I am in a process of getting a villa plot around this area.
So, when i was looking in this area, i see this project located in a nice location.
There are many other brigade, salarpuria, pashmina, startlight projects coming in this area.
I guess, location wise this project is the best in that area w.r.t to price.
I see builder is quoting 5690 in the site and project looks prime for completion.
i have also seen, PT which looks completed. But the location is far more deeper into to budigree. Location makes PT a No go.
I heard that this project is good with nice amenities. However the price is still on the higher side.

Hi, I went to celestia and have concern with utility area, adjacent flat windows quite near to each other. Than went for another property Gina shalom Just 500 m on main road. It has obtained OC and the property is in ready to move state.They are providing wooden flooring on both living and main bed. They have other amenities like reticulated gas connection. The bath room have false ceiling with good quality fittings.
I am as well worried about the quality of floor and kitchen tiles used and also the balcony grill..n

I heard from one of my friends that Salarpuria has put very ridiculous looking tiles at Celesta in the bathrooms and kitchens and refuse to change it. This makes it pretty clear that even if you opt for a premium builder you are going to get the same quality as you would from a local builder. Why pay a premium then- just for a clubhouse and some extra park length?
You are correct to say that. The kitchen tiles are absolutely ridiculous. Presently I live in a sub-40L rented apt and here the builder has provided way superior kitchen tiles. Similarly, it was shown that glasses will be provided in the balcony grill. Now they are using sub-standard iron balcony grills. These grills look so bad that even DS Max would have said “NO” to it. DISGUSTING!!! Never expected after spending so much on Salarpuria.
I felt cheated by Salarpuria big time in terms of tiles selection in bathroom & kitchen.

Yes we are. And all that matters is not our names, but the fact that premium payment has resulted in not so premium quality.
And their customer service is really bad as well. Theres apparently a guy called Anil through whom all queries are to be routed and he responds once in thousand times.
I agree with that point. I am an owner in koel block and have been incessantly following up with Anil with no response. I cant go to ulsoor road every time I have a query just to meet if they don’t respond by emails.
I did get a response from him mentioning he was out of office for sometime, so this time I will give the benefit of doubt and ignore my previous comment, but will see how fast the responses come the next couple of times!!

Instead of checking my name on some owner grp you should better go and check the third grade quality of tiles being used. BTW not every one is supposed to be on the Celesta owner Grp.
Also your information is insufficient Celesta owner Grp can exit on FB, google grp and N different forums. I think you are an agent or something because if you would have invested 1Cr + interest from Bank on a flat you would have expected some high quality stuff in return.

I am not an agent i own a flat in CELESTA and its for my own use.
I work for CIPLA old madras road. I bought the flat on Dec 2013.
I Check the property once in 3 months. they completed the Structure in a very short time and quality is very good and they will hand over the project on the agreed time without any delays.
But i have to agree with you that the Kitchen tiles colour is not up to the mark. Its just the look of the tile but the quality is good. You should know the difference between the Look and the quality.

There is a ( Pashmina Waterfront ) which they launched way before the Celesta Launch and they are constructing from Ages with lot of issues. Please check the same Harshasagar reviews on Pashmina
They suppose to give possession this December. But they not even completed the structure and god only knows when they will give the Posession.
And another Property – Monarch – Aqua
They Put up a board even before the Celesta Launch and when i contacted them on Dec 2013 they said all the Lake facing 3 bhks are sold out.
Now they not even started the Construction. Whats the case of booked people.
This was the small scenario of real estate. Nowadays people not even completing and not giving the project on time and cheating them. But you are talking about a simple kitchen tiles.
This is my level of opinion and I am not asking you to agree with me.

If you go to a mcdonalds and pay 75 for a burger instead of a vadapav that you can get for 15, do you expect the complete package or not? If you do not get sauce, do you say, oh ok maybe i should pay 75 more premium and then i will get sauce as well. Are you saying that only Sobha or Prestige buyers who have paid 1 cr+ should get look and quality? Remember that we have paid close to a Cr for “ALL”, not “SOME”.

Understand Haripriya, mostly people will do their research before deciding on the property. I and my friend kept visited many flats ,for 3-4 months, before we decided upon Salarpuria. We decided upon Salarpuria because of the quality they provide. When I talk of quality dont segregate “quality” with aesthetics. Both go hand in hand.I second with @Rahul for his green-yellow-pink example.We know we paid premium charges to book these flats. My market analysis says that we paid Rs 500-700 sft more. Why we did so, because we wanted to be at peace of our mind abt building’s quality. If builder is not paying attention to details about looks of the tiles or grill, I will assume that they are not keen to provide good satisfaction to flat owners. I am an engineer as well, though not civil engineer. Also if builder is not doing something properly its my right to point to him about it. Even If I cant help the situation I will raise my voice. Hope you understand my point.

Please check the agreement where it is mentioned only about 11 floors excluding ground floor. Now the UDS percentage for each flat will reduce. Salarpuria has become just like any low grade builder who is getting greedy. They charge the premium but when it comes to quality and aesthetics, sucks big time. *******DISAPPOINTED*******

Even in the best case this is not worth for investment.Rates in Nov 2013 – 4790/sq.ft (as per Vasanth in old discussions in the same forum) and the current price is 5480/sq.ft.So the difference is 690 which is around 13% for close to 2years. Here I am using the figures purely from the developer and everyone will agree that the buyer will get around Rs.150 to Rs.200 discount any normal scenario.Actually it around 10% for 7 Quarters.

Almost 80% of the project(Apartments), irrespective of Tier1 or Tier2 builder, appreciation is not more than 10% – 15% in the past 2 years. Investing in apartments might be a option to park the black money, but not for investment with hard earned money.
When you get a better interest rate from bank that exceeds the appreciation of the investment, what is the point in taking the risk here.
If you have ready cash, FD gives safer returns. Most go for loan and it might be a good decision of the location is good and they are ready for end use

The question is that to realize this 14%, how much time and energy we have to spend. Time is limited for everyone so time is more precious than money. To make extra 4-5% if I have to spend 6 months (2 months in finalizing builder/apartment+ 2 months to sell + 2 months for tracking project progress), the it is not worth it. Unless real estate is someone’s passion and bread and butter, it is not advisable to waste so much time for a partly return.
Investing in RE is like jumping into a trap..as per research all property prices are going to crash by 50 % ..people cannot afford 50k as EMI and they need atleast 30 to 40 k for running their life.
All builders delay the apartment for few years say 2 or more..The middle class has stopped buying..so better cancel the booking and take the remaning amount.
Well, not really. Everybody says nobody will buy since the past 5 years. Another ten years, they will say nobody will buy. But point is nobody wants to stay in rented accommodation. Indian mentality. There will always be people earning a good amount who will be interested in a good project at a good location. Talk from that perspective.

If someone can afford to buy at these prices and is buying for self-use, he/she should NOT wait. Prices are going to be STAGNANT for a long long time. Wait is useless. Go and gift yourself and your loving family a good house that they can be proud of. This is your utmost duty towards your loved ones.
But buying for investment is a different story. Stagnant prices are one of the MANY reasons why investors must stay away from reality sector. In current scenario, RE returns can’t match with even FD returns. RE investments are mostly in NEGATIVE zone.

Well, economics is a great leveler. We have already seen how just one factor: STAGNANT prices:
1) encourage people to buy for self-use as waiting becomes useless (prices don’t come down) and
2) discourage investors from buying, as there is no long term appreciation of their investment.
And for those who do not fall into either of these categories, i.e who can’t afford to buy their dream house, at least 3 FORCES are at play to help them out of this situation:
1) Builders: By keeping prices stagnant, builders are essentially giving you time to accumulate enough money to be able to afford a house. So, if you have not bought a house yet, nothing to worry. Take your time to amass enough and decide to buy only at an opportune time.
2) Bankers: They don’t charge you interest on your EMIs when you DON’T buy a house. Rather, they pay you interest INCOME while you are in the process of accumulating money for your dream home. They essentially help you to reach your financial target by REGULARLY crediting your account with more money. You see the difference!!!
3) Your Landlord: You must bow down and thank him from the bottom of your heart. He is your messiah in true sense. While you pay 20-25k in rent, he TOPs it up with 60k more, and pays an EMI of 80K PER MONTH, without even seeing any appreciation on his investment. At times, he may seem to be rude with you, but give some solace. He is paying your EMIs after all..!!!
As long as above three forces are working, you should not worry about buying a house. Take your time, do a thorough research, accumulate enough money so as not to pay heavily on EMIs and then decide to buy. No HURRY ..!!
We are in the midst of a golden period of House RENTING: Rents are no where near the EMI outgo. I believe, this may change down the line with professional house renting agencies entering the market. But before that try to utilize it to your benefit to the fullest.

However, if I dont have ready cash but have to take a mortgage for which I have to slog for next 20 years to repay it, I will never go for the upgrade. I value my freedom more over luxury. Why should I mortgage my freedom to fill the coffers of these greedy builders?? Whether I am living in a simple house or a luxury apartment,I can enjoy as much as my body allows. These builders are fleecing people by advertising dreams.

I was shocked to see the housing prices in India was inflating despite a crash in US, and people r defending higher prices in Indian cities than many US cities. I was interested in Old Madras Road because of the Greenery and lake ambience in the area and very good for End users and Investors.
So i did a little research on the Prominent builders on Old Madras Road. like Prestige Tranquilty, Salarpuria Celesta, Brigade golden Triangle and Pashmina Waterfront.
1. Prestige tranquilty – Bit far and in remote Area but the price is worth, Cant imagine of staying there in another 4 -5 years.
2.Salarpuria Celesta – No doubt on a builder or construction quality.The Price is bit high but if you see the Undivded share , amenities , connectivity , and floor plans and the Builder reputation its great deal.
3.Brigade Golden Triangle – Bang on the main road, floor plans are ok good for investment but as for the End users or giving it for Rental we need to think.
4.Pashmina Waterfront – When we compare to above builders i might think not to compare with those. But the Price is great deal. Only catch is Sapoorji Construcions. Already delay in construction. Full on Marketing , feels like Desperate selling.
I am no one to Conclude about on anything but i personally feel Salarpuria Celesta is Very Decent in all aspects. Cheers…….
I agree with you. Last month i booked 3B + 3T with Clubhouse & swimming fool facing apartment. The good part about the floor plan is my all 3 bedrooms are totally private.
As per the builder, i checked the documents and its crystal clear. Since all other properties we have cross after CELESTA. the property is still in city limits.

That seems a little on the high side to me, atleast the floor rise part. And there are lots of extra outgoings too.

Yes they quoted me Rs.5390 per sft but they reduced 150 in total basic cost.
Mine 1873 Sft in total came up to 1.17 Cr ( all inclusive ).
I was also interested in 1716 sft before finalising that came up to 1.08 ( all inclusive )
If you see other builders are charging Rs. 3 Lakh as club membership and amenities fee but this Project charges you only Rs.75000/-

HDFC has mentioned that “Please note Celesta project near BHTTARAHALLI Village (Sy No S NO 49/1A,49/1B & 49/2 ) of SALARPURIA developer is been approved with us subject to original document verification , sharing Agreement, Board Resolutions & ROC document to be shared by developer to HDFC. ”
-which means Salarpuria is pending to show them original documents, and that HDFC has also sent you guys a mail on the same. Can you please ensure this is completed so that customers who approach HDFC for laon for Celesta dont have to face any hassles?

I am no one to comment about any builder ( By mentioning thier names ). But since u asked Salarpuria is better brand and class. Many agree with that. I work for Salarpuria but in open forum i dont like to degrade any other builders.

Yes, I would highly recommend. This area is developing very quickly with several big builders projects either already under progress or upcoming. Apart from Salarpuria brand, this projects proximity to highway and accessibility to Bangalore city center is another positive factor. I was there over the week-end talking to the sales executive. It appears that the model apartment will get ready in next 2 weeks. The price is now Rs 4790/sq ft. I inquired about the water level, and was told that they found the water at 40 feet, pretty unheard of in Bangalore. Not sure if it’s true, but if it is then it’s definitely an added advantage.
Wanted to check if the TC palya main road will be widened ? if so when ? Please anyone with nfo throw some light.
Has anyone yet got allotment letter / agreement letter ?
Myself and one of my friend have booked flat here in mid of August, haven’t yet got any letter.
I heard we get the agreement after paying the 20% down payment amount.
Any update on this? I guess allotment letter will be received after booking, much before the agreement- but even i havent received any letter nor receipt- all that i have currently is the scanned copy of the application form and cheque- also, the cheque hasnt been debited as yet

Negatives of this project:
1. The Road just outside the Apartments is HORRIBLE & full of POT-HOLES.
2. Just next to the Apartment complex lies a dirty , stinking gutter
3. Area around the Apartment complex is not live able, lot of BPL residents in the vicinity
4. Extremely noisy area & crossing signal lies a few 100mts away from Celesta
5. Way too highly priced at 71 Lacs as starting price. Given the area/location/bad roads, price shouldn’t have been more than 50lacs to start with ….
Project is probably ok, but location/area is BAD & Clogged with heavy traffic/rain water over flowing from drains etc. My suggestion is not to go with this project.
50L for an A grade builder near the main road? Lolz, if you go a few 40 kms ahead,somewhere way ahead of Hoskote, then maybe. Even prestige tranquility surrounded by smoky factories is selling at 4000 psf.
Not that i am defending the project , but the fact that this is just 100m from the main road takes care of points 1 and 3 which can be ignored. Didnt see a drain there, but yes if indeed a stinking drain is present then thats an issue.
Agree, I did not see the slums or any drain either, but because the project is quite close to the main road (while not being ON the main road either), i guess the negatives mentioned above can be struck off. If at all the road widening happens as proposed, then all the more better.
I dont think there are any apts from Prestige, Mantri, Brigade, Salarpuria, Purva, Sobha etc in the city vicinity anymore under 60L- you will have to go to interiors of Kanakapura road or Jigani etc for this price.

Beware of Salarpuria group. I have burnt my fingers and lost Rs 25,000. I had booked an partment in Gold Summit project of theirs and the builder did not give agreement for more than 6 months. I had to ultimately cancel my booking. It is our hard earned money.

Ravi, When was it? I didn’t face any such problems. I got my sale agreement within 15 days of booking last year. I will be getting possesion for interiors in october.
Hi Amit, this issue I faced in mid-2011. Since it was delayed for a long time I decided to come out of this project even if they deducted 25K from Booking amount.
Pashmina Waterfront Vs Salarpuria Celestia Vs Prestige Tranquility
Can some one please suggest which one to buy ? I am mainly looking for a 2 BHK and i am aware that Pashmina has only 3 BHK.
The price quoted in Pashmina is 4300 psft
The price quoted in Salarpuria is 4590 psft
Prestige Tranquility is 4000 psft
Also, general comments around this area and scope of appreciation? should i invest or look for some other area in bangalore
Also, any specific points / High tension wires/Litigations against any of these properties ?
For Pashmina – I am aware of HT wires issues.

Compared to all the projects that you mentioned, Salarpuria Celestia is more Close to ORR.
After .5 kms from Celestia ,there is Hebron Towers (on the Main road). If you go further .5 kms, there lies pashmina. PT is too far from ORR
HT wires issue is resolved. The Mono Pole foundation work is on. One can go there and check the progress.

This is going to be a good investment. Bangalore City is expanding towards Hoskote stretch.
Already many builders like Brigade(BGT), Prestige(PT),Hebron Towers, Pashmina Waterfront, etc have established their presence on Old Madras Road towards Hoskote

Price is very high , you will get a 30 * 40 plot in the locality for a lesser price
Friends – You would have noticed that lots of per-launches are happening in Bangalore in-spite of slowdown..We should know why this is happening in India. Recently the cabinet has passed the real estate regulator bill. Now it is in the rajasabha. The bill will be passed soon after that all these mis-selling and one sided agreement is not going to work. The bill will be effective for all the new launches..so the builders has taken advantage of doing a pre-launch of the projects.
Now builders will sell only as per the super-built up area and there is no penalty clause..and you cannot withdraw the amount if they delay the project..So these things are not possible after the bill is passed..Hopefully. so would suggest all our folks in Bangalore not get into
the mode of buying atleast till the bill is passed.. Everyone is assured of hard earned money in case of default by the builder.. this is my honest opinion..
Site is no comparison to a premium apartment. The quality of life will vary.

It seems ‘Robin’ tower if fully booked(told by Salarpuria Sales executive. ‘Robin’ is a premium tower with only 6 flats per floor compare to 8 flats in ‘Pelican’ & ‘ ‘Koel’.
It might be they would sale the ‘Robin’ later but not now.

What abt premium.. i heared for Robin premium is also there.
Premium was based on the facing(inside/outside/lake)
Looking at the indian economy and corruption cases in india..would be very high risk to get into real estate sector..for another 3 yrs its going to be tough.
unless prices come below 50laksh for 3 bhk in bangalore city..things are not going to change.
Do you plan to leave India within next 3 years? If not, then what is the way out ? How do you plan to escape ?
If you anticipate that reality will go down ( and not buy a property of your own ) then rentals demand will increase if not go down and you will continue to pay higher rentals.
Don’t think one should take extreme stance and go against property investment or for that matter any investment. Keep your ears and eyes to grab a good deal!
Keep Dreaming. This is not US. We have thrice the population, and one third land, and that too concentrated in just five big cities. 50 lakh was the price 6 years back. That cant even buy you onions for a life time consumption.

Yes. This will be very good investment as it is located in the upcoming area and price is reasonable considering salarpuria builder. There are already big players like Prestige, Brigade, Manyata and Pashmina who has projects in this location. So, you can expect some growth in this area in next 3-4 years.
But, not sure whether they increased the price now and what is the floor rise charge?
Floor rise charges from 4th flr: Rs30 per floor.
from investment point of view this is not a right place..you can look something in north bangalore
