I am a owner of a 2 BHK at Habitat Aster and I am pretty satisfied with the project and the builder. Though there are some petty problems of getting things done, I find the builder to be proactive in solving our problems. An excellent location and decent quality at an affordable cost is the the USP of the project
I’m interested in this project. What’s the current rate which builder is offering ? How’s the overall feedback for this project ?
4600 on paper. But there is a note about that transfer fee in the fine print. 2 BHKs come to 69 L with service tax etc, stamp duty and registration extra. 3BHKs are around 1 crore

They are now quoting Rs. 4150 /- per sft. Isn’t that way overpriced?
Even i feel that. but anyways planning to take a look at the model apartment..but reading the comments from others is making me think twice about even going for a visit
Visited this site last week after reading about it here and took a look at model flats. Frankly, this is an overpriced project given the scope of the project, the total land area, apartment density ( yes even for 64 units this place is crowded, since the place is an elongated rectangle ). This is a typical low end project where entry is through parking on ground floor and as they have no space for swimming pool on ground floor all the amenities including swimming are on first floor. Didn’t get a good feel after going through model flat ( it is still unfurnished ) and was not convinced about quality of construction, views from balconies and windows. Decided not to go for this one. I have seen this kind of projects earlier and the right price should be < 3000 despite the location.
I will have to agree with the above comments after visiting this place y’day.

To my knowledge Habitat’s pricing is quite dearer compared to that of other developers in Whitefield, as i found that others are quoting 6k+ per sft. however even i am in look for my 1st home i am planning to go see the project sometime soon.
The neighborhood is a concern – Metropolis people are facing issues because of that.
Also, god knows if metro will pass through this place or not.

I am interested in booking a flat in this project. But from the comments it seems like there has been some instances of unprofessional conduct by the builder team. Kindly share some experiences and also if this is a good buy.
Kindly check “vat and service tax” calculation, they are charging more than govt. norms.

We have booked 2850 sq feet at 89 lacs plus taxes and fees…So total should work around 1.01 crores.

I am plannig to book an apartment here but the price per Sqft that was quoted to me was 3775/sft. If you can tell me the name of the person who offered you 3700/sqft then it will help.
I am also concerned about the comment that Rohit has made about neighbourhood issues and Metro passing through. Can one of you let me know if you have any details?

I don’t much about aster but i have bought a villament in their Crest project which is just about 2-3 km from Aster on the same road just opposite Zuri. So far my experience with them has been really good, they are were prompt in responses and the construction of Crest project so far is also on time I don’t get such prompt response from top tier builders as well ( probably they are too big and Habitat is still small relatively)
. I hope they deliver the quality they have promised, if yes than there is no doubt in my mind they will go far in the industry. But, can’t tell more about them as in the past they have done only small projects. Crest is their first luxurious project in JV with Pragnya fund.
But do check on your agreement and transfer fee costs. Till date my only complain is an exorbitant 5% transfer fees mentioned ion the agreement which I didn’t realized earlier.
They can sell your blocked flat without any information for more money.
Unprofessional. They don’t know how to talk with clients.

This is a over hiped project which will never make any of the deadlines. I booked a flat in august 2011 by paying 2.5 Lakhs and never heard anything back from builder, when enquired they told its pending approval. There was no planned date when it will be approved, I cancelled the flat as i met 45 days deadline and am still waiting for the developer to return my booking amount. Each time there is a new story. Guys please beware of this unprofessional develoeprs
