Candeur Landmark, Gunjur
I am interested in purchasing this Candeur Landmark project, one of my friend is working in HAL. Some HAL group purchased some portion of land in this project and give for joint development.
I have seen the floor plan and few elevations and approved copy from BDA. But still this project is not yet started their sales. When we approached Candeur sales team, they are saying as per RERA norms once everything is ready they will start sales.
Any guess on launching or pre-launch price ?

I heard this is his 3rd project in Bangalore . I visited his two projects. Looking to invest in this new venture.
As compared to his first project Rise, 2nd one is coming up very well in Mahadevapura. I am looking for 2bhk in Varthur Gunjur area. Any feedback or help in pricing for this new project will be helpful. Or any suggestions for under construction is also appreciable.
We are eagerly looking for the price, still we have not got any update from sales team, We are group of 9 people booked in Candeur Carlisle for self use, we got to know about the new upcoming project looks best place for investment as we heard some IT park is proposed near that vicinity.
So far we are happy with the construction and support by the candeur team, looking forward to get the possession of our project at the earliest.
We two friends booked 2bhk homes in Candeur Rise, land owner share with the coordination of builder . Rise is a decent project in a budget segment of 52 to 55 lakhs for 2bhk in this area.

Recently visited the site office and looks like a good project in a decent location. It’s a 23 floors towers, with more open space. Good thing I liked the most is majority of the flats are opening towards the open area/ Amenities.
Vastu wise it all very good. Sales team explained very clearly what will be provided by the builder and Clubhouse is also under construction. Possession is promised by June 2021.
Looks like a good one.

We booked a 3BHK – 1685 square feet corner flat in Candeur Landmark 10 days back. Quite happy about the choice. It took us almost 3 months to finalize a project. I work in ITPL, my husband works in Intel, outer ring road. We looked at many projects in Whitefield, panathur, gunjur, sarjapur, carmelaram locality.
As per us following Advantages –
1. This area is both close to IT parks and companies in Whitefield and thru the back road my husband can also reach his office in outer ring road. So kind of midway for Whitefield & Outer ring road IT parks.
2. I found the flat layout to be very good, very spacious. One of the main reason us to consider this flat. Unlike many flats we say at least here the builder has used his brain while designing the layouts 🙂
Most of the flats open towards open area/amenities. So flats are well ventilated and lighted. In our flat, we feet we will not need to have even 1 light ON during day time. It is so bright.
3. Price will rise in this locality after this area is fully developed, reselling might not be difficult in the future.
In the negative side –
1. BBMP is slow in providing civic amenities in this area. Of course, water scarcity is there. I felt with so many big projects coming in the vicinity especially the huge project by Brigade, called Cornerstone utopia and its commercial office soon, all these problems will get resolved slowly.
2. Though they are multiple swimming pools and clubhouses; I think amenities are a little less for 800+ apartments. But the ratio is definitely better than brigade utopia. There they are building 4000 flats.
Regarding the price –
We got a very good deal. We availed a group deal program through a company called Zippserv. They have some kind of bulk selling arrangement with candeur and few other reputed builders. Their prices were better than what my husband discussed with Candeur sales people. We had also enquired for Brigade utopia. In candeur, we got the biggest 3BHK for almost the same price as compared to brigade utopia’s smallest 2BHK.
Definitely, there is no comparison, as a project also candeur landmark is not too far behind a much hyped up brigade utopia.
Hope this review helps some other fellow buyers to make a better-informed decision.
Please check if the land documents are proper, Landowner’s adjacent to Candeur Rise property are claiming part of Candeur Rise Entrance/Car DriveWay. We reached out to Varthur police and Builder to get the issue resolved but didn’t get any help from builder in this regard. We will have to take legal action and that will eventually be cost for all residents.
