having examples of flats demolition for Sarakki, Puttenahalli and Jaraganahalli Lake, as project like this too beside the lake. Anything to worry for Five Summit? What precaution should be taken care?
there has to be 30 metre buffer between lake and any concrete structure … the boundary wall facing lake may be demolished if it is within 30 m
As per NGT, the setback should be 75 meters from lake boundary
You are true my friend. I have got to know that their villas selling at 2 Cr onwards is next to the high tension wire line. It is always dangerous to buy in such a situation. The Lakeview address is next to the lake and when i had been for a site visit, there was a lady Government officer who was investigating and she was telling that they have encroached the lake. Be careful with the lawyers too, they simply give the approval. We need to be very careful before buying the property. Sales team have an attitude and they are money minded.
Hi we are considering buying B-704 in The Five Summits and have paid the booking amount. While we’ve really liked the property, my lawyer has come back saying that Piramal is no way associated with the property except marketing.
When i checked the agreement i too found that Piramal is no way a part of the dealing. The entire dealing or for that matter the agreement is with a person called pawan sony from India homes private ltd. which i believe is a very small builder over last 4-5 years. I hold other property in bangalore but there the agreement clearly mentions the name of the entity and by whom its being represented in the agreement.

Hi priyanka, most important is sunlight, which makes your home bacteria free and full of energy. If you are getting adequate sunlight and enough ventilation you can go for it.

I have seen the model apartment couple of weeks back…it was the bigger 3 BHK..more than 2000 sq ft one…I must say, it was looking great..however, couple of points from my side: Being a new builder, it is doubtful if they could finish on time…their Villa project in Sarjapur Road is delayed by a long way, also the quality of construction of the Villas was poor..they might have sold many apartments by showing a great model apartment, but how this builder would support the residents in case of any problems later(in terms of water, structure related etc) remains to be seen. The location was also good, it was away from the main road but at the heart of ITPL, but some of the apartments might be facing the offices, that needs to be checked by visiting the location, you would not want those huge office complexes to have a conference room view of your drawing room…The price for this complex has already appreciated, it was launched around Rs 4800 but is now close to Rs 6000..hence, my recommendation would be to wait & watch how the apartments come up…one can very well switch to this later if the complex is coming up as expected…there is no pointing rushing at this point, since the prices are already very high..just my thoughts.

Yes… i agree that the builder is new but then location is also good along with good connectivity. I am not sure if it is a good idea to live in such a commercial hub although it is very very peaceful during weekends and feels good to have nice roads next to your apartment …
I have figured out below options and… currently my spouse works in bellandur and i work near HAL airport ..
1. Prestige Jade Pavilion (Possession: Jan 2017)
2. Sobha Marvella (Possession: April 2015)
3. Five Summits (Possession: Jan 2017)
4. Brigade lakefront (99% we are dropping it due to black soot problem from graphite)
5. Salarpuria Senorita (Dropped 1 day before booking due to graveyard at the backside of property)
What do you think is the best option as this is for self use and not investment.
I like whitefield a lot due to brand new roads … less chaos … but then getting out of whitefield via kundanhalli/mahadevpura becomes nightmare during office hours…

Those were the projects I was looking at too. And these are my reasons for each of them.
1 Jade Pavilion – liked the project, decent floorplans would have liked little different and small total unit which is good. but when my friend visited the site, it was in an under developed area through a village. was not very keen on that.
2. Marvella – I needed something for end of 2016 – this wouldnt work.
3. five summits – best connected as mentioned. liked the floorplans, liked the small total units for the project. metro could be near by at some point in this lifetime of mine.
4. lakefront – was not big fan of floorplans. and too many units. we were looking for smaller communities. good location
5. senorita – floorplans didnt match.
6. vaswani reserve – was going to be ready too soon.
These are my thoughts. please let me know what you guys think.
Also, I didnt hear any issue with villa project from address makers. Did anybody else hear about the issue Bikram talks about?
I just got to know that the current rate has shot up to 5640 may go up to 6000 once it is officially launched.

The current quoted price for five summits is 5690 psft. Plus 3BR available are of sizes around 2000 sft which will take a total cost to 1.3-1.4cr. I think it is ridiculously high. So I had to drop out. Total 3BR prices for 3 BR almost are in comparison to Brigade Cosmopolis and Brigade Lake Front. I think all these three are over priced. Any other projects in and around Whitefield and ORR worth considering? I am looking for something which is ready for possession now or will be ready before 2017. Looking for a total cost of 1.1Cr. Please let me know if this is not realistic budget for a 3BR in Whitefield/ORR now a days. Thanks

Yes, price have been increased to 5190. I think prices are linked to number of apartment sold. They had made the first revision (4990) after reaching the target of 50 apartments and then 5190 after reaching 75 apartments. Price will again increase once builder is able to sell 100 apartments.

All these seems like a ticking bomb to me. Every few months price increase, every few days price increase…. What’s happening I reall can’t understand….
Is this the hype, or really happening. I know builders tactics to block some apartments to create false demands…all builders are doing nowadays… But some people are still buying at these hyped up prices…is it worthy to pay so much high costs for 2/3 BHKs.

Dear I too have booked 3 BR. Launch is on 14th Jan as per info I have.
Any idea when model flat will get ready. Piramal is excellent group no doubt about it but progress appear to be bit slow.
Was there on site last week.They have started the work on the model flat / office (Just some foundation work).Not sure how long it will take. Builders usually try to have a model flat by launch . Jan 14th is the date that I have been given for the launch.

this is piramal groups second project into real estate . first one on sarjapur road as luxury villa, which they launched few months back. So as far as delivery is concerned – yes they have not delivered any real estate project yet.

I have booked the apartment, I think it was a good decision considering the following points:
1-> Very well developed area with wide roads and footpaths. The project is not like other A class projects, which from inside the very good but have village look and feel outside the campus.
2-> Extremely good connectivity, in fact Metro station will be right in front of Satya Sai Hospital.
3-> Only 220 apartments with 3 BHK and above are available. This would mean a small complex with like minded people. In fact this point was very important for me, while selecting this project.
4-> Not to mention walking distance from Shopping malls and restaurants.
5-> Good schools in the vicinity.

what is cost u booked ? and what are the other charges involved
I paid 4800 not sure if the price is still valid. Other charges are nominal like Rs 25 for floor rise, VAT, 2.5L for club house, 2.5L for car parking etc.

I just the saw the area where this project is coming up.
1. It is in a lane exactly in front of Sai Hospital in EPIP Zone.
2. The land is at the end of the lane and the road in the lane is good. The length of this lane is about 2-300 meters from the road.
3. The land stretches upto very close to the Total Environment “Windmills of Your Mind” project, means that the back wall of this land is opposite the Total Environment’s project Windmills of Your Mind.
5. From the land you have clear view Prestige Shantiniketan.
6. In-Orbit Mall/Marriot hotel would be 5-600 meters.
7. Park Square Mall 6-700 meters.
8. The BDA approval has come through and the builder is waiting for BBMP approval.
9. The start date of construction is expected Jan 2014 and completion in Jun 2016.
10. The current rate offered is Rs 4800.
This seems to be a good project with a lot of amenities and 80% area is open, I feel this project has potential compared to other projects in vicinity.
1) living on weekend at this location is a fun
2) you can not go out on working day specifically from 9am to 11 am and 5pm to 9pm. Bcoz all road will be jammed surrounding this area.
3) But you can walk during above hrs
