I’m going to book a 3 bhk flat in Vajram Essenza ,Thannisandra (adjacent to Sobha City).
They are launchng the project on 14/7/2012.
And offered me a price around 3400/ sq ft and some offers on the payment
But I’m unable to fnd any details about the builder. Please help me in finding out .
Has anyone checked the legal documents? They advertise G+13 or 14 floors, however, in their cost sheet and elsewhere it is only G + 9 floors. Does it mean they have not yet obtained the permission for floors above 9? I am new to Bangalore and I have not heard this builder. Is he a reputed builder? Is he an individual or partnership or pvt company or public ltd company? The pricing structure of 40% upfront and remaining 60% after completion also doesn’t look normal, is he a fly by night builder?
Hi Nandama, they are surely not very known builder in bangalore… but looking at their location (next to shobha city), construcion plans and quality, they looks to be good.
apart from that, you are right, they have not got the approval for 13 floors as yet as they say, its in progress. they have got the approval for G+8 floors and so they are selling only 9 floors.
I have paid 2L as booking amount. can anybody tell me , if you have singed the final agreement and paid the 40% amount.

Yes, I agree with you that, the model flat is not ready (I have not checked that recently) but i personally feel that, We should not be behind the model flat also. what is the guarantee that what they are showing in the model flat will be same as the actual house. its not about Vajram, its about any builder.
I personally visited Bhartiya city and saw their model flat, and i was wondering when i cross verified the model flat with the actual floor plan, there was a lot of difference. model flat dimensions were bigger than the floor plans and thats how rooms were looking big.
What we should be checking is: whether builder is genuine or not? how is their construction quality, approvals should be in place, Floor plans, value for money, efficiency ratio etc.
In terms of floor plans, I really liked them, I find price also very competitive, and most importantly, efficiency ratio, its more than 75% which is really good as per market standards.
In terms of construction progress, I had several visits in last 3 months and its really on progress. Generally, builders take a lot of time during excavation and ground floor completion (as we know, foundation is the most imp aspect) but I find them speeding up quickly. Last week i visited the site and found the Block A , beams are in place.
Does anyone know whether the road leading to the main gate (40ft road) of the project is a private road or public road? It is a dead-end road lead to Radhakrishnan’s house. Radhakrishnan owns plots on either side of that road, and he is the one who sold the corner piece to Vajram. If the road belongs to Radhakrishnan, would it create any problem in future?
Project seems promising and good …i have a booking there u can ask me questions abt the project.

The project seems promising and good value for money,as it is adjacent to the socha city.There is a huge price difference between sobha and vajram essenza(bcos of the builder’s brand value).I found this project value for money.

before booking in Vajram Essenza, i have seen other project by this builder, and regarding construction quality, no doubt, its very very very good, i have seen almost all minor / major detail like,
1 – builder is calming, they got all steel material from SAIL ,
2 — they have their own lab for cement / concrete mixture,
3 — checked all electrical wiring, they used brand copper one wired , and the same to be claimed to be used here
Because of locatiojn( Corner site ), adjustment to shobha city, i found this project worth investing it,
I am planning to visit this place over the weekend. Anybody interested in going as a group?

I booked in July, and talk to their, in Sept, one of my friend booked and he got 3300 SFT for 3BHK , probably the same rate you should also get…
